Setthasiri Ratchapruek - Sai 1 is a completed low-rise detached-house community by Sansiri in Phasi Charoen, on Bangkok’s western side. The product is much closer to a large family home than to the holiday-villa idea often associated with Thailand: every house is two storeys, with four or five bedrooms, five or six bathrooms, a separate family area, staff space and parking for three or four cars. Sansiri lists 136 homes across roughly 74 rai 2 ngan 49.37 square wah, with four standard house designs ranging from 302 to 499 sqm of usable area and plots broadly advertised at about 100–220 square wah. As of 8 September 2026 the developer marks the project as completed and ready to move into. That matters because buyers can inspect the actual streets, common areas, neighbouring plots and a specific finished house rather than making a decision from a launch brochure alone.
The location needs to be understood as a road-led part of Bangkok rather than a walk-to-rail neighbourhood. The site sits off Bang Waek Road in Khlong Khwang, Phasi Charoen. Sansiri’s live location section places Phutthamonthon Sai 1 about 980 metres away, Kanchanaphisek Road about 1.5 km away and Ratchapruek Road about 3.4 km away. MRT Phasi Charoen is listed at roughly 4.7 km, while Bang Wa station is about 6.4 km from the project. Those distances make private transport the more natural everyday option for most households, especially for school runs and trips to larger retail centres. The trade-off is straightforward: this is a substantial detached home within Bangkok’s administrative area, but it is not a central-city or transit-first product.

The house range is easy to understand once the four plans are separated by family size. Behrens is 302 sqm with four bedrooms, five bathrooms and three parking spaces. Gropius expands the usable area to 340 sqm while keeping the same headline bedroom and bathroom count. Neufert moves to 428 sqm with five bedrooms, six bathrooms and four parking spaces, and Schinkel reaches 499 sqm with the same five-bedroom, six-bathroom and four-car configuration. All four plans include living space, a dedicated family area and staff accommodation in Sansiri’s published specifications. The project does not publish a fixed plot size for each house model, so two homes with the same plan can still differ materially in land area, orientation and position inside the compound. That makes the lot itself as important as the floor plan when comparing actual stock.
The common facilities are designed around long-term family use. Sansiri lists a clubhouse, a large garden, a salt-water swimming pool, a children’s pool, fitness facilities, a playground, meeting space, a multi-purpose common area and the Sansiri Backyard growing area. The developer describes the combined clubhouse and common green zone as more than 8 rai. With only 136 homes, those shared spaces are a meaningful part of the living environment rather than a token amenity list. A buyer should still judge them house by house: being next to the clubhouse may be convenient for one family and too active for another, while a quieter internal plot may be better for privacy. The project also advertises 24-hour security and Sansiri’s LIV-24 system, but service scope and current estate fees should be confirmed from the actual management documents.
Pricing is less tidy than a single starting figure suggests. Sansiri’s live project headline shows prices from THB 23.9M, yet the same developer page currently carries lower offers tied to specific houses. As of 8 September 2026, house 19/96 at 302 sqm is shown at THB 20.9M; house 19/94 at 340 sqm at THB 21.9M; house 19/106 at 428 sqm at THB 26.9M; and house 19/105 at 499 sqm at THB 32.9M. These are unit-specific offers connected to a particular plot and promotion rather than a permanent model-by-model price list. Third-party portals show even lower asking prices in some cases, but those can mix developer stock, resales, duplicated agency feeds and older promotions. For a registry field, the cleanest lower anchor is therefore the current developer-listed THB 20.9M offer, with availability and final terms checked again before any reservation.
Construction history is another area where primary and secondary sources do not line up perfectly. Sansiri’s brochure states that construction began in November 2022 and that the common areas were expected to be completed around November 2025. The current Sansiri project page now marks the development as completed and ready to move into. Other portals variously cite 2024, 2025 or partial completion in 2026. For a buyer, the practical answer is not to rely on a date label: inspect the selected house, verify that the common facilities are operating, and review the handover documents for that property. The registry therefore follows Sansiri’s current completed status while retaining November 2025 as the primary-source milestone from the brochure.
Foreign ownership requires a different conversation from the one a Thai buyer would have. A foreign individual cannot normally take direct title to the land under a detached house. Thai law contains narrow exceptions, including a route linked to a substantial qualifying investment and ministerial approval, but that is not the standard purchase structure for this type of project. Sansiri’s public project materials do not publish a dedicated foreign-buyer arrangement or the title type for each individual plot. A portal may label the project tenure as freehold, but that describes the underlying tenure and does not by itself make the land directly registrable to a foreign buyer. Before paying a reservation, the buyer needs the specific land title, registered owner, encumbrance position, sale or lease contract, and—if a long-term land lease is proposed—the registered lease term and the legal position of the building itself.

If a registered land lease is used, a single lease term is generally capped at 30 years; any later periods depend on the contract and the landowner’s consent, while ownership of the building itself must be checked separately.

The smallest plan in the range is still a substantial family house, with four bedrooms, a separate family area, living space, staff accommodation and parking for three cars. It suits buyers who want the project and a large detached-home format without moving up to the five-bedroom plans. As of 8 Sep 2026, Sansiri showed house 19/96 at 302 sqm for THB 20.9M; that price belongs to the specific house and plot.
Gropius keeps the four-bedroom, five-bathroom configuration but adds usable area over Behrens. Sansiri also specifies a family area, living room, staff space and three parking spaces. It is the middle option for a household that values larger shared rooms more than an extra fifth bedroom. House 19/94 at 340 sqm was currently shown by the developer at THB 21.9M.
Neufert is the first five-bedroom plan, with six bathrooms and parking for four cars. Together with the family area and staff accommodation, it is better suited to a larger or multi-generational household than the two smaller plans. Sansiri’s current stock showed house 19/106 at 428 sqm for THB 26.9M. Plot size still needs to be checked for the individual house because it is not fixed by model.
At 499 sqm, Schinkel is the largest plan: five bedrooms, six bathrooms and four parking spaces. Its advantage over Neufert is not another bedroom but the greater overall volume of the house and more room for family and service functions. The brochure lists two staff rooms while the current web page does not specify a number, so that detail is deliberately not carried into the core specification. House 19/105 was listed by Sansiri at THB 32.9M.
