Why this project is worth a look
A community you can walk
With 28 houses in the developer’s published plan, the estate is small enough to tour properly. Its scale makes the shared garden, security operation and neighbours more tangible, though none should be judged on brochure language alone.
Space with distinct choices
Three original designs offer the same basic bedroom count but differ in parking, service accommodation and a private pool. The right layout depends on how the household lives, not which model carries the highest floor-area figure.
City access by road
Seri Thai Road is at the entrance, giving drivers access to a familiar east-Bangkok road network. Daily rail commuting is a separate question, as are road noise and the position of a particular house.
Inspect before committing
Unlike a launch-stage development, this estate can be assessed as a lived-in place. Building condition, drainage, entry controls and the real operation of the common areas can all be checked on site.
About the project
Areeya Busaba Ladprao–Serithai is a small estate of detached, two-storey houses on Bangkok’s Seri Thai Road. It is not a condominium, a resort development or a sprawling new suburb. The practical appeal is fairly specific: a family gets its own entrance, bedrooms upstairs, room for cars and a position within the city’s eastern road network. That also changes the buying questions. A detached house comes with a plot, external maintenance and a title structure that is very different from buying an apartment.
Areeya Property Public Company Limited is the developer named on the official project page. Its published plan describes 28 houses and three house designs. That is small enough for the entrance, shared garden and the way neighbours use the estate to matter in everyday life. It does not automatically mean silence or attentive management. A buyer can, however, judge a real, compact community rather than imagine how a much larger scheme might eventually feel once its later stages are occupied.

The original range is consistent in one respect: every design has two storeys, three bedrooms and four bathrooms. Type A provides 305 square metres of living area on 63.6 square wah of land, with two parking spaces. Type B has 302 square metres and a 65.3-square-wah plot, but adds a maid’s room and space for three cars. Type B (Pool) extends to 312 square metres on 71.9 square wah, with three parking spaces and a private swimming pool. Square wah is the local unit used for land plots; it is not a second description of the internal floor area.
Those differences are more useful than the names might suggest. A household running several cars could value Type B’s extra parking more than Type A’s slightly larger internal area. A live-in helper, occasional guests or a need to keep service areas out of sight of the living room makes the extra room worth examining. A pool changes the experience of the house more dramatically, provided the occupants will actually use it. It also creates another system to maintain, with costs that do not disappear when the property is empty.
The accommodation is organised for family routines rather than an open-plan holiday rental. Project descriptions place shared living, dining and cooking areas on the ground floor, with bedrooms and a separate family area upstairs. A Thai-style cooking kitchen is part of the described layouts. This can work well when the adults are working or hosting guests while children need quieter rooms. The brochure cannot establish whether a particular resale house still follows that plan. Built-in cabinetry, renovations and partitions can change the usable space substantially.
The plot deserves almost as much attention as the house itself. Parking, boundary walls, drainage, air-conditioning units and access for building maintenance all compete for outdoor area. On the pool design, part of the garden is committed to the water and the equipment needed to keep it usable. Imagine moving around the house during heavy rain, cleaning the exterior or carrying items from a parked car to the kitchen. An attractive overall land figure is only a starting point for those everyday questions.
Shared amenities are relatively restrained. Areeya advertises round-the-clock security, CCTV and a landscaped communal garden. DDproperty describes a controlled double-gate entrance, key-card access, a play area and places to sit in the garden. None of that confirms a resident clubhouse, commercial gym or estate-wide swimming pool. The pool shown in the official house mix belongs to a particular private-house option, not to every address in the development. Buyers expecting resort facilities may find the distinction decisive.
The estate meets Seri Thai Road directly, which is both an advantage and something to investigate. The road provides a route towards the wider Lat Phrao and Ramkhamhaeng area and connections to the eastern ring-road network. It is easy to see why a household that drives might prefer this over a house tucked deep into narrow local lanes. The flip side is road activity. Noise and privacy may be very different between a house nearer the road-facing entrance and one farther into the estate. A site visit should reflect the actual plot being considered.
Transport marketing can sound more convenient than the journey feels. Bang Kapi and Hua Mak feature in local rail and road descriptions, yet this is not a walk-out-to-the-platform location. Someone commuting by rail every day would need to plan the first leg, the transfer and the return journey. For a family already driving to school or work, a city road address is a different proposition. The better fit depends on a real weekly routine, not a list of transit lines that happen to cross the wider district.
Several recognisable destinations sit within the area’s wider network: The Mall Bangkapi, Fashion Island, education providers and hospitals serving eastern Bangkok. The developer identifies major roads, shopping and academic institutions as location references, not as promises that everything is within an easy walk. The useful exercise is to map the school run, medical appointments and supermarket trip from this specific entrance. Bangkok’s peak-hour traffic makes a short-looking map distance an unreliable stand-in for time.
There is a genuine inconsistency in published completion dates. FazWaz and DDproperty’s structured project details give 2022, with FazWaz specifying January; an older project source points to 2020, while DDproperty’s own long-form narrative refers to 2017. Areeya’s current page shows its completed house designs but provides no equivalent dated completion certificate. It would be misleading to describe the exact age of every home with absolute confidence. Handover papers, renovation history and the present condition of the individual building are stronger evidence for a purchaser.
An asking-price anchor is available for October 2026. DDproperty carries an individual house advertisement at THB 15.9 million, with a stated 305-square-metre floor area, a 70-square-wah plot, three bedrooms plus another room, five bathrooms and a private pool. The developer also uses a THB 15.9 million starting headline. Those are two published price references, not evidence that two equally priced homes are in stock. The live situation and what transfers with the house must be confirmed before money changes hands.
FazWaz also shows homes at THB 18.9 million and THB 21.9 million. The pages originate from earlier listings and do not represent verified sale transactions. Their layouts are not identical to the developer’s original three models; one advertises five bathrooms and another 342 square metres of internal space. That makes a simple price-per-model ladder unreliable. Fit-out, renovation, furniture, garden size and the presence or condition of a pool can all affect the asking price, quite apart from negotiation.
Care is needed with the project name. Some portals place THB 7.9 million and THB 12.5 million listings under a Busaba heading even though the descriptions identify houses in the older Areeya Bussaba Ladprao development around Soi Lat Phrao 130. That is not the Seri Thai Road estate. Both are associated with the Areeya name, but they are not interchangeable houses or comparable listings from one set of 28 units. The street and project identity need to match before a low advertised price is taken seriously.
Even the THB 15.9 million Seri Thai listing is not a perfect match to an original type plan. The 305-square-metre internal figure resembles Type A, but the advertised plot is 70 square wah instead of the published 63.6; the listing describes five bathrooms and a private pool, while the developer’s Type A schedule has four bathrooms and no pool. It could be a changed house, a different way of describing the site, or an inaccurate advertisement. None of those explanations is established. The surveyed plot and approved plans should settle it.
Foreign ownership deserves an early conversation, not a last-minute footnote. A house in this estate includes land, so the condominium foreign quota does not offer a route to owning its plot. As a general rule, foreign individuals cannot register Thai residential land directly in their names, aside from narrowly defined exceptions requiring special permission. Depending on the case, a registered lease of the land and separate ownership rights to the building may be relevant. No public project document confirms that arrangement for a particular Busaba house.
The word freehold in a sales advertisement is therefore incomplete information for an international buyer. It may accurately describe the Thai seller’s ownership while saying little about what a non-Thai purchaser can receive. A land lease typically has a registerable term of up to 30 years under the ordinary rules; future extensions are not simply the same as an existing registered right. Buyers should see the land title, check the landowner and understand the rights concerning the structure, assignment, inheritance and sale. Nominee arrangements do not remove the underlying legal problem.
Areeya’s name on the estate should not be confused with proof that Areeya is selling every property currently advertised there. An existing owner or an agent may be the counterparty. That affects deposits, warranties, defect claims and the documents needed for transfer. Identify the registered owner of the land and the house, any mortgage or other encumbrance, and the recipient of each payment. When the parties to the contract and the parties receiving money differ, their relationship should be made clear in writing before a reservation is treated as secure.
Running costs also need a proper figure. FazWaz quotes common-area maintenance at THB 37 per square metre of plot area per month, and one house listing gives a monthly charge of THB 10,212. Those figures come from portal records; they are not a current management invoice for the THB 15.9 million property. Request the actual billing schedule, outstanding dues and a clear breakdown of what the estate maintains. Garden upkeep, air-conditioning, periodic repairs and private-pool servicing sit outside or alongside the shared-community budget.
It would be easy to call a three-bedroom house in a guarded estate a rental investment. That description is not a return calculation. The open sources do not establish achieved rents for comparable homes within this estate, occupancy, landlord expenses or resale time. Families may appreciate the layout and car parking; they may also have many alternatives across Bangkok. Anyone buying for income needs transactions and operating figures that apply to a similar house, not a yield promised for an unrelated condominium or a much larger villa.
There is real value in being able to inspect a completed house. Look beyond furniture and wall finishes: check the roof and rainwater discharge, signs of leaks, bathroom waterproofing, water pressure, electrical systems and the condition of air-conditioning units. A pool requires its own equipment and waterproofing review. Notice how close neighbouring windows and driveways are, and visit the entrance when the road is busy. For a resale, the service history and permission for alterations may tell you more than a fresh coat of paint.
For the right household, this is a sensible kind of Bangkok address: a recognisable developer, a compact estate and genuinely family-sized accommodation rather than a large apartment marketed as a house. Its limits are equally tangible. Driving will matter, advertised unit details require reconciliation, published completion years do not line up perfectly and land rights demand individual legal work if the buyer is foreign. The buying decision should turn on the specific house, its actual documents and the family’s routine—not on a generic claim of exclusivity.
Ownership format
These are landed houses, not condominium units. Foreign buyers generally cannot hold the land in their own names; a registered land lease with separately documented rights to the building may be possible, subject to the actual title and contracts. No property-specific foreign-buyer ownership arrangement has been verified.
Home types & sizes
Two storeys on a 63.6-square-wah plot, with two parking spaces. The standard plan does not advertise a private pool; inspect the actual living areas and kitchen configuration.
A 65.3-square-wah plot, three parking spaces and a separate maid’s room. The service accommodation and car capacity may matter more than the slightly smaller internal area.
A 71.9-square-wah plot, three parking spaces, a maid’s room and a private pool. Enjoyment of the outdoor space comes with pool maintenance and equipment costs.
These are the developer’s original designs, not a live stock list. Resale advertisements describe different plot measurements, bathroom counts and alterations. A 342 sqm figure in an individual listing has not been treated as a fourth official house type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The completion date is inconsistent: FazWaz and DDproperty structured data give 2022, DDproperty narrative text says 2017 and Home.co.th also shows 2020. No dated completion confirmation was found from the developer.
- Areeya and FazWaz report 28 homes, while PropertyHub lists 27. Subdistrict labels differ too: the developer uses Khan Na Yao, while some portals say Ram Inthra or Khlong Kum. The entrance location comes from the developer’s map.
- No public title deed or property-specific foreign-buyer ownership structure was verified. The THB 15.9 million listing differs from the original house plans in plot size and bathroom count; the actual registered particulars need to be checked.
