The project can be judged as it exists today rather than through launch renders. Buyers can inspect the corridors, lifts, parking, access control and the actual unit before committing. Construction-timing risk has largely disappeared; the key diligence shifts to the resale title, seller, juristic-person records and the physical condition of the building.
Low entry pricing
Active September 2026 listings started at about THB 1.04M. That places the project in a relatively accessible part of Bangkok's condominium resale market. A low headline price is not automatically good value, however, because renovation needs, building maintenance, common expenses and the saleability of a particular layout can materially change the economics.
Rail access with a last mile
Phetkasem 48 MRT is roughly 1.1 km away according to major portals. The station gives practical access to the Blue Line and a quick connection toward Bang Wa, but the condominium is not station-front. Anyone choosing the property for commuting should test the final walk or short ride rather than relying on a generic 'near MRT' label.
Manageable building scale
One building, eight floors and 203 units make the project straightforward to understand during an inspection. That scale does not remove management risk. The condition of common areas, parking arrangements, security, cash reserves and planned repairs still need to be reviewed with the condominium juristic person.
Real resale choice
Current listings span compact apartments around 29–32 sqm and larger units around 46–57 sqm, with different furnishing and renovation levels. That gives buyers room to compare individual units rather than accept one developer package. Because a full original floor-plan archive was not located, larger or unusual layouts should be checked against the registered unit plan.

Major property databases consistently describe a single eight-storey building with 203 units and identify Richy Rich Property as the developer. For a buyer, the important point is that this is no longer a developer-sale proposition. There is a physical building to inspect, occupied common areas to judge, a condominium juristic person whose records can be checked, and a secondary market where individual units differ materially in condition. We did not locate a current official project website, so present-day transaction terms should be taken from the seller's documents and the condominium's own records rather than old launch material.
The project sits at the lower end of Bangkok's resale market by ticket size. DDproperty showed active offers from roughly THB 1.04M to THB 1.90M when checked on 16 September 2026, while PropertyHub had current listings starting around THB 1.15M. Older project profiles still display a launch price of about THB 799,000, but that number belongs to the original sales period and should not be treated as a current asking price. Current listings show compact units around 29–32 sqm as well as larger homes in the 46–57 sqm range. Because we could not find a complete original developer floor-plan archive, the larger resale configurations should be checked against title documents and the unit's registered plan rather than assumed to be original.

Access to rail is useful but not doorstep-close. FazWaz and DDproperty place Phetkasem 48 MRT at about 1.1 km from the project. That distance can work well for someone who is comfortable walking, cycling or using a short motorbike-taxi connection, but it is not the same proposition as a building directly outside a station entrance. Phetkasem 48 is one stop from Bang Wa, where the MRT Blue Line connects with the elevated rail network. In practical terms, the project has access to Bangkok's rail system while retaining the feel of an inner residential soi. Buyers who choose primarily on station proximity should test the last-mile trip at the time of day they expect to travel.
The immediate area is an established local neighbourhood rather than a master-planned district. Small shops, food outlets, schools and everyday services line the surrounding streets, while larger destinations such as Seacon Bangkae, The Mall Bangkae, Siam University and several hospitals are part of the wider catchment. This matters more for daily living than a long marketing list of landmarks. Some older reviews were written before the Blue Line extension was operating and therefore use travel references that are now dated. For that reason, this dossier relies on the current Phetkasem 48 MRT connection rather than reproducing old access claims.
Shared facilities are functional rather than resort-style. Multiple sources confirm parking, a passenger lift, CCTV, controlled access and security. Homenayoo and FazWaz also list a gym, while DDproperty lists a community garden. We did not find reliable confirmation of a swimming pool. A buyer should therefore judge the building on how well its basic systems are actually maintained: lift operation, access control, corridor condition, parking management, security staffing and the financial health of the condominium juristic person. In an older completed building, the quality of maintenance can matter more than the original amenity list.
Foreign ownership needs to be verified at unit level. DDproperty classifies the project as freehold, and a Dot Property resale listing identified one unit as eligible for foreign-quota ownership. That does not prove that the building has quota available for every foreign buyer today. Thai condominium rules limit foreign ownership to 49% of the aggregate unit area in a registered condominium. Before a non-Thai buyer commits a non-refundable deposit, the condominium juristic person should confirm the current foreign-ownership ratio and whether the selected unit can be transferred in freehold.
Because the project is long completed, due diligence is less about construction risk and more about the individual resale unit and the building's operating history. Two apartments with the same nominal area may have very different renovation quality, plumbing and electrical condition, furniture, outlook, noise exposure and maintenance history. Current listings include both unfurnished and furnished units. The asking price is therefore only the start of the comparison. A sensible review should include the unit title, seller identity, outstanding common fees, the condominium's rules, recent financial statements if available, major repair plans and the current condition of common systems.
The Great Condo Petchkasem 48 makes the most sense as a straightforward resale option for buyers who value a relatively low entry budget in Bangkok and are comfortable with a mature building and a short last-mile connection to the MRT. It is less compelling for someone who wants new-build finishes, a station-front address or a large amenity deck. There is no evidence here for guaranteed returns or automatic capital growth. The decision rests on a narrower set of questions: whether the chosen unit is priced fairly for its condition, whether ownership can be transferred in the required form, and whether the building's management and maintenance are good enough for the buyer's intended use.
Ownership format
The project is traded as a freehold condominium. A foreign buyer can register a unit in freehold only while the building remains within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area. If that quota is full, other contractual structures, including leasehold, may be offered; the route for the specific unit should be confirmed with the condominium juristic person before paying a deposit.

Resale stock ranges from compact units around 29–32 sqm to larger one-bedroom apartments around 46–56.77 sqm. The available sources do not provide a complete original developer layout schedule, so the selected unit's area and internal configuration should be checked against its title and registered plan, especially for the larger layouts.
DDproperty currently shows a 57 sqm two-bedroom resale in the building. That confirms the existence of this configuration on the market, but not that it was part of the developer's original product schedule. The actual layout should be matched to the unit's registered documents before purchase.
