Why this project is worth a look
Genuinely low density
The 600-rai site is planned with only 15% developed land. For a buyer, the value is not the headline percentage itself but the resulting sense of space: forest, water and landscape remain a meaningful part of the estate instead of being squeezed around tightly divided villa plots.
Seven real choices
VANA and NANDA span 325–780 sqm with two, three or four bedrooms. The differences go beyond size, changing storeys, pool length, family spaces and service areas, so a buyer can choose a house around how it will actually be used rather than treating every villa as the same product in a different size.
An estate taking shape
The Community House, JAMPA, pool, children's facilities and nature components already form part of resident life. The Clinique La Prairie resort is treated separately: its own official site states a November 2026 opening, so future medical and longevity facilities should not be sold to a buyer as if they were operating today.
Inland northern Phuket
Thep Krasattri offers a quieter, greener setting than a first-line Bang Tao or Layan address. That can work very well for privacy and long stays, but the trade-off is real: beaches, retail and most off-estate services are reached by car rather than on foot.
Tenure needs diligence
A foreign buyer should separate ownership of the villa structure from rights to the land underneath it. The land title, registered lease term, renewal provisions and succession language belong in the legal review before major payments are made, not as a detail to resolve after reservation.
About the project
Tri Vananda makes more sense when it is viewed as a private inland community rather than a conventional Phuket beach-villa development. The residential estate sits in Thep Krasattri, around Pru Jampa in northern Phuket, on a large landscape of forest, lakes and cultivated land. Montara Hospitality Group is the developer. Owners are buying into a setting where the villa is only one part of daily life: JAMPA restaurant, the Community House, nature areas, a farm and garden, movement spaces and social facilities form the wider estate. The trade-off is straightforward. This is not a walk-out-to-the-sand address and it is not surrounded by a dense tourist strip. A car is part of normal life here, while the estate itself is designed to provide much of the space, privacy and recreation that residents might otherwise look for outside their gate.
The land plan is one of the clearest reasons the project feels different. Tri Vananda states that the site covers 600 rai, or 237 acres, of forest and lakes and that only 15% of the land is intended to be developed. That figure should not be read as 85% private parkland for each homeowner, but it does explain the low-density ambition. The master plan incorporates a wetland nature reserve, farm and community garden as well as walking and cycling activity. For a buyer, the practical consequence is more important than the sustainability language: homes sit within a large landscaped environment rather than a compact gated subdivision. The same scale also means that a car remains useful even within the broader area and essential for beaches, shopping and most services beyond the project.

The current residential catalogue is unusually clear. The official project site presents seven VANA and NANDA layouts, all private-pool residences with two to four bedrooms and built areas ranging from 325 to 780 sqm. The smallest two-bedroom homes are designed as substantial single-level residences, while the largest VANA 4+ and NANDA 4+ are almost 780 sqm, rise over two storeys and add second living rooms, service spaces and 20- to 21-metre pools. In other words, bedroom count alone does not describe the choice. The architecture, circulation and family use change materially from one type to another. Current open-market inventory is also wide in price: FazWaz showed seven villas from THB 44M to THB 113M on 17 August 2026. Those numbers are current listing anchors rather than a developer price sheet, so an available plot, specification and final contract price still need individual confirmation.
The estate also needs to be read in two timelines: what is functioning now and what is still arriving. Tri Vananda's Community House, JAMPA restaurant, pool, children's areas, gathering spaces, farm and nature components have been presented through the project's earlier completed phases and current materials. The Health Resort by Clinique La Prairie is a separate hospitality component of the master plan. Clinique La Prairie's own Phuket page currently says it will open in November 2026 and describes 40 guest pool villas together with medical, longevity, spa, fitness and nutrition facilities. Those hospitality villas are not the VANA/NANDA homes for sale and should not be added to the residential unit count. The distinction matters because buyers can evaluate the existing residential environment today, while the full resort proposition still carries opening and operational timing risk until it is actually in service.
Published unit totals have changed as the scheme has evolved. Montara's April 2024 release said 30 biophilic residential units were under construction in the first phase and that the completed residential estate would contain 70 villas. FazWaz currently lists the project at 77 units, while a much older 2020 announcement referred to a 298-villa master plan. We use 70 as the clearest current official statement specifically about residential villas, but buyers should still ask for the latest phase plan rather than treating a historic master-plan number as inventory. Delivery is similarly phase-specific. FazWaz marks individual current villas as made to order with a 12-month construction period, yet there is no single up-to-date official completion date for every residential home. The November 2026 date belongs to the Clinique La Prairie resort, not to all private residences.
For an international buyer, the legal structure deserves the same attention as the architecture. A villa structure and the land underneath it are not the same asset under Thai law. Foreign nationals do not ordinarily take Thai land directly in their own name. A current Tri Vananda listing states that the villa building may be held by a foreign buyer while the land is used under a long-term registered lease. That should not be simplified into a promise of permanent land ownership. Before committing, the buyer should review the actual land title, registered lease term, renewal mechanics, succession wording, rights over the house and the documents attached to the selected plot. Tri Vananda is therefore best understood as a lifestyle-led, high-value residential choice for people who actively want space, nature and a wellness-focused community. It is less convincing for someone whose first priority is a walkable beach address or a simple rental-yield product with a short, easy-to-model investment story.

Ownership format
A foreign buyer does not normally acquire the underlying Thai land in their own name. A current Tri Vananda villa listing states that a non-Thai buyer may own the villa structure while using a long-term registered lease for the land. The exact lease term, renewal wording, succession rights and title documents for the selected plot should be reviewed before signing.
Home types & sizes
The smaller VANA format combines two principal bedrooms with a large living-dining room, pantry, a multipurpose room by the parking area and a 10-metre pool. It suits a couple or smaller family wanting a substantial private home without moving into the scale and complexity of the four-bedroom residences.
Three en-suite bedrooms, courtyard-oriented spaces, a large living and dining room and an additional flexible room make this the middle VANA option. The 10-metre private pool keeps the plan more intimate than the flagship type. It is the logical step up for a family that needs a real third bedroom without requiring a two-storey 780-sqm house.
A two-storey four-bedroom residence with a second living room, Thai kitchen, staff accommodation and a 20-metre pool. The main living volume rises to 6.7 metres. This is intended for a larger household, regular guests and a service-supported way of living rather than being merely a stretched version of the two-bedroom plan.
The smallest confirmed residence in the current catalogue. It combines two en-suite bedrooms, a 4.3-metre living-room ceiling, an 11.25-metre pool and universal-access design. The current sale listing identifies it as a single-storey villa, making it particularly relevant to buyers who want generous space without organising daily life around stairs.
This two-bedroom NANDA adds interior volume, a 15-metre pool, an approximately 5-metre living-room ceiling and universal-access planning. It remains manageable for a couple or smaller family while providing a stronger sense of openness and a more substantial pool zone than the standard NANDA 2.
A large three-bedroom residence built around a 21-metre lap pool, a tall main living volume and universal-access circulation. In scale it is already close to the larger family houses, but it keeps three bedrooms rather than moving into the four-bedroom, two-storey programme. It works for buyers who value shared space and a serious pool more than maximum room count.
The flagship NANDA is almost the same size as VANA 4+ but follows a different programme: two storeys, two principal bedroom suites, a convertible additional room, a main living volume up to 7.1 metres high and a 21-metre pool. It is designed for a larger household that will genuinely use multiple living zones and the second floor.
Areas and specifications for the seven residential layouts come from the current official villa catalogue.
