Why this project is worth a look
A real building to inspect
The scheme has been occupied since 2017. Buyers can assess maintenance standards, corridors, lifts and the actual grounds, while inspecting an existing apartment rather than judging an unfinished project by renders.
Position really changes things
A and B are closer to the road and convenience retail, D serves the pool and gym, and E sits towards the canal-side rear of the site. Daily walking, noise exposure and privacy vary across the same residential development.
Compact options at several sizes
The original layout mix includes homes of roughly 22.5 sqm, one-bedroom designs around 26–26.5 sqm and some two-bedroom configurations near 45 sqm. Room labels do not always agree across portals, making the actual floor plan especially important.
Amenities beyond the apartment
A pool, gym, library-style rooms, play spaces and landscaped areas were provided for residents. Their appeal is practical in a compact-home community, but condition, opening rules and maintenance funding require a present-day inspection.
A lower price has conditions
The advertised resale market includes budget units, but a listing is not proof of foreign freehold eligibility or a final transaction cost. Title documentation, outstanding charges and the seller's actual terms should come before price comparisons.
About the project
Lumpini Ville Ratchaphruek–Bangwaek is an established condominium in Bang Waek, on Bangkok's western side. Built by L.P.N. Development and completed in 2017, it belongs to a different buying category from an off-plan launch. A purchaser can inspect the actual corridor, pool, lift, entrance and surrounding streets before committing. That removes some uncertainties associated with buying an unfinished apartment, but it introduces a different set of questions. How well has the building been maintained? What has happened to the apartment since its first owner moved in? At this point, the condition of the specific home can matter more than the attractive language of a resale advertisement.
Do not be misled by the eight-storey height. This is a sizeable residential community spread across five blocks, with 1,085 homes and five commercial units noted in the original project description. The blocks are labelled A through E and form one development, rather than five independent projects or phases. A detailed site review allocates 168 homes to A, 196 to B, 217 to C, and 252 each to D and E. These figures explain why a low-rise scheme can still feel busy. Residents share the grounds, the main entrance, common amenities and a parking system that serves far fewer vehicles than the number of homes.

The site is long and relatively narrow, running inland from Bang Waek Road. That shape makes the building letter part of the lifestyle decision. A and B sit towards the road and main gate, with shops near A and a landscaped play area between the two blocks. C is farther along the internal route. D is the focus for the swimming pool and fitness room, while E sits near the rear of the property, beside a landscaped area and the Bang Chueak Nang canal. A past brochure may show open land or trees outside a window, but neighbouring plots can change. The present view has to be seen from the apartment itself.
There is a sensible trade-off between convenience and quiet here. A unit near the entrance can save a walk through the grounds, particularly when carrying shopping or heading to a vehicle. The same position may bring more road noise and activity from the shops. A pool-facing unit offers a pleasant common-area outlook, yet might hear the pool and garden at busy times. A home towards the back may be removed from the main gate but adds distance to every trip outside. Two apartments with the same floor area can be very different homes because of their orientation and relationship with the next building.
Most layouts are small. The original plans include compact homes around 22.5–23.5 sqm, one-bedroom arrangements of roughly 26–26.5 sqm, and two-bedroom configurations of about 45 sqm. Live resale listings can show slightly more precise registered figures such as 22.55 or 22.61 sqm. These differences do not indicate another development. They are a reminder to compare like for like and obtain the title information for the individual unit. The early project coverage also described some larger two-bedroom arrangements as combinations of smaller units, making the history of any alterations relevant to a purchase.
The smallest apartment illustrates why property labels deserve scrutiny. FazWaz uses 'studio' for some 22.5-sqm listings, while original floor-plan material presents a compact one-bedroom design with a sliding glass partition. Both descriptions might be applied to a sleeping area separated from a living space without the privacy of a conventional solid-walled bedroom. It can be a workable home for one person who does not need a permanent office. Put two people, video meetings, wardrobes and visitors into the same space and its limitations become much clearer. Ask for the actual plan rather than relying on the category selected by an agent.
Moving up to around 26 or 26.5 sqm buys some flexibility, not a fundamentally spacious home. Furniture dimensions, the balcony position and the placement of the kitchen can determine whether that extra floor space improves everyday life. The 45-sqm two-bedroom alternative is worth considering for a small household or someone needing a separate workroom. Yet the word 'two-bedroom' alone does not establish how those rooms were formed or whether a combined-unit layout has been properly registered. Original project material puts ceiling height at approximately 2.4 metres, so bulky cupboards and extensive built-in work deserve careful measurements before a renovation plan is approved.
The common areas offer more than a basic entrance lobby. Original coverage describes a saltwater swimming pool and gym in the D block area, play spaces, garden walks, reading facilities, activity rooms for children and older residents, guarded access and security cameras. The blocks were designed with two passenger lifts each. Some retail space was intended for convenience services at the roadside entrance. These are useful features in a community of compact homes, where residents may spend more time outside their apartments. The important distinction in 2026 is between a facility being part of the original design and that facility being available, well maintained and covered by a sustainable operating budget today.
Parking is a serious practical limitation, especially for households with more than one vehicle. Earlier descriptions put the provision at roughly 30% of the residential count, and they do not even agree on the absolute number: one says 325 spaces, another 350, with tandem arrangements included. Neither figure grants a dedicated space to a buyer. Someone commuting by car should ask how resident permits work, whether a motorcycle uses a different allocation and whether the car park is already full on weekday evenings. A competitively priced unit becomes less attractive if parking means circling the complex or leaving a car somewhere inconvenient.
The usable address is Bang Waek Road near Soi Bang Waek 76, Bang Waek, Phasi Charoen, Bangkok 10160. Despite 'Ratchaphruek' appearing in the project name, the entrance is on Bang Waek Road. Local routes connect towards Ratchaphruek, Phet Kasem and Phutthamonthon Sai 1. These road connections can make sense for a resident whose work and family activities are spread across the western districts. They should not be mistaken for predictable travel times, however. The same route may feel easy outside peak hours and far less appealing at the exact time a commuter needs it every day.
Rail access is possible, but this is not a station-front development. An established site review cited around 3.2 km to Phetkasem 48 on the Blue Line and about 3.7 km to Bang Wa, a major interchange. Treat those as dated location references, not current door-to-door journey guarantees. The final leg by motorcycle taxi, local transport or car needs its own budget and schedule. That matters even more during heavy rain or when returning late. Anyone whose definition of convenient Bangkok living is a short walk to the turnstiles should be cautious about this address, regardless of how prominently the word 'train' appears in old promotional material.
The immediate neighbourhood is a lived-in part of Bangkok rather than a self-contained tourist district. Bang Waek Road and its side streets have everyday shops and markets. Larger destinations mentioned in area reviews include Seacon Bangkae, The Circle Ratchaphruek, educational institutions and hospitals serving the western side of the city. The age of those reviews matters: shop operators, bus services and traffic patterns are not fixed. The most revealing visit is often an ordinary evening walk from the gate, when lighting, crossings, pavements and the ability to buy groceries without arranging a long trip become obvious.
As checked on 10 October 2026, DDproperty showed a lower resale listing at THB 886,550 for a compact home of approximately 23 sqm. FazWaz displayed a different selection, with its cheapest advertised unit at THB 1.1 million. Those are asking-price snapshots from different pools of sellers, not a current developer sales programme and not a valuation for every apartment in the building. The cheaper unit may differ in condition, urgency, occupancy, title or included furniture. A buyer needs a fresh confirmation that the listing is still available and what the agreed price actually includes before treating the number as a budget.
There is an additional legal filter for international purchasers. Thailand allows qualifying foreign owners to register freehold title to condominium apartments only while the applicable foreign share remains within 49% of the aggregate condominium-unit area. The condominium juristic person must provide a certificate about that ownership ratio for registration. A portal's generic 'freehold' label does not tell an overseas buyer whether the particular unit is currently transferable into foreign ownership. Some FazWaz listings in this project are explicitly tagged 'Thai Quota'. That distinction can be more consequential than a modest difference in price. A lease, where offered, is a different right and should not be presented as equivalent ownership.
Older expense figures need the same careful treatment. Launch-era material described common-area fees of THB 35 per sqm each month for the first three years and THB 39 from the fourth year, alongside a one-off sinking-fund payment. These numbers are historical, not a confirmed 2026 service-charge schedule. Ask the condominium management for actual current assessments, evidence of paid fees and details of major planned work. Pools, lifts, security staffing and shared landscaped areas cost money to operate. At resale, an apparently inexpensive apartment may bring costs that were not visible in the headline price, including repairs or an outstanding balance attached to the seller's account.
A viewing should answer questions that a property portal cannot. Check water pressure, drainage, signs of past leaks around bathrooms and balconies, the air conditioners and noise with the windows shut and open. Try the lift, notice the condition of common corridors, and visit at a time when residents are arriving home. If the unit is tenanted, read the tenancy agreement and establish when possession can legally be delivered. If the plan is to rent it out, distinguish an agent's projected gross yield from income after vacancy, service charges, maintenance and management. Neither the building's size nor a marketing percentage can guarantee an investment result.
For the right buyer, Lumpini Ville Ratchaphruek–Bangwaek is a straightforward proposition: finished, compact urban housing with an established community and meaningful shared facilities, away from the most expensive central districts. Its limitations are equally specific. The railway is not on the doorstep, parking supply is constrained, and the different blocks create noticeably different settings. Foreign-buyer title eligibility cannot be taken for granted. The sensible comparison is therefore between actual units — their block, position, condition, paperwork, recurring costs and seller terms — rather than between identical-looking listing headlines.
Ownership format
Foreign freehold title is possible only within the 49% foreign-ownership limit on aggregate registered condominium-unit area, with confirmation from the condominium juristic person. Some listings are explicitly Thai Quota; eligibility of an individual resale unit for foreign transfer is unverified. A long lease is a separate right, not freehold ownership.
Unit types & sizes
The original concept used a sliding glass partition to separate the sleeping area from the living space. Listings may call this a studio or a one-bedroom unit; what matters is the actual division, storage space and condition of the fit-out. An efficient solo-home layout can feel very different with two people working from home.
A little more breathing room for the bedroom, living area and everyday storage, though still firmly in the compact-apartment category. The floor plans place units on different sides of the blocks, so daylight, neighbours and road exposure may matter as much as the nominal extra space.
Early project material includes two-bedroom configurations, some described as combined smaller units. That can work for a small family or a dedicated study, provided the current layout and any alterations match the registered documents. One 45-sqm listing should not be assumed to match another.
Areas describe documented original layouts, not a guarantee for every resale advertisement. The smallest arrangement is variously described as a studio or a one-bedroom. Home.co.th also lists an overall size range extending to 52 sqm, but without a verified standard layout that figure does not justify a separate unit-type card. Rely on the selected unit's registered area and alteration history. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A single resident looking for a finished, compact home in western Bangkok and preferring to inspect the building's actual condition before purchase.; A cost-conscious resale buyer prepared to compare building positions, maintenance and legal papers instead of choosing purely by the cheapest advertised number.; A couple with modest space requirements who would genuinely use the shared pool, fitness room and local everyday services.; Someone comfortable driving or arranging local transport for the trip to rail stations, rather than relying on a short walk to the network.; may not suit: Buyers who require a five-minute walk to an MRT or BTS entrance as part of their daily commute.; Larger households needing generous rooms, a substantial kitchen, several dedicated workspaces and ample internal storage.; Anyone assuming that every advertised freehold apartment is automatically eligible for foreign ownership, or that a parking space is guaranteed with each unit..

- Historical sources disagree on parking capacity: Homenayoo reports 325 spaces while Yusabuy lists 350. Neither confirms the present allocation or whether an individual buyer receives a dedicated space.
- Approximately 22.5-sqm units are classified as studios by FazWaz but appear as compact one-bedroom layouts in early floor plans and some resale ads. The unit's actual configuration and registered description take precedence.
- No verified current 2026 service-charge schedule or unit-specific foreign-quota availability was found. Early maintenance fees and a generic freehold listing label are not substitutes for condominium management documents.
