Inspect What Exists
The Beachfront is already built and operating, so a buyer can test the investment thesis against the real property rather than a sales deck. The view, corridor condition, pool areas, hotel traffic, road access and unit fit-out are all observable. That removes construction-delivery risk but not transaction risk: the individual title, quota, arrears, juristic rules and any management agreement still matter, particularly in a development that combines private ownership with hotel operations.
Resort Infrastructure
The operating environment is more service-heavy than a standard low-rise condominium. Reception, dining, pools, fitness facilities, children's areas and guest services are part of the property's current identity. That can make a second home easier to use and can support short-stay appeal, but owners need to know which services belong to the condominium common property, which belong to the hotel business and which are available only through a separate commercial arrangement. Convenience has value only when the rights and charges are clear.
Visible Resale Market
Current asking prices provide a real benchmark rather than a historic launch price. Around THB 4.1M is the lower edge of the visible resale market on 9 September 2026, with studios around 33 sqm and one-bedroom units around 44–53 sqm appearing most often. The range is wide enough that buyers should compare view, floor, renovation, furniture, quota and owner costs before treating any single listing as 'cheap'. The project is established; pricing is now unit-by-unit.
Rawai Bay Position
The setting suits buyers who actually use southern Phuket: Rawai, Chalong, the piers and the road network toward Nai Harn and Promthep. Direct waterfront access is genuine, but this is the Chalong Bay side rather than a classic west-coast swimming beach. If the plan is to step from the lobby onto Nai Harn-style sand every morning, the location will disappoint. If the priority is a waterfront base with resort services and driving access to several southern Phuket destinations, it is much easier to justify.
Legacy Deal Structures
This project has been marketed through more than one investment story over time, including branded hotel management and later tokenisation material. Hong Kong's SFC also lists a same-family Beachfront real-property product in its suspicious investment product alerts. Those facts do not decide whether a specific condo resale is good or bad, but they change the diligence standard. A present-day buyer should value the apartment from its title, actual rent and costs, while treating any legacy guarantee, pooled return or historical operator promise as a separate claim that requires fresh documentation.
About the project
The Beachfront is best understood as an existing resort condominium rather than a conventional residential block. It sits on the Rawai side of Chalong Bay in southern Phuket and is consistently described by current property platforms as a four-storey, 220-unit development completed in October 2019 by Blue Horizon Co. Ltd. The physical project is no longer something a buyer has to imagine from a brochure: the buildings, pools, hotel reception, restaurants and operating environment can all be inspected today. That matters on the resale market because the real question is not whether the promised resort concept will be delivered, but how a specific privately owned unit fits into a functioning hotel-style complex and what rights, costs and restrictions attach to that particular title.
The address is 25/46 Moo 5, Viset Road, Rawai, Mueang Phuket, Phuket 83130. This places the project on the eastern Rawai shoreline facing Chalong Bay, not on Nai Harn Beach. The distinction is easy to miss because the name is literal — the complex does have direct shoreline access and the operating hotel promotes its waterfront setting — yet buyers who picture a broad swimming beach outside the lobby may be expecting the wrong product. The hotel's own location guide puts Nai Harn Beach and Promthep Cape roughly fifteen minutes away by road. For owners who value bay views, access to Rawai and Chalong, the pier network and a quieter resort base, that geography can work well. For someone whose daily routine revolves around swimming at Nai Harn, Kata or Karon, transport is part of the lifestyle equation.

The secondary market provides a clearer pricing signal than the project's historic launch material. On 9 September 2026, current listings start at roughly THB 4.1 million. The active stock we found is concentrated in studios of about 33–33.55 sqm and one-bedroom units of about 44–53 sqm, with asking prices in the visible sample extending to about THB 6.89 million. These are individual resale asks, not a unified developer price list. Renovation quality, floor, outlook, furniture, title quota and seller motivation can all move the number materially. A low asking price should therefore be treated as a search anchor, not as a valuation conclusion. The most useful comparison is between specific units after confirming their title, foreign quota position, condition and recurring costs.
A common-area fee of THB 55 per sqm per month is repeatedly stated on project-linked property listings. That gives owners a useful baseline, but it does not answer the full operating-cost question in a hotel-managed setting. The Beachfront Hotel Phuket is actively trading in 2026 with a 24-hour front desk, pools, fitness facilities, dining, a beach bar, children's facilities, parking and guest services. Some of those functions serve hotel guests, some support the wider complex, and the commercial arrangement between a private unit owner and hotel operations may depend on the unit and contract. Anyone underwriting the property for rental should ask for the condominium juristic person's latest budget and rules as well as any separate management agreement, commission schedule, utility treatment and restrictions on owner use.
The hotel's accommodation inventory is broader than the resale condominium stock visible today. Its current website markets rooms around 26–35 sqm, one-bedroom configurations around 35–47 sqm and two-bedroom suites at 110 sqm, including pool-access and sea-view variants. That is useful evidence about how the property is operated, but hotel room labels should not be copied directly into a title schedule. A 110 sqm two-bedroom hotel suite may exist as guest accommodation without proving that an equivalent unit is currently available for sale under an individual condominium title. For this dossier the confirmed resale mix is therefore deliberately narrower: studios and one-bedroom units. The hotel categories are a clue for inspection, not a substitute for Land Department and juristic-person documents.
Foreign ownership is possible here in principle because current listings are sold as condominium units and several are explicitly advertised within the foreign quota. Thailand's condominium framework allows foreigners to hold freehold title in their own name while foreign ownership remains within 49% of the building's qualifying unit area. The exact position is unit-specific and time-sensitive. One of the syndicated resale units appears with conflicting quota labels across different portal copies, which is enough reason not to rely on an online badge. Before paying a deposit, the buyer should see the unit title deed, the seller's identity, any registered encumbrances, a fresh confirmation from the condominium juristic person that foreign quota is available for that transfer, and the banking evidence required for a foreign freehold purchase.
The project's history adds another due-diligence layer. Earlier Blue Horizon material presented The Beachfront through multiple phases, condominium and villa components, branded hotel management and investment programmes. Best Western Plus The Beachfront opened in 2019; the property now trades under The Beachfront Hotel Phuket name. Historic publications do not agree on the phase and unit counts, with figures ranging from a 190-unit three-phase scheme plus a proposed expansion to other configurations above 220. Current property databases are much more consistent at 220 units over four floors, so that is the figure used here. The older numbers are not averaged away: they are treated as evidence that buyers should match the title and building they are actually acquiring rather than relying on legacy master plans.
There is also a regulatory history that deserves to be visible rather than buried. On 25 March 2022, Hong Kong's Securities and Futures Commission placed a product named The Beachfront Ocean Front Condominiums and Villas on its Suspicious Investment Products list and identified Blue Horizon Developments and The Beachfront Project Co., Ltd. as operators. The SFC explains that products on this list have come to its attention through enquiries or complaints and may resemble unauthorised collective investment schemes or other financial products with suspicious features in the Hong Kong market. That is not the same as a ruling that a Rawai condominium title is invalid, nor does it establish that every present-day resale unit was part of the product. It does mean a buyer should separate ownership of the physical apartment from any historic rental guarantee, pooled investment, tokenisation or management proposition and have the current deal reviewed on its own documents.
For a buyer who wants a completed southern Phuket property with hotel services and a waterfront setting, The Beachfront can be assessed on tangible evidence: inspect the unit, walk the common areas, test the drive to the places you actually use, read the juristic rules and compare real rents with real owner expenses. Its complexity is also tangible. The project has passed through branded hotel operation, multiple marketing phases and investment narratives, while private condominium resales continue alongside the hotel. That combination is not automatically negative, but it makes document discipline more important than usual. The right purchase case is built from the specific unit's title, quota, price, condition and management terms — not from the project name, a legacy yield promise or the fact that a hotel reception operates downstairs.

Ownership format
A foreign buyer may hold a condominium unit freehold in their own name while the building remains within Thailand's 49% foreign ownership ceiling. Current The Beachfront resale listings include units advertised as Foreign Quota, but syndicated copies do not always agree on quota status, so the condominium juristic person's current quota certificate should be checked for the exact unit before transfer. If foreign quota is unavailable, any leasehold alternative needs to be documented and reviewed separately rather than assumed from a listing.
Unit types & sizes
This is the clearest entry-level resale format currently visible at The Beachfront, with asking prices starting around THB 4.1M. Floor, outlook, renovation quality and the live foreign-quota position can matter more than a small difference in size, so two similar studios may still be very different purchases.
One-bedroom resales currently appear in several sizes and outlooks, with visible asks roughly from THB 4.5M to THB 6.89M. At this level the spread is driven by more than floor area: refurbishment, floor, view, furnishing and title status can materially change value, so side-by-side unit inspection is more informative than a project-wide price-per-sqm average.
The operating hotel markets a broader accommodation range, including rooms around 26–35 sqm, one-bedroom configurations around 35–47 sqm and two-bedroom suites at 110 sqm. Those categories describe hotel inventory rather than proving a matching individual condominium title.
