Seven-home scale

A seven-villa estate is easy to understand on the ground: the buyer can see the exact home, its position, the neighbouring villas and the condition of shared areas. The trade-off is a thin resale market, where available stock is irregular and one unusual sale can sit far away from the pricing of the other homes.

Inspectable, not off-plan

The development is already built, so the purchase does not depend on a future construction promise. Due diligence simply moves to different questions: pool and roof condition, mechanical systems, renovation history, estate arrears, registered area and whether any tenancy continues after completion of the sale.

Established Kamala base

Regent places Kamala Beach about 0.9 km away and Patong about 8.6 km away. The estate is therefore tied into an existing west-coast town rather than a self-contained resort compound, giving owners access to beach life and local services without requiring every daily need to be provided inside the project.

Private plus managed

Private pools and two-car parking give the homes the autonomy buyers expect from a villa, while the project profile also lists a communal pool, gym, sauna, reception, security and CCTV. The important check is not whether those amenities once existed, but which services remain active and what the selected owner is contractually entitled to use today.

About the project

The Regent Pool Villa is a completed, very small private-pool villa community in Kamala on Phuket’s west coast. The number of homes is one of the most useful facts about it: both the Regent project material and major property databases point to just seven villas. That makes the buying process closer to assessing an individual resale house than choosing a standardized unit in a large new development. FazWaz records completion in January 2017, while Regent currently presents the property as ready to move into and continues to market accommodation for both sale and rental.

The physical proposition is a private villa inside a managed Regent setting. Regent describes private pools, open terraces and parking for two cars, while the project databases add shared facilities including a communal pool, gym, sauna, reception area, security and CCTV. For an owner, this creates a middle ground between a fully standalone house and a resort condominium: the home has its own outdoor space and pool, but there is still an estate structure around it. Buyers who value privacy should nevertheless look at how the shared services actually operate today, because a completed 2017 project may not be managed exactly as it was when first sold.

The biggest research issue is the villa configuration. Regent’s current page describes a two-storey villa with two bedrooms, two bathrooms and more than 450 sqm across the ground and first floors. FazWaz’s project profile instead records two-bedroom villas of 388–405 sqm and a three-bedroom type of 459 sqm. Live resale inventory adds another layer: there are listings with three or four bedrooms at only 254 sqm of internal area. Those figures should not be blended into a single neat range. A sensible buyer should treat the selected villa’s measured area, registered documents and actual floor plan as the primary evidence.

Resale pricing is equally unit-specific. On 8 September 2026, the lowest active listing found during this review was THB 10,500,000 for a three-bedroom, 254 sqm villa. Another 254 sqm home with four bedrooms was listed at THB 12,000,000, while larger two- and three-bedroom homes in the same project were offered at materially higher figures. The low entry price is therefore only a market anchor. It does not by itself tell you whether the cheaper villa is better value, because tenure, renovation history, plot size, tenancy, furniture, maintenance condition and the rights being transferred can all differ.

Kamala is a practical west-coast base rather than a remote resort enclave. Regent gives 0.9 km to Kamala Beach, 1.7 km to Carnival Magic, 2.4 km to Café Del Mar, 8.6 km to Patong and about 25 km to Phuket International Airport. Other portals show slightly different beach distances depending on the point measured and the route used. What matters more for day-to-day ownership is that the estate sits within an established beach town with shops, restaurants, local services and direct road access to Patong and the rest of the island.

The project also has a mixed residential and hospitality character. Regent advertises daily and monthly stays, and the secondary market includes long-term rental stock. That can be useful for an owner who wants an established rental channel, but it also means the community should not automatically be assumed to function like a purely owner-occupied gated estate. A buyer planning to live there full time should ask how guest turnover is managed. A buyer considering rental use should verify the current management agreement, service scope, fees and any house rules rather than relying on the marketing page alone.

Tenure is a separate due-diligence track. Thai rules generally prevent a foreign individual from owning the land beneath a villa directly in their own name, although a foreigner may own a building and may use land through a registered lease where properly structured. Government and BOI material describes the usual registered lease ceiling as 30 years, with any further renewal depending on contractual arrangements and the lessor. The Regent Pool Villa listings are not uniform: one current three-bedroom resale is marked leasehold, some other listings refer to Thai or company ownership, and another current listing leaves both villa and land tenure unspecified.

Running costs should also be checked from current owner statements rather than copied from the legacy project profile. FazWaz quotes a common-area fee of THB 6 per sqm and a sinking fund of THB 200 per sqm, yet different parts of its pages are inconsistent about whether the calculation base is internal area or plot area. A sinking fund is normally associated with capital reserves and may already have been paid during the original transfer, so it should not automatically be treated as a new resale charge. The useful evidence is the latest management invoices, confirmation of any arrears, current estate rules and a clear split between shared costs and maintenance that remains the private owner’s responsibility.

For that reason, The Regent Pool Villa works best as a project where the buyer inspects the actual resale asset rather than purchasing the project name. The estate’s small scale, private pools and Kamala location are easy to understand. The difficult part is the variation between individual homes after almost a decade of ownership, rental use and possible reconfiguration. Before committing, the buyer should reconcile the physical villa with the title and building documents, confirm exactly what land right is being transferred, check outstanding estate charges, inspect the pool and building systems, and review any tenancy that survives the sale.

Ownership format

A foreign buyer does not acquire the underlying land directly in their own name. Building ownership and the legal basis for using the land must be checked for the selected villa. Current project listings include registered leasehold as well as Thai- or company-held arrangements, so tenure labels cannot be carried from one resale unit to another without reviewing the title and transaction documents.
