Detailed earlier project reviews also describe a clubhouse, green areas, security staff and CCTV at the entrance and other key points. With 322 homes, those facilities can make a material difference to family use, but they also bring estate rules and recurring charges. Old launch-era reviews published historic common-fee figures; they are not reliable enough to present as a 2026 cost. A buyer should verify the current rate, payment status of the specific property and any transfer-related balance with the estate management documents.

Pricing needs to be separated into developer stock and resale stock. Sammakorn’s live page shows THB 3.99–4.99M and also contains a promotion stating from THB 4.39M. DDproperty’s project page showed sale listings from THB 3.5M to THB 4.6M, while an individual listing dated 18 September 2026 asked THB 4.35M for a roughly 175 sqm, four-bedroom, four-bathroom townhouse. None of those figures is a transaction price. A lower-priced resale may need work, sit on a less preferred internal street or come with different transfer conditions; a developer-held unit may be newer or bundled differently. The developer itself is easy to identify. Sammakorn Public Company Limited traces its housing business to 1970 and remains a listed Thai company with current corporate and regulatory profiles. That history is useful background, but it should not be treated as a substitute for property-level checks. In a completed townhouse estate, the decisive documents are the title and ownership chain for the selected home, any registered encumbrances, the approved building and actual alterations, common-fee status and the acquisition structure available to the buyer. These details matter especially for a foreign purchaser because a landed townhouse is legally different from buying a condominium unit under the foreign quota.

There is also a timing nuance. Independent project databases and launch-era reviews place the original Sammakorn Avenue Suvarnabhumi release in 2018, when sales opened and the estate was described as completed and ready for occupation. In 2026 Sammakorn is still marketing the address and labels it as a new phase. Public information is not detailed enough to treat that phase as a separate project or to assume that every currently offered house was built in 2018.
