About the project

Fantasea Condo Rawai is a two-building condominium development in the Saiyuan side of Rawai, southern Phuket, with completion targeted for Q4 2027. The queue name and several large property portals call it Wyndham Fantasea Condo Rawai, but the developer's current portfolio, the Thai EIA record and the construction permit use Fantasea Condo Rawai without the Wyndham name. That distinction matters commercially. A buyer should not assume that a Rawai unit comes with Wyndham hotel management, a branded rental programme or any Wyndham-backed obligation unless the sale pack contains a specific agreement covering this project. The underlying real estate identity is nevertheless clear because the developer, location, building count, completion target and unit mix all align across the records.

The project has a more concrete regulatory footprint than a typical early-stage launch. Thailand's EIA database names Fantasea Plus Co., Ltd. as the project owner, places the development on Soi Pattana in Rawai, and records it as permitted and under construction. The linked building permit goes further: it describes two eight-storey residential buildings, with 105 condominium units in Building A and 69 in Building B. That gives the scheme 174 units in total and confirms the number independently of sales portals. For a buyer assessing delivery risk, this does not remove construction risk, but it does mean that the basic scale and legal project identity are supported by public documentation rather than marketing alone.

The unit mix is intentionally narrow. Current material consistently shows one-bedroom apartments of about 34 sqm and two-bedroom apartments of about 52 sqm. This makes the project easy to understand and compare, but it also tells you who it is not for. A 34 sqm one-bedroom works best as a compact base for one person or a couple, while the 52 sqm two-bedroom adds flexibility for a small family, guests or rental use without becoming a large full-time home. Buyers who expect a generous second bedroom, substantial storage or a dedicated home office should study the plan closely rather than relying on the bedroom count. In a 52 sqm two-bedroom, furniture dimensions and circulation space matter as much as the headline area.

The live market currently starts lower than many Rawai new-builds. Listings checked on 8 September 2026 show a 34 sqm one-bedroom around THB 3.57 million and 52 sqm two-bedroom units around THB 5.46 million. A developer-linked page advertises an even lower starting figure of THB 3.3796 million, yet the same page contains pricing fields that do not reconcile cleanly and carries some outdated marketing labels. For that reason, the dossier uses THB 3.57 million as the practical lower market anchor rather than treating the lower undated figure as an available offer. The actual transaction price can change with building, floor, view, furnishing package and ownership quota, so the selected unit should be matched to a current price list before reservation.

The payment structure needs a fresh quote rather than a screenshot of an old schedule. Published terms show a THB 200,000 reservation followed by 35% at contract signing, three 15% instalments, then two 10% payments leading into handover. Two of the dated instalments were scheduled for January and June 2026, which are already past for a buyer entering in September 2026. The commercial question is therefore not whether an instalment plan exists, but how the seller reallocates the elapsed milestones for a new reservation today. Before paying the reservation, the buyer should have a written schedule showing the amount due immediately, the remaining construction-linked payments and whether the THB 200,000 reservation is credited toward the 35% contract payment.

Foreign ownership is possible at condominium level, but it is unit-specific. Current listings identify some apartments as Foreign Quota freehold. Thai condominium law caps aggregate foreign ownership at 49% of the total unit area in a registered condominium, so availability cannot be inferred merely from the project being sold to international buyers. The relevant question is whether the chosen unit can be transferred in the foreign quota at the time of completion. A buyer should see the ownership status written into the reservation and sale documentation and confirm the evidence required for transfer, including the foreign-funds documentation normally used for condominium registration. If the seller instead offers leasehold, that should be treated as a different right: a registered lease is generally capped at 30 years, while any renewal promises remain contractual rather than the same as freehold title.

The shared facilities are meaningful for apartments of this size. The project is marketed with a rooftop infinity pool, gym, co-working area, café, children's club, landscaped areas, reception, parking, security and CCTV; a resident shuttle also appears in current project listings. Those spaces can make a compact apartment more practical for longer stays because work, exercise and leisure do not all have to happen inside the unit. They also come with recurring costs. Current project data lists a common-area fee of THB 70 per sqm per month and a one-off sinking fund contribution of THB 700 per sqm. Buyers should treat these as current project terms and check that the final sale documents use the same basis before transfer.

This is an inland Rawai location on Soi Pattana near the Saiyuan–Kata corridor, not a beachfront site. The surrounding area gives access to Rawai, Nai Harn, Chalong and the southern Phuket road network, but published distance claims are inconsistent: different pages quote roughly 600 metres to the Andaman Sea, 1.6 kilometres to Rawai Beach and 3.7 kilometres to Rawai Beach. That spread is too large to present one marketing distance as a reliable fact. Buyers who care about walking access should use the project pin and check the exact route to the beach or amenity they plan to use. The location is better assessed as a Rawai/Saiyuan residential base with driving access around the south of the island rather than as a first-line beach condominium.

Ownership format

Some units are marketed as Foreign Quota freehold. Under Thai condominium law, foreign ownership is limited to 49% of the aggregate unit area in a registered condominium; quota availability must be confirmed for the specific unit before transfer. If the selected unit is outside the available foreign quota and a leasehold alternative is offered, its term and any contractual renewal rights need separate review; a registered lease is generally limited to 30 years.
