Charan 13 station is roughly 150–170 metres from the site. That is close enough for the rail connection to matter in everyday life rather than simply appearing in marketing, particularly for a buyer who does not want to depend on a car.
Scale shapes the experience
With about 672 homes, four passenger lifts and parking for roughly 273 cars, this is a substantial high-rise community. The trade-off is clear: a long amenity list and strong transport access come with higher resident density and potentially tighter parking.
Check the legal entity
Property Perfect is the recognised market brand, while the EIA records Bright Development Bangkok Co., Ltd. as the project owner. A resale buyer should therefore read the title, juristic-person papers and seller documents rather than assuming the brand name identifies every legal counterparty.
More than one unit type
Launch documentation covered studios, one-bedroom, plus layouts and larger multi-bedroom units. The range makes the building relevant to both compact-home buyers and people needing more space, although actual resale choice depends on what owners release to market.
No clean live price
A THB 2.45M reference remains online, but the main portals checked did not show normal active apartments in the building. The current value case has to be built unit by unit from condition, floor, orientation, legal status and a genuine seller quote.
About the project
Metro Sky Charan 13 is best approached as a resale building rather than as a developer-led new launch. The tower sits in Wat Tha Phra on the Thonburi side of Bangkok, close to Charan 13 station on the Blue Line. The practical attraction is straightforward: rail access is roughly 150–170 metres away, the neighbourhood is already established, and the building offers a broad set of common facilities. The practical limitation is just as important: live resale supply is currently hard to find on the large portals checked, so there is no reliable public price ladder or unit-by-unit inventory to shop from.
The project is large. Archived launch material generally describes 672 residential apartments plus one retail unit, while several current databases show 673 total units. We treat that as a counting-method discrepancy rather than reconciling it ourselves. Floor counts also split between 39 and 40 depending on the source. For a buyer, the sensible response is not to guess which convention is 'right' but to treat the title deed, registered condominium plans and juristic-person records as the final reference for the selected apartment.

The legal-development structure deserves a separate note. Property Perfect is the consumer-facing brand consistently attached to Metro Sky Charan 13 in property databases and historical marketing. Thailand's Smart EIA Plus database, however, lists Bright Development Bangkok Co., Ltd. as the project owner for the approved EIA, and Property Perfect's own annual-report material from the development period also names that company. That does not automatically indicate a problem; project companies are normal in large property groups. It does mean that a buyer should distinguish the brand from the legal entity appearing in project and transaction documents.
Location is one of the easier parts of the project to understand. The site is by Soi Charan Sanitwong 9/1 in Wat Tha Phra, Bangkok Yai, with Charan 13 station within a short walk and Tha Phra interchange roughly a kilometre away. The surrounding streets are not a master-planned new district. They are an older, busy Bangkok neighbourhood with shopfronts, food, services, schools and long-established housing. That gives the building a different character from a suburban compound: daily needs are close, but the setting is urban, active and relatively dense.
The launch-era unit mix covered more than one buyer profile. Sources show studios around 22–25 sqm, one-bedroom and one-bedroom-plus layouts around 28–34 sqm, and larger two-bedroom configurations extending from the low-40s up to about 84 sqm. One detailed launch preview also listed a 70.8 sqm three-bedroom plan. Those figures are useful for understanding what exists inside the tower, but they should not be mistaken for today's available stock. With major portals showing no normal active apartments at the time of checking, a buyer may have to wait for an owner to list the specific size and orientation they want.
The amenity programme was unusually broad for this price segment at launch: pool, gym, yoga area, onsen and steam facilities, co-working and meeting space, lounge areas, a mini theatre, garden decks and rooftop spaces were all documented. Four passenger lifts and parking for about 273 cars, roughly 40% of the residential count, were also published. The buyer question in 2026 is therefore less about whether these features appeared in the brochure and more about how they operate now: maintenance condition, access rules, actual parking practice, and the juristic person's current budget are more decision-relevant than launch imagery.
Historic common-area terms provide a useful baseline. Detailed launch material quoted a common-area management fee of THB 45 per sqm per month and a sinking fund of THB 500 per sqm, and Hipflat still reproduces those figures. They should be treated as reference numbers until checked against the latest juristic-person invoice and house rules. A completed resale condominium can change operating costs over time, and a seller should also provide evidence of outstanding common fees before transfer.
Foreign ownership follows Thailand's condominium framework rather than a special project programme. A foreign buyer can own a unit freehold while the building remains within the statutory foreign quota. Thai government guidance also notes that the condominium juristic person must provide confirmation of the foreign proportion for the transfer. No public source located gives the current remaining foreign quota at Metro Sky Charan 13, so the legal form cannot be promised simply from an online listing; it has to be confirmed for the chosen unit.
Pricing is the weakest public-data point today. Home.co.th, on a page updated 23 September 2026, marks project sales as closed and still displays a starting figure of THB 2.45M. PropertyHub and FazWaz showed no standard active sale inventory when checked on 4 October 2026, while some other portals contain clearly mismatched commercial listings that should not be used as apartment comparables. The THB 2.45M figure is therefore only a reference anchor. A realistic purchase budget should be built from the actual unit's size, floor, view, condition, foreign-quota status, seller's documentation and current asking price.
Ownership format
A foreign buyer may hold a condominium unit on a freehold basis while the building remains within Thailand's 49% foreign-ownership quota. The condominium juristic person must confirm quota availability for the specific unit; no public source located gives the current remaining foreign quota at Metro Sky Charan 13.
Unit types & sizes
The smallest launch-era format, aimed at buyers prioritising rail access and a lower absolute ticket over a separate bedroom. No normal live studio listing was visible on the major portals checked.
A detailed launch preview showed the standard one-bedroom at about 28 sqm with a separated bedroom and kitchen arrangement. On resale, the actual condition and owner alterations matter more than the original show-unit specification.
A middle ground between the regular one-bedroom and larger family layouts. It can work for a desk or flexible secondary zone, but the exact configuration should be checked against the specific unit plan.
Archived sources show a wide size range for two-bedroom configurations. Comparing them only by total asking price is misleading; floor, aspect, internal plan and renovation can materially separate two units carrying the same bedroom label.
This configuration appears in a detailed launch preview but is documented less consistently than the studio, one-bedroom and two-bedroom stock. Current resale availability is not confirmed.
