Connected northern position

Pru Jampa sits between the west coast, the airport and northern Phuket. It works for households that regularly drive toward Layan, Bang Tao, Laguna, international schools or the airport, provided that a car is accepted as part of daily life.

Private plot living

A private pool, garden and no neighbours above create a level of personal space that a condominium cannot reproduce. The owner takes on the corresponding upkeep, so privacy should be judged together with maintenance cost and the quality of estate management.

About the project

Anchan Indigo I is the first phase of the Anchan Indigo villa estate in Pru Jampa, northern Phuket. This is neither a beachfront resort nor a home embedded in a dense tourist strip. The estate sits in the residential part of Thep Krasattri, with the west-coast beaches and retail reached by car. Its proposition is straightforward: single-storey three-bedroom homes with a private pool, garden and parking. For an owner-occupier, that removes stairs from daily life and gives the living room a direct relationship with the terrace. For a rental owner, it creates a house aimed at one family or a small group rather than at maximising separately rentable rooms.

The first phase must be kept separate from Anchan Indigo II. The current Indigo I line-up contains Types 3A-1 and 3A-3, both with three bedrooms and three bathrooms. Phase II is primarily the larger four-bedroom product. Several portals collapse the two phases into one project called Anchan Indigo and consequently show 79 homes, two different families of layouts and a combined price range. That is more than a naming issue. The size, land plot, pool, price and construction stage quoted to a buyer must all match the correct phase and the selected villa number.

Type 3A-1 is the core first-phase layout. It is offered on plots of about 474–563 sqm, with three bedrooms, three bathrooms, a 4 × 10 m pool and one parking space. The lower published guide on 25 August 2026 is THB 27 million. Type 3A-3 retains three bedrooms and three bathrooms, sits on a plot of about 557 sqm and provides two parking spaces; its stated starting price is THB 30 million. These are not interchangeable apartment plans inside the same building. The real value of a villa also depends on the plot shape, garden privacy, orientation to internal roads and the specification actually included in the contract.

The villa's published built area is not consistent. An early Type 3A-1 plan states 354 sqm, while a later 2025 inventory states 362 sqm. Current listings use both figures, and one listing also gives a slightly different pool dimension. This record therefore does not turn either number into a universal fact. A buyer should receive the plan for the exact villa number, a room schedule and a contract appendix separating the building area, land area, terraces, pool and parking. Without that document, a shared type name can create the false impression that every plot delivers precisely the same property.

Construction status also needs unit-level language. Indigo I already contains completed homes that have been handed over or marketed for immediate transfer. At the same time, the staged construction payment plan remains active and some stock is offered on an approximately 16-month made-to-order basis. The registry therefore uses the conservative project status of under construction, while the actual readiness must be confirmed by villa number. A completed home requires a physical inspection, snag list and handover date. A made-to-order villa requires a programme, delay remedies and objective evidence for every payment milestone.

The architecture is organised around tropical day-to-day living. The main living space opens toward a covered terrace and pool, bedrooms are separated from the busier social zone, and landscaping buffers the house from neighbouring plots. A single level is particularly practical for families with small children, older parents and long stays. The trade-off is the maintenance burden of a large standalone home. Pool systems, planting, roof and exterior finishes, air-conditioning and drainage are recurring responsibilities, so a realistic annual upkeep budget should be prepared before the purchase rather than after handover.

The published 2025 base specification listed the pool, landscaping, air-conditioning, built-in wardrobes and kitchen, while a loose-furniture package was excluded. That is a useful reference point, not a promise for every unit currently on sale. A finished resale may include furniture; a newly contracted villa may use a revised finish schedule or price certain items separately. The specification attached to the contract should identify sanitary ware and appliances, kitchen materials, the number of air-conditioning units, lighting, pool equipment, backup systems and every item the seller treats as an upgrade.

Security and CCTV are listed for the estate, along with parking and a cafe; later project material also refers to a clubhouse, gym, green common space and an estate office. The meaningful question is what is operational today, what belongs to Phase I, who maintains it and whether access is covered by compulsory charges. A private pool and garden carry more weight here than a long resort-style amenity list, yet the condition of internal roads, drainage, lighting and security will still shape the living experience and the eventual resale proposition.

Pru Jampa is a car-based location. The developer's indicative drive times put Layan Beach at about 10 minutes, Bang Tao and Nai Yang beaches at about 15 minutes, Boat Avenue and Porto de Phuket at about 12 minutes, and Phuket International Airport at about 15 minutes. UWC Thailand and Thanyapura are also quoted at roughly 12 minutes by car. Actual journeys vary with route and traffic, and the beach is not a practical walk. The position suits buyers who want to sit between the west coast, the airport and northern Phuket, but it is a poor fit for a household that wants to live without a car or regular driver.

The THB 27 million entry guide should not be applied to every finished villa. Pricing moves with the plot number, construction stage, land size, parking provision, furniture and the seller's timetable. Completed owner resales coexist with developer inventory sold on construction milestones. Before paying a reservation, it is useful to request two separate schedules: developer-held plots and owner resales. That comparison reveals whether a premium is being paid for immediate readiness, a larger plot, furniture or a better internal position rather than simply for the Anchan Indigo name.

For a foreign purchaser, the asset has two legally distinct elements: the land and the building. A foreign individual cannot own the land directly. The usual route is a registered lease of up to 30 years, while the villa structure may be owned separately. The developer describes two contractual extensions after the first term, but that wording is not the same as a 90-year registered right; future renewals depend on the contract, the parties and later registration. Before funds are committed, an independent Thai lawyer should review the plot title, encumbrances, lessor, succession provisions, transferability and the process for selling the house together with the remaining lease term.

Anchan Indigo I makes most sense as a family house in a gated, low-rise estate rather than as a passive financial product. Rental listings and an estate-management framework exist, but public yield claims are not a substitute for a unit-level model. Furniture, vacancy, management, pool and garden care, common charges, insurance, tax and a repair reserve all belong in that calculation. For a lifestyle-led purchase, the case is simpler: three proper bedrooms on one floor, a private pool, and a quieter inland setting that remains within a drive of the west-coast beaches, schools, shops and airport.

Ownership format

A foreign individual cannot own the land directly. The practical structure for a foreign buyer is a registered land lease of up to 30 years, with contractual renewal provisions, plus separate ownership of the villa structure; the developer also presents a freehold route for Thai purchasers. Land rights, building ownership and renewal terms must be checked separately against the selected plot's title and contracts.
