This is now a mature, completed project rather than an off-plan proposition. Property Perfect’s corporate disclosures show a development period running from 2019 to 2023, while current portals contain resale and rental activity for completed homes. That changes the due-diligence emphasis. A buyer no longer needs to judge only the original specification; the condition of the actual house, any owner modifications, the plot position, drainage, common-area upkeep and the seller’s title documents matter more than the launch brochure. Both are described as three-storey homes with four bedrooms, four bathrooms and two parking spaces. The names also reflect the approximate frontage: about five metres versus 5.7 metres. That extra width can make a meaningful difference to the living and dining level, circulation and furniture placement, so it is worth comparing the plans in person rather than treating the larger type as simply twenty extra square metres.
The shared facilities include a clubhouse, swimming pool, fitness area, landscaped garden, CCTV and security. Property Perfect also marketed smart-home automation as part of the concept. On a resale inspection, however, the important question is what remains operational today. Electronic systems can be changed or removed by owners, while common facilities depend on ongoing management and maintenance. The lasting value proposition is therefore the combination of a managed community, a relatively limited 128-home scale and practical family-oriented house plans, not the original technology list alone.
The location works best for buyers whose daily life is anchored in western Bangkok. Phetkasem Road, Bang Wa, Bang Waek and Ratchaphruek provide several road connections, and the Blue Line gives the area a genuine rail option. Sources place Phetkasem 48 MRT at roughly 0.8–0.9 km from the project. That is close enough to matter, but it should not automatically be read as an effortless walk in every season. A prospective resident should test the route from the actual project gate, including pavement quality, crossings, lighting and the last stretch through the soi.
Foreign-buyer structuring requires particular care because this is not a condominium. A townhouse is normally tied to land, and Thailand’s general rule is that foreigners cannot simply take ordinary direct ownership of that land. There are narrow statutory exceptions, but they involve significant investment and government approval and are not the normal route for a residential purchase. In practice, a foreign buyer needs transaction-specific advice on the land title, any registered lease, rights over the building, inheritance implications and exit mechanics. A structure should be understood from the documents before price negotiation is treated as the main issue.
Pricing in a completed project is naturally fragmented. Property Perfect’s official page showed THB 5.8M–7M when checked on 7 October 2026. PropertyHub carried a recent 150 sqm resale at THB 6.6M, with four bedrooms and four bathrooms, while another project listing on the same portal had been marketed at about THB 6.009M. These figures are reference points, not a homogeneous price list. The useful comparison is house against house: plot size, frontage, corner position, renovation quality, defects, built-ins, orientation and the seller’s urgency can all move the practical value more than the nominal project average.
For a resale buyer, the plot and position inside the estate can matter as much as the nominal 150 or 170 sqm floor area. The standard plan does not tell you how much land remains at the front or rear, whether the house is on a corner, what it faces, or how close it sits to the gate, clubhouse or internal traffic. Those are visible differences in a completed community and they can justify a price gap more convincingly than expensive loose furniture. A heavily upgraded home is not automatically the better buy either: alterations should be inspected for workmanship, maintainability and any approvals that may be relevant.
The physical inspection should therefore go beyond an apartment-style viewing. Useful checks include signs of moisture at ground level and external walls, roof and drainage condition, water pressure on the upper floor, pumps and air-conditioning, electrical changes made by previous owners, and how internal roads behave after heavy rain. Buyers should also request current estate rules and actual common-area charges rather than relying on launch-era information. None of these points imply a defect in the project; they are simply the items that increasingly drive ownership cost once a townhouse has been occupied for several years.
As an investment, the project should be judged differently from a small condominium beside a station. There is both resale and rental activity, but each house is more individual and the tenant pool is typically narrower: families or households that need multiple bedrooms, parking and a western-Bangkok base. That can support longer tenancies, but leasing may take longer than for a mass-market one-bedroom condo. A realistic return assessment therefore needs to include vacancy, upkeep of a larger home, furnishing and exterior work, and the price at which a comparable house can actually be resold—not just the headline monthly rent.
The seller’s document trail also matters in a mature estate. A home may be offered by an original purchaser or a later owner, so matching the project name is not enough. Before a deposit, the seller should be matched to the title, registered encumbrances checked, the plot boundaries understood and the inclusions in the sale documented. For a foreign buyer, the legal structure for land and building rights should be settled before payment mechanics are treated as a routine closing detail.

A foreign buyer should not assume ordinary direct ownership of the underlying land; the structure for a specific home needs to distinguish the land rights from ownership or other rights over the building.
