Why this project is worth a look
Space is the real differentiator
The smallest well-documented plan is already around 356 sqm with four bedrooms and five bathrooms. Larger formats move to 453 sqm, 538 sqm and, in later records, 656 sqm. That is enough room for multigenerational living, a proper home office, staff accommodation and several cars without forcing every function into the same space. The trade-off is obvious but easy to underprice: a bigger roof, more glazing, more air-conditioning, more bathrooms and more landscaped land all create ongoing maintenance. The project makes the most sense for buyers who will actually use the scale.
Resale creates real choice
Because developer sales are closed, buyers are not selecting from a standard new-build inventory. They are choosing between homes that may have had years of very different ownership. Current asking prices show how wide that spread can be, from the high teens of millions of baht for a smaller plan to substantially higher figures for larger or heavily improved houses. That gives buyers more room to compare and negotiate, but it also makes headline project pricing less useful. A serious valuation should separate land size, house type, position, fit-out, renovation quality and seller expectations.
Road access matters more than rail
Bang Waek Road gives the estate access to the Ratchaphruek and Phutthamonthon Sai 1 corridors, which is practical for a car-based household in western Bangkok. Rail is available, but not at the front gate: Bang Wa and Phetkasem 48 are several kilometres away. This is therefore a location where two households can have very different experiences depending on their daily destinations. A family working around Thonburi may find it straightforward; someone commuting every day across the river should test the route at the times they actually travel.
The estate has usable shared facilities
The common area is more than decorative landscaping. The documented facilities include a clubhouse, pool, fitness room, a park of more than four rai and dedicated sports areas. For a large family house, that can reduce the need for separate club memberships and gives children usable outdoor space within the estate. The resale caveat is that facility quality is not frozen in time. Buyers should look at maintenance standards, access rules, staffing and current community charges rather than relying on a launch-era list of amenities.
Land ownership needs legal structuring
A detached house transaction here involves land, which is the critical difference from buying a foreign-quota condominium. Property portals may describe listings as freehold, but foreign buyers generally cannot assume they can register the land directly in their own name. The land title, building ownership, buyer status and proposed structure need to be checked before money is committed. A registered lease of up to 30 years can be relevant in some transactions, but it is not a universal substitute for ownership and its protections depend on the actual contract and registration.
About the project
Bangkok Boulevard Signature Sathorn-Ratchaphruek is a completed gated estate of large detached houses in western Bangkok. Developer sales are now closed and, by October 2026, available homes are coming from owners and agents. That changes the buying process: the meaningful comparison is between individual houses, not standardized developer packages. Plot shape, orientation, renovation history, built-ins, landscaping, position within the estate and title documents can all vary from one resale to the next. As of 7 October 2026, the lowest visible asking price we found was THB 16.9 million for a 356 sqm house, with larger homes offered materially higher. A single project-wide “price” would therefore hide more than it explains.
The Sathorn name is a positioning reference rather than the literal address. The estate sits on Bang Waek Road in the western part of Bangkok, between the Ratchaphruek and Phutthamonthon Sai 1 corridors. It is much more naturally used with a car than as a walk-to-transit address. Detailed location reviews put Ratchaphruek Road at roughly 1.4 km, Phutthamonthon Sai 1 at about 950 m, and the Bang Wa and Phetkasem 48 rail stations at roughly 3.3–3.7 km. This can work well for households that move around western Bangkok and need road access, but a daily Sathorn or central-Bangkok commute should be judged by actual peak-hour travel time rather than by the project name.

This is a substantial low-rise gated estate, but even the project-wide unit count is not perfectly consistent across its history. Official 2018 material reported 134 detached houses, while a later 2021 company report recorded 133. The registry field therefore follows the later official figure of 133 and keeps the 133/134 discrepancy visible rather than smoothing it away. The full site is about 72 rai, 1 ngan and 46.7 square wah. Core plans are two storeys with four bedrooms and five bathrooms. Confirmed built areas start at 356 sqm and run through 453 sqm and 538 sqm, while later records and a resale listing also support a 656 sqm format. These are genuinely large family houses with multiple living zones, service space and three to five parking spaces depending on the plan.
Shared amenities are unusually meaningful for this type of estate. Multiple sources describe a clubhouse, saltwater swimming pool, fitness room, multipurpose or work space, a central landscaped park of more than four rai, tennis and basketball courts, children's areas and outdoor exercise space. Security was designed around controlled access, CCTV, 24-hour guards and in-house alarm sensors. On a resale purchase, however, the relevant question is not what appeared in the launch brochure. It is how those facilities are operating today, what the estate rules allow, how the common areas are maintained and what fees are actually being charged. A site visit should therefore include the community infrastructure, not only the house being sold.
There is a genuine data boundary around the address and completion year. Older project material places the estate in Bang Waek, Phasi Charoen, postcode 10160, while current map and listing records often show 72 Bang Waek Road, Bang Chueak Nang, Taling Chan, Bangkok 10170. The coordinates point to the same physical development, so this does not look like a mixed-project problem. Completion dates are also inconsistent across major databases, with 2018, 2021 and 2022 all appearing. For a transaction, the house registration, land title and seller's documents should settle the legal address and registration chronology; a portal field should not.
SC Asset Corporation Public Company Limited remains an active Thai property developer and public company, with Bangkok Boulevard still part of its residential brand portfolio. That is useful background, but it is not a substitute for inspecting a specific resale house. The estate has been occupied for years, and condition can diverge significantly from one plot to another after renovations, extensions and owner upgrades. Buyers should pay attention to roof and waterproofing details, drainage, large glazed openings, air-conditioning and electrical systems, built-in furniture, termite-treatment history and signs of moisture. In a mature community like this, the individual asset can matter more than the original developer specification.
Ownership format
Project listings describe houses as freehold, but that does not mean a foreign buyer can automatically register the underlying land in their own name. A foreign purchaser needs a specific review of the land title, building ownership and lawful transaction structure; a registered land lease of up to 30 years may be relevant where appropriate.
Home types & sizes
The entry point to the core range. Original project material describes three parking spaces, two family living areas and a staff room. On the resale market, plot size, extensions and fit-out can now differ materially from the original specification, so two Osborne houses should not be treated as identical assets.
The mid-size documented plan, with more internal living space and four parking spaces in the original specification. A current resale at this built area confirms the type remains visible in the market. Plot size, later additions and included furniture still need to be checked house by house.
A large format with four parking spaces in the original plan. Current resales commonly show substantial plots around 120 square wah or more, but condition and owner upgrades have a major effect on price. Maintenance planning matters here almost as much as the acquisition price.
The largest documented format. A detailed plan source supports 656 sqm, five parking spaces and expanded service accommodation. Published standard plot sizes conflict, so the land area should not be carried over to a specific resale without the title and survey.
Early detailed material most often presents three core plans — Osborne, Sandringham and Westminster — at 356, 453 and 538 sqm. Later records and a resale listing also support a 656 sqm Whitehall house. The broader 356–656 sqm built-area range is therefore credible, although the marketed plan set appears to have evolved during the sales cycle. Published Whitehall plot sizes conflict, so no standard land area is stated here. For a resale buyer, the title and survey of the actual plot matter more than a launch-era typical figure. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The physical location is consistently tied to coordinates around 13.737426, 100.434876, while current map records commonly use 72 Bang Waek Road.
- The estate sits on the Bang Waek corridor between Ratchaphruek and Phutthamonthon Sai 1 in western Bangkok; it is not physically in central Sathorn.
- A detailed site review places Ratchaphruek Road at about 1.4 km and Phutthamonthon Sai 1 at roughly 950 m.
- Bang Wa and Phetkasem 48 stations are roughly 3.3–3.7 km away, so most residents will need a short drive or feeder trip to use rail regularly.
- Major nearby reference points repeatedly cited by project sources include Seacon Bangkae, The Circle Ratchaphruek, The Mall Bangkae and Phyathai 3 Hospital.
- Current resale marketing describes access from both Bang Waek 72 and Phutthamonthon Sai 1; the operating status and resident access rules of each gate should be confirmed on site.

Price & purchase terms
- Current price: From THB 16.9M based on the lowest active resale asking price found on 7 Oct 2026. This is not a developer price; the selected house, condition, plot, documents, furnishings and transaction terms need separate verification.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that genuinely needs four proper bedrooms, generous shared rooms and separate service or guest space.; A car-oriented household that values access to western Bangkok's road network more than being able to walk to a rail station.; A buyer who prefers an established gated community with substantial shared facilities and wants to choose a finished resale house rather than wait for construction.; Someone willing to compare several houses within the same estate and pay for meaningful differences in plot, position, condition, renovation and equipment instead of relying on the plan name alone.; A foreign buyer who accepts that a house-and-land purchase requires title review and a lawful ownership or lease structure before a substantial deposit is paid.; may not suit: A buyer who needs a genuinely walkable rail commute; the nearest stations are several kilometres away.; Someone seeking a compact, low-maintenance house; even the smallest documented plan is very large.; A buyer who wants a standardized new-build specification and a developer-controlled handover process; this is now a resale market.; A foreign buyer expecting land ownership to work like a foreign-quota condominium purchase; the legal framework is materially different..

- The administrative address conflicts across sources: older material uses Bang Waek, Phasi Charoen, 10160, while current maps and listings often use 72 Bang Waek Road, Bang Chueak Nang, Taling Chan, 10170. The coordinates and physical estate match; transaction documents should control.
- Completion year is inconsistent across major databases, with 2018, 2021 and 2022 all appearing. Completed status is clear, but the precise registration chronology should be checked against the specific property's records.
