The current developer material describes 68 two-storey homes across roughly 21 rai. That scale matters. It is small enough to avoid the feel of a mass-market estate, yet it is not trying to be a 20-home ultra-private enclave. Charn Issara is developing another scheme on the adjoining land, Issara Residence Rama9–Krungthep Kreetha, with 23 much larger residences and a very different price point. The names are similar enough to create genuine search confusion, but the products are separate: Baan Issara currently starts at THB 25 million, while Issara Residence is advertised from THB 85 million. A buyer should therefore compare them as two distinct projects rather than treating one as a phase or upgraded house type within the other.

A49 is credited with the architecture, and the house concept is built around a strong indoor-outdoor relationship rather than a long list of decorative features. Charn Issara describes a double-volume main living and dining area with approximately seven-metre-high glazing facing the private garden. Every residence is advertised with a garden, and at least 18% of its land area is intended for garden and open space. The practical attraction is easy to see: the ground floor should feel visually connected to the plot rather than enclosed by walls. The same design deserves a practical check in Bangkok's climate. Earlier pre-launch material carried a narrower 267–433 sqm range and plots of 61–111 sq wah. Bedroom information also changed from three to four at launch to three to five in the current project description. Those differences are a good reason not to invent a fixed catalogue of house types from incomplete public data. What is solid is the two-storey format, the 68-home count and the fact that these are large family houses. For a live purchase, the sales sheet for the specific plot should confirm the exact bedroom count, internal area, land size, parking provision and any optional specification. Two homes at a similar headline price could differ substantially in plot geometry, garden exposure and position within the site even before finishes are considered.

The Freedom Clubhouse is the clearest point of differentiation in the public material. The published programme describes an activity hub of more than 2,000 sqm, with the private club itself spread over roughly half a rai.
