About the project
Saturdays Residence is a completed low-rise condominium in the Rawai–Saiyuan area of southern Phuket. It makes more sense to view it as a residential development with an operating hospitality layer than as a conventional apartment building with a shared pool. Units are individually owned, while reception, food and beverage, housekeeping and other guest-facing services continue to operate on site. That can be attractive for a second-home buyer who values an established service environment. It also shapes the atmosphere: permanent owners, longer-stay tenants and shorter-stay guests can use the same common areas. Anyone looking for a strictly residential building with minimal visitor turnover should judge the day-to-day environment in person.
The project was completed in September 2016 and contains 119 units across four residential floors. The developer is The Attitude Club Co., Ltd., a Phuket business whose history dates to the late 1990s and which continues to keep Saturdays within its hospitality and property portfolio. The development has not simply gone quiet after the original sales period; it remains an operating place to stay. For a buyer, that maturity changes the due-diligence focus. Instead of relying on launch renders, you can inspect how the façades, corridors, pools and landscaping have aged, watch how reception functions and get a feel for actual guest and resident traffic.

The original unit range is unusually generous compared with many newer resort condominiums. A one-bedroom layout is 57 sqm, while two-bedroom units are 80–86 sqm. Both include a separate living area, kitchen and balcony or outdoor terrace, and the two-bedroom format has two bathrooms. These are not micro-units designed only for short stays; the layouts provide proper cooking space, a refrigerator, washing machine and room to live for longer periods. Resale stock shows some measurement variation, with one-bedroom units around 56.2–56.4 sqm and two-bedroom apartments reaching roughly 94–98 sqm. Those larger figures should be treated as unit-specific until the title-deed area and actual floor plan are checked.
The common facilities are a meaningful part of the proposition. There are two long swimming pools of roughly 24 and 25 metres, saunas, a gym, library, meeting space, restaurant and café, along with massage, shuttle service, a children's area, parking, 24-hour security, CCTV and reception. For a second-home owner, that can make occasional stays easier because the service ecosystem is already in place. The cost side deserves equal attention. A common-area fee of THB 60 per sqm per month and an original sinking-fund contribution of THB 500 per sqm are published for the project. A buyer should still confirm the current rate, reserve position and any special assessments with the condominium juristic person because mature buildings can revise budgets through owner decisions.
This is not a literal beachfront location. The project address is 136/275-276 Moo 4, Soi Saturday, Saiyuan-Kata Road, Rawai, Mueang Phuket, Phuket 83130, Thailand. Rawai Beach is about 3.4 km away, and the surrounding beach areas are generally reached by a short drive. In practice, Saturdays works as a base between Rawai, Nai Harn, Chalong and the roads towards Kata rather than as a building where the beach is outside the lobby. Restaurants, groceries, beaches and piers are spread across the wider district. A car or scooter makes the location materially easier to use; buyers who prioritise daily walkability to the sea should test the actual route before committing.
By 2026, Saturdays Residence is primarily a resale market. On 7 September 2026, an active 57 sqm one-bedroom unit was asking THB 6.15M. Other visible one-bedroom offers sat around THB 6.49M to THB 7.76M, while fresh two-bedroom listings started at roughly THB 9.9M and moved above THB 11M depending on size, floor, outlook and condition. That provides a useful market frame, but bedroom count alone is not enough to compare two units here. An upper-floor apartment with an open outlook, a pool-oriented unit and a lower-floor apartment in another building can have meaningfully different appeal even when their headline specifications look similar.
Foreign ownership is possible, but the status of the exact unit matters. Under Thailand's condominium rules, foreigners can own units outright within a foreign quota capped at 49% of the condominium's total unit area. Saturdays Residence has resale units marketed within that foreign quota, so foreign freehold is a practical route in the project, not merely a theoretical one. The quota changes as transfers occur, however. Before paying a material deposit, the buyer should obtain confirmation from the condominium juristic person and review the title deed. If a particular apartment sits in the Thai quota and is instead offered through a long lease, that is a different legal position and should not be presented as equivalent to foreign freehold.
Older investment marketing needs separate treatment. Project feeds still carry a '6% guaranteed return for two years' and the original primary-sale schedule of THB 500,000 reservation, 30% on contract and 70% on handover. For a development completed in 2016, those terms read as legacy launch information rather than a live 2026 resale offer. If a seller says a particular unit remains inside a managed-rental programme, the buyer should ask for the current contract, counterparty, remaining term, calculation base and owner expenses. The fact that hospitality services still operate on site does not mean every owner receives a guaranteed yield.
The strongest case for Saturdays Residence is therefore maturity rather than novelty. A buyer can inspect the real buildings, pools, service operation and the exact apartment, and there is enough resale stock to understand how different units are being positioned. The trade-off is that a roughly ten-year-old project deserves more attention to engineering, waterproofing, common-area condition, reserve funding and the possibility of larger future repairs than a fresh handover. It can suit someone who wants a spacious resort-style home in southern Phuket with an established service environment and the flexibility to use the unit personally or rent it. It is less compelling for a buyer focused on a brand-new warranty, purely residential quiet or walk-out beachfront access. The decision should ultimately be made at unit level: building position, outlook, condition and ownership status matter as much as the project name.
