The building and the apartments already exist, so due diligence can focus on condition, management and seller documents instead of construction promises. For a 2016 scheme, operational history is now more informative than launch materials.

Sixty-two units make Nai Harn Re-Life more contained than many large Phuket resort projects. The trade-off is that major common-area costs are shared across fewer owners, making reserves and maintenance history worth reviewing.
Observable resale pricing
Studios, one-bedroom and two-bedroom apartments appear in current or recent stock, giving buyers real resale comparables. The useful comparison is between similar title, condition and fit-out — not just the headline price per square metre.
Southern Phuket base
Rawai and Nai Harn work for buyers who deliberately want Phuket's south and access to the beach, local restaurants and services. The condominium is not beachfront, so the actual daily route matters more than a marketing distance.
Title varies by unit
Current listings include freehold/Foreign Quota as well as leasehold stock. A buyer therefore needs to verify the legal form of the exact unit before committing funds rather than relying on a project-level ownership label.
About the project
Nai Harn Re-Life is a completed condominium in Rawai, in southern Phuket near the Nai Harn area. It is no longer a forward-looking development story: the building was completed in 2016, the apartments physically exist, and the market visible in 2026 is predominantly resale stock. That changes what matters in due diligence. A buyer can inspect the actual unit, common areas and day-to-day management rather than relying on a launch brochure. Current structured records on DDProperty, FazWaz and Hipflat converge on 62 units and seven floors. Older narrative descriptions and one other directory show different floor counts, so the discrepancy is kept visible rather than quietly normalised.
With 62 units, the project is relatively small by Phuket resort-condominium standards. That can make the building easier to understand in practical terms: there are fewer corridors, fewer owners and a more contained set of shared facilities. It does not automatically mean lower running costs. In a smaller scheme, a major repair is spread across fewer owners, so the condition of the reserve fund and the juristic person's finances matter. At roughly ten years old, the useful questions are now about waterproofing, pool and plant maintenance, air-conditioning systems in the unit, plumbing, exterior finishes and any larger works already carried out or planned. Those checks tell a buyer more than launch-era amenity lists.

The current resale market gives a workable picture of the unit mix. Listings observed in September 2026 include studios around 36 sqm, one-bedroom apartments around 36–45 sqm and two-bedroom units around 72–80 sqm. Older project descriptions cite a broader 35–100 sqm range across studios, one- and two-bedroom apartments; that is useful historical context, but it should not be confused with current availability. The lowest active DDProperty asking price we found was about THB 3.2 million for a 36 sqm one-bedroom unit. Studios around 36 sqm were listed from roughly THB 3.36 million, while two-bedroom stock was materially higher. On resale, fit-out, furniture, view, floor, title, renovation history and a seller's urgency can explain large price differences between units that look similar on paper.
Ownership needs to be checked unit by unit. Some current DDProperty listings are marked Freehold, a Dot Property listing explicitly refers to Foreign Quota, while FazWaz also shows leasehold stock in the same project. For a foreign buyer, those labels are not interchangeable. Foreign freehold is available only within the statutory 49% foreign quota of the condominium building; if that quota is unavailable or the particular unit is offered on leasehold terms, the buyer is acquiring a different legal position. Before paying a reservation or deposit, the title, quota status and seller's right to transfer should be confirmed for the exact apartment rather than inferred from the project profile.
The building sits in the Rawai/Nai Harn part of southern Phuket. Repeated directory records place it at 14/28 Wiset Road, also referenced as Route 4030. This is not a beachfront condominium. Public listings put Nai Harn Beach at roughly 1.1–1.5 km depending on the source and reference point. For an owner-occupier, that small numerical difference matters less than the real route: road crossings, traffic, pavement continuity and how often a scooter or car is needed. The location makes most sense for buyers who specifically want southern Phuket — Rawai, Nai Harn and the surrounding local services — rather than an urban Phuket Town setting or a west-coast resort strip such as Patong.
The shared amenity set is conventional for a resort-oriented condominium: swimming pool, jacuzzi, gym, parking, security, CCTV and reception or concierge functions appear repeatedly across project directories. Some sources also list an on-site restaurant, bar and hotel management. Those latter items deserve a live check. A completed 2016 building can change operators and commercial tenants over time, while property portals may retain launch-era facilities long after operating arrangements have shifted. A buyer should therefore inspect what is open now, who runs it, whether access is included in common fees and whether any service is contractual or simply present in the building today.
TPG Development Co., Ltd. is consistently identified as the developer by the major project portals reviewed. The Thai government's environmental-assessment owner database separately confirms that a company of that legal name and registration number was incorporated in Phuket in 2015 and remains active. That government company record does not itself identify Nai Harn Re-Life as one of its projects, so the project attribution rests on the repeated property-market records rather than a primary project registry. For a resale buyer in 2026, the developer's construction promise is no longer the central risk, but understanding who built the scheme and what public record exists is still relevant background.
Several portal pages still carry language about guaranteed returns. We did not find a current programme agreement that can safely be attached to today's resale units. A return guarantee is meaningful only when a live contract identifies the counterparty, payment basis, term, exclusions and termination provisions. For a building completed in 2016, an old promotional label should not be priced into a purchase unless the seller can produce a transferable and enforceable agreement. The more defensible way to assess Nai Harn Re-Life today is as an established resale condominium: compare the actual acquisition price, achievable rent for the specific unit, common charges, management execution, vacancy risk and eventual resale demand.
Ownership format
Foreign freehold is available only within the building's 49% foreign quota. Current Nai Harn Re-Life listings show both freehold/Foreign Quota and leasehold stock, so the title must be checked for the selected unit.

A compact layout that appears repeatedly in current listings. When comparing two studios, condition, furniture, floor and title can matter as much as the asking price.
