Why this project is worth a look
Two products, two uses
The estate was planned as 43 townhouses and 50 home offices, not one uniform housing type. The inner residential rows make more sense for family use, while the four-storey home offices were designed with work and client-facing functions in mind. Position inside the estate changes the use case, not just the view.
Large internal areas
The standard townhouse provides 162 sqm over three levels, while the home-office format reaches 272 sqm over four. That gives buyers substantial room for bedrooms, work areas and storage, but it also means daily stair use. The amount of space is a strength only if the household actually suits vertical living.
A visible resale market
Because the project was completed in 2016, buyers can inspect the real estate rather than a sales gallery. Current THB 6.5M listings provide a live reference point, but they do not create a project-wide price. Plot size, renovation, condition and position within the estate can move value materially.
Road-first location
Bang Waek, Charan Sanit Wong 13, Phet Kasem 48 and Ratchaphruek give drivers several useful approaches, but the development is not at a rail station. That can work well for a car-owning household with west-Bangkok routes and poorly for someone whose priority is a short daily walk to mass transit.
Land is the key legal issue
A landed townhouse is not governed by the foreign condominium quota. Foreign buyers need to understand the title and lawful transaction structure before paying a deposit. The estate itself may be straightforward physically, but the land component makes legal due diligence non-optional.
About the project
Workplace Ratchaphruek - Charan is an established low-rise SC Asset development in Bang Waek, Phasi Charoen, on the western side of Bangkok. It is not a conventional single-product townhouse estate. The original master plan combined 43 three-storey townhouses with 50 four-storey home offices, for 93 properties in total. Completion dates consistently point to 2016, which changes the nature of the buying decision today. A purchaser is no longer relying on a construction programme or a developer’s sales promise; they can inspect the actual streets, neighbouring homes, shared facilities and condition of the property before committing. The trade-off is that there is no meaningful single “project price” anymore. Resale values depend on the individual plot, renovations, frontage, position within the estate, building condition and how much the original internal arrangement has been modified during a decade of use.
The internal split between residential townhouses and home-office properties matters more here than the project name suggests. A detailed review from the launch period describes the home-office rows closer to the road-facing section, while the residential townhouse area sits further inside and has an additional controlled gate. For a household prioritising privacy and a more residential feel, the inner townhouse section is the more natural comparison set. For a business owner, studio, consultancy or professional practice that benefits from receiving clients, the home-office format has a different logic altogether. It provides 272 sqm across four levels versus 162 sqm in the standard townhouse, and was conceived as a flexible live-work product. Two homes carrying the same estate name can therefore serve very different buyers.

The base townhouse is a three-storey, 162 sqm property with roughly a five-metre frontage. Launch-era project material describes four bedrooms, three bathrooms and two parking spaces. A current resale of the same 162 sqm size is marketed as three bedrooms plus a multipurpose room, which is a useful warning against treating the original brochure layout as the current floor plan. The home-office product is larger at 272 sqm over four storeys, again with about a five-metre frontage. Sources agree on its size and overall form but disagree on the bedroom count. That conflict should not be smoothed over: for a resale purchase, the correct answer is the present plan of the exact property, including any alterations to walls, stairs, bathrooms, electrical systems and ground-floor business space.
This is primarily a road-connected location rather than a rail-oriented one. The estate sits on Bang Waek Road and also connects into the Charan Sanit Wong 13 and Phet Kasem 48 corridor. Several rail stations are relevant, including Phet Kasem 48 and Bang Wa, but project profiles place them kilometres away rather than at the gate. The practical consequence is straightforward: a car, taxi or other road transport is materially more useful here than it would be in a condominium attached to a station. In return, drivers have more than one way to move through western Bangkok, toward Ratchaphruek, Phet Kasem, Thonburi and routes leading toward Sathorn. The location works best when evaluated against the buyer’s real weekly journeys, not a generic “near transit” label.
The shared amenities are substantial for a low-rise estate without trying to compete with resort-style condominium facilities. Across independent profiles and launch material, the consistently supported elements include a clubhouse, swimming pool, fitness space, landscaped areas, round-the-clock security, CCTV and controlled access. At this stage of the project’s life, however, the current condition matters more than the original amenity list. Roads, gates, pool equipment, landscaping and security systems have all been in operation for years. A buyer should inspect how well the shared environment has aged and how it is being maintained now. On a mature resale estate, future common-area repairs can have more practical impact than small differences between asking prices.
As of autumn 2026, current marketplace listings show a lower asking-price anchor of THB 6.5 million for a three-storey townhouse with 162 sqm of internal area. This is a resale asking price, not an SC Asset launch price and not a promise that equivalent stock will remain available. Plot sizes also vary. One live listing quotes around 24.4 sq wah of land, while historical project material used roughly 20.7 sq wah as the typical townhouse plot. That difference may reflect corner positioning or a specific larger plot and should be treated as value, not noise. Comparing homes here means looking at land, internal area, renovation quality, parking, orientation and location within the estate together with the legal file.
Foreign-buyer due diligence is materially different from buying a condominium unit. These are landed properties. Thailand’s Department of Lands treats foreign acquisition of land under a separate and highly restricted legal framework; ordinary direct registration of the underlying plot in a foreign individual’s name is not the standard route. For any specific resale, the buyer needs to see the land title, registered owner and encumbrances and then establish what lawful structure, if any, fits their circumstances. A casual suggestion to “put it in a Thai company” is not a substitute for that work, and nominee arrangements should not be presented as a safe workaround. For a foreign purchaser, the legal structure may be more important than the fit-out.
The project is therefore best understood as a mature live-work estate rather than a fresh investment launch. Its 93-property scale is manageable, the product sizes are generous, and the mixed townhouse/home-office concept gives it a different use profile from a normal suburban row-house compound. Current resales can offer a large amount of built space for the money, but the project also comes with the responsibilities of age, multi-level living and landed-property due diligence. There is no sensible shortcut here: the right way to buy is to compare the individual house, plot, physical condition and documents, then decide whether that exact property matches the intended use.
The physical inspection also deserves more weight than it would in a newly completed project. On a 2016 property, buyers should look closely at roof and waterproofing condition, signs of leaks around façades and bathrooms, electrical work, air-conditioning systems, gates and any exterior additions. Home-office units need an extra layer of scrutiny because years of business use may have introduced partitions, signage, heavier electrical loads or additional air-conditioning. Those changes can be useful for the next operator or expensive to reverse for residential use. Townhouses may also have rear extensions, covered parking or other owner modifications. None of this makes an older estate inherently inferior; in fact, mature defects are easier to see. It simply means the asset being purchased is the actual 2026 building, not the standard floor plan shown at launch.
Ownership format
This is landed property rather than a condominium. As a general rule, a foreign individual cannot register the underlying land in their own name; the land title and a lawful ownership or lease structure must be checked for the specific resale. Nominee-company structures should not be treated as a workaround.
Home types & sizes
The original project format has about a 5 m frontage, 162 sqm of internal area and historically was marketed with 4 bedrooms and 2 car spaces. A current resale of the same size is described as 3 bedrooms plus a multipurpose room, so the actual layout of the selected house should be checked rather than assumed from the launch plan.
The larger format has about a 5 m frontage and was designed to combine business and residential use. Sources disagree on the bedroom count and resales may have been altered further, so the 272 sqm area and four-storey form are better established than any single room schedule.
The estate originally launched with two core formats, but individual resales may have been altered. The 162 sqm and 272 sqm figures describe the original types; room count and plot size should be verified for the selected property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project sits on Bang Waek Road in Bang Waek, Phasi Charoen, on the western side of Bangkok.
- Its road access connects toward Charan Sanit Wong 13 and Phet Kasem 48, giving drivers more than one practical way into the surrounding west-Bangkok network.
- Phet Kasem 48 is the nearest rail station consistently referenced by project profiles, but reported distance is roughly 2.5–3 km; this is not a walk-out-the-gate transit location.
- Bang Wa is an interchange between the MRT Blue Line and BTS Silom Line; the historical project review placed it at about 3.6 km from the site.
- Bang Waek is an established residential district with local shops, markets, schools and everyday services rather than a self-contained new-development enclave.

Best for: A family that wants a landed multi-storey home with parking and several rooms inside Bangkok rather than a condominium.; A car-oriented buyer whose regular routes run across west Bangkok and who values multiple road approaches more than immediate walking access to a station.; An entrepreneur or professional interested in the home-office format, where work and residential functions can potentially share one four-storey property subject to the selected unit and estate rules.; A resale buyer who prefers inspecting the actual neighbourhood, common areas and building condition rather than taking construction delivery risk.; Someone comfortable comparing individual plots, renovations and legal documents instead of expecting every home in the 93-unit estate to be interchangeable.; may not suit: A weak fit for someone who needs a genuinely walk-to-transit home; the relevant rail stations are several kilometres away.; Potentially unsuitable for buyers who want step-free living, as the core products rise over three or four storeys.; For a foreign buyer seeking the straightforward ownership route available for a condominium unit, the land component makes this materially more complex..

- For any selected resale, verify the land title, registered owner, encumbrances and the lawful transaction structure available to a foreign buyer; project portals do not establish these points.
- Sources disagree on the bedroom count of the four-storey home-office format, with both 2- and 3-bedroom descriptions appearing. The 272 sqm area and four-storey configuration are better supported; obtain the current plan for the exact property.
- A 2016 review quoted a common-area charge of THB 96 per sq wah, but the current 2026 rate and present estate-management rules were not independently confirmed.
