FazWaz listings checked in September 2026 show units around 120–130 sqm, while PropertyHub carries two-bedroom examples at 120, 125 and 138 sqm. That amount of internal space is one of the project’s most distinctive practical features. Buyers comparing Rawai Seaview with newer Phuket condominiums should therefore compare usable living space and layout quality, not simply the headline purchase price. For a household planning to stay for longer periods, two proper bedrooms, a larger living area and more storage can matter more than newer shared facilities.
The lowest confidently matched resale asking price found at the time of research was THB 8.5 million for a two-bedroom unit of roughly 125 sqm on FazWaz. Other live listings for the same condominium sit higher, including THB 9.5 million for 125 sqm and THB 11 million for 120 sqm on PropertyHub. These are asking prices from individual resale listings, not a developer price list. Floor, orientation, renovation, furniture, tenancy and seller motivation can all change the figure materially. The starting price in this record should therefore be read as a market entry point on 7 September 2026, not as guaranteed stock at a fixed price.
Ownership is more straightforward than it would be for a villa with land, but it still needs unit-level verification. DDproperty and PropertyScout list the condominium as freehold, and current FazWaz advertisements include units marked Foreign Quota. Thai condominium law allows qualifying foreign buyers to own condominium units in their own name provided foreign ownership in the registered condominium remains within the 49% statutory cap by aggregate unit area. A project being a freehold condominium does not mean every resale unit is automatically available in the foreign quota. Current listings also include Thai Quota stock, so the juristic person’s quota certificate and the selected unit’s title position need to be checked before money is committed.
The shared amenity package is functional rather than resort-scale. Multiple sources confirm parking, 24-hour security, CCTV and a gym. PropertyHub and individual apartment descriptions also identify a swimming pool. This is enough to support normal residential use, but the project should not be compared with newer lifestyle compounds on the assumption that it offers extensive club facilities, children’s zones or hotel-style services. For a building completed in 2012, the present condition of each shared facility is more relevant than the original feature list. An in-person inspection should look at maintenance quality, access control, lift operation, parking practicality and any visible signs of deferred capital work.
The age of the condominium can be useful because a buyer can inspect the building as it actually performs. Noise, ventilation, water pressure, corridor condition, parking behaviour and management standards are observable rather than promised. The same age also means that larger maintenance items may already have occurred or may be approaching. A serious resale review should therefore include the common-area fee, any arrears attached to the unit, recent owners’ meeting minutes where available, major repair decisions and the position of the sinking or reserve fund. Those records can reveal more about future ownership costs than a renovated kitchen or staged furniture package.
Views need to be treated as unit-specific. Current advertisements refer variously to partial sea, mountain, garden and pool outlooks. The word Seaview in the project name is not evidence that every apartment has an unobstructed sea view. Floor level and orientation make a significant difference, and the surrounding built environment can change over time. If the outlook is central to the purchase decision or the rental proposition, the buyer should verify it from the exact apartment, ideally at different times of day, and should avoid paying a blanket premium simply because the condominium carries a sea-view name.
Rental listings show the same unit-level variation. FazWaz displays an entry point around THB 28,000 per month, while recently refreshed PropertyHub advertisements for two-bedroom apartments sit roughly in the THB 35,000–50,000 per month range. These are asking rents, not evidence of achieved occupancy or guaranteed yield. Differences can reflect size, renovation, furniture, lease length, season and landlord pricing. A buyer considering rental use should test the selected apartment against a realistic long-term rent and the full ownership cost base before drawing a return conclusion. Aggregator yield estimates are therefore not carried into this project record.
Rawai Seaview is best understood as a completed residential resale option for buyers who value space and the Rawai side of southern Phuket more than a new-launch experience. There is no construction schedule to wait for and no standard developer inventory to choose from. Instead, the decision quality depends on matching the right apartment, checking its physical condition and confirming the ownership route. That can be attractive for buyers who want to see exactly what they are purchasing, but it also means two apartments in the same building can be very different propositions once renovation quality, quota status, outlook, occupancy and seller terms are taken into account.

A foreign buyer may own a unit in their own name only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium.
