Why this project is worth a look

True waterfront setting

Serenity sits directly on Chalong Bay rather than behind another development or across a main road. The setting gives residents open-water views and a resort pool at the shoreline. It works best for buyers who value a calm bayfront atmosphere; it should not be confused with owning on a broad west-coast swimming beach.

Unusually large homes

The resale units are large by modern Phuket condominium standards. One-bedroom residences can exceed 100 sqm, two-bedroom units commonly appear around 132–134 sqm, and penthouses go much larger. That makes total layout quality and usable space more meaningful than simply comparing the headline asking price with a compact new-build condo.

An operating resort

The hospitality layer remains active rather than existing only in old brochures. Selina currently markets apartments, penthouses and villas for stays, while the project continues to offer resort-style facilities and services. Owners should still establish which services, management rights and charges attach to their specific unit instead of assuming the hotel package automatically follows the title.

Active resale evidence

There is genuine 2026 resale and rental stock, which gives buyers several points of comparison inside the same development. The units vary materially in size, outlook and tenure. That variation makes a project-wide price-per-square-metre average less useful than a close comparison of the actual residence, title area, condition, view and ownership route.

A documented history

The project can be traced from construction-stage reporting through the Outrigger opening and into today's Selina operation. That is useful because it exposes both what is well established and what remains messy. Unit counts, completion dates and company roles differ across sources, so a careful buyer can see the uncertainty instead of receiving a polished but false single narrative.

About the project

Serenity Resort & Residences is not a conventional residential block with a pool added for marketing. It is a waterfront hotel-residence complex in Rawai on Chalong Bay, reached from Wiset Road, where privately traded condominium units sit within a resort that is still operating as hospitality real estate. The property is currently marketed for stays as Selina Serenity Rawai Phuket. That operating context explains why the same address is associated with condominiums, penthouses, beachfront duplexes, villas and hotel accommodation. A buyer should therefore treat the title and management position of the exact unit as more important than the broad project label.

The development began as Serenity Terraces. Phuket Gazette reported in January 2007 that Serenity Development Group was preparing a 7.2-rai apartment development at Friendship Beach with 63 planned residences: beach lofts, beach duplexes, penthouses, one-bedroom apartments and two-bedroom apartments. By 2008, Outrigger and C9 Hotelworks were describing a 78-unit hotel condominium that would open under the Outrigger Serenity Terraces Resort brand. The change from 63 to 78 is part of the project's documented evolution rather than evidence of a different site. It also helps explain why today's property databases do not all agree on the unit count.

The resort opened in 2009. Outrigger announced a 2 April 2009 soft opening, and a December 2009 update said Phase II had been completed in November and the property was fully open. Modern resale databases frequently show December 2007 as the completion date, while PropertyHub uses 2009. For a buyer, the key point is that this is a mature operating property with no construction delivery risk, but the physical age of the residence, mechanical systems, refurbishment history and any hotel-managed fit-out should be inspected at unit level rather than inferred from a portal's year-built field.

Serenity was conceived around unusually generous resort residences. Early sales material mentioned a 126 sqm one-bedroom apartment and beachfront duplexes of about 220 sqm. Later project profiles and current resale stock add studios, large one-bedroom apartments, two-bedroom homes and penthouses. FazWaz currently shows one-bedroom units around 118.8 to 126 sqm, a 131.83 sqm two-bedroom condominium at the lower end of the asking-price range, 134 sqm two-bedroom units, and a 190 sqm two-bedroom penthouse. In a project like this, bedroom count alone is a poor shorthand for value; layout, title area, terrace or roof space, view, pool access and exact building position matter far more.

The project's defining advantage is the combination of private residential ownership and an established hospitality setting. Current and historical sources consistently describe a waterfront pool, restaurant and bar, gym and wellness facilities, reception, security and hotel management. Selina's live property site still sells stays in apartments, penthouses and villas, so the resort component is not merely a legacy feature from the original launch. For an owner this can support personal holiday use and a serviced-rental proposition, but it also creates an extra layer of due diligence around management rules, operator access, rental arrangements, common charges and what services actually attach to the specific title being purchased.

The word beachfront needs context in Rawai. Serenity sits directly on Chalong Bay, which gives the property open water views and an immediate coastal setting, but this is not the same experience as a west-coast swimming beach. The shoreline and tidal conditions around the bay are part of Rawai's character. Buyers who want a quiet waterfront base, easy access to southern Phuket and a resort atmosphere may value that setting highly. Buyers whose priority is to walk out of the condominium and swim from a broad sandy beach every day should compare the location carefully with Nai Harn, Kata, Karon or other west- and southwest-coast options.

There is active resale stock in 2026. FazWaz shows a THB 11.9 million two-bedroom condominium of 131.83 sqm under the foreign quota, updated about a month before this research. The same project inventory also includes Thai-quota units and a penthouse offered as leasehold. DDproperty has recently shown 134 sqm two-bedroom condominiums at THB 13.5 million and labels the project tenure as freehold. These are not interchangeable legal descriptions. A foreign buyer should first establish the title and quota status of the selected residence, then compare condition and pricing against other units in the project.

Developer attribution is more complicated than a single portal field suggests. Contemporary resale sources such as DDproperty name Villa Comforta Co., Ltd. as developer, and Thai corporate-data services place that company at 14 Moo 5 in Rawai with real-estate and accommodation activities. Earlier project and Outrigger material instead identifies Serenity Development Group as the developer, while a 2014 Phuket News article called Triple C the original developer and manager. We use Serenity Development Group as the historic development brand because it is named in the earliest project-era sources, but we have not found a primary document that maps the legal relationship among Serenity Development Group, Villa Comforta and Triple C. For a resale purchase, the condominium juristic records and title documents are more important than resolving the branding history in isolation.

Ownership format

Current listings in the project show three tenure labels: foreign-quota freehold, Thai quota and leasehold. A foreign buyer can hold a condominium freehold in their own name only where the selected unit can be transferred within the building's 49% foreign ownership quota. The tenure shown for one resale unit should not be assumed to apply to another.

A 26 sqm studio appears in FazWaz's project-level unit mix. It was not the lowest-priced active resale type in the inventory checked for this dossier, so buyers should treat the studio as a documented layout rather than assume one is currently available.

Beachfront duplexes with private pools formed part of the original Serenity Terraces concept and were still referenced when Outrigger prepared the resort opening. That does not mean one is available today.
