Why this project is worth a look

A real live-work plan

Supakin was designed around a ground-floor commercial zone and dedicated work rooms rather than retrofitting an office into a spare bedroom. It can work for an owner-operated business or professional practice when the same address genuinely needs to serve both personal and business life.

Only 18 homes

The low density is literal: the entire compound contains 18 properties. That brings a smaller-neighbourhood feel, but it also explains why the shared-facility package is narrower than a large condominium or master-planned estate.

Rail access is practical

Tha Phra MRT is quoted at about 600 metres by the developer. For a large urban home that gives residents, staff and visitors a usable alternative to driving, which is particularly relevant to the home-office format.

Unusually large interiors

Usable areas of 351–516 sqm allow work rooms, living rooms and bedrooms to stay functionally separate. The same scale also means higher furnishing, air-conditioning and maintenance needs, so the space has to solve a real requirement rather than simply look impressive on paper.

You can inspect reality

With construction complete, the key evidence is the exact house rather than the launch rendering. That matters on resale: a current listing describes a 424 sqm, six-bedroom property, showing how actual owner-modified layouts can diverge from the developer's standard room schedule.

About the project

Supalai Grand Essence @Tha Phra Interchange is a completed 18-home development in Wat Tha Phra, Bangkok Yai, and it makes more sense to read it as two products sharing one small compound than as a conventional townhouse estate. Supakin is a 4.5-storey home-office format built around living and working under one roof. Supayada is a 3.5-storey semi-detached house with a more residential family layout. The distinction matters because the room programme, parking capacity and likely buyer profile are quite different.

Space is the defining feature. Published usable areas run from 351 to 516 sqm. The developer's standard Supakin plan includes three bedrooms, seven bathrooms, a multipurpose room, two dedicated work rooms and a commercial area on the ground floor, with parking for two to three cars. Supayada starts from a larger family brief: four bedrooms, six bathrooms, two multipurpose rooms, a study, two living rooms and four parking spaces. Those are unusually large internal programmes for an urban low-rise project, so the decision is less about maximising unit count and more about whether the buyer genuinely needs the space.

The site is on Ratchadaphisek Road in Wat Tha Phra, close to the Tha Phra interchange. Supalai quotes roughly 600 metres to Tha Phra MRT and 1.2 km to Talat Phlu BTS. That can be useful for a home-office buyer because staff, visitors or family members have a realistic public-transport option, while road access still supports a car-oriented household. The project also sits within the Thonburi street network connecting Ratchadaphisek with Phetkasem, Charan Sanit Wong and Ratchaphruek.

Construction risk is largely behind the buyer. Supalai's 2023 annual report recorded 100% construction progress for the project, and the developer's current catalogue labels it ready to move in. Major property portals also place completion in 2023. A present-day purchase therefore shifts the due-diligence focus: inspect the exact house, confirm whether it is developer stock or resale, check any owner alterations, and compare the delivered specification with the standard plan rather than treating an old launch brochure as the contract.

The shared amenity proposition is intentionally light. Supalai lists security, CCTV, controlled access, parking and home-automation features, with provision for EV charging and a passenger lift. Its published facility list does not show a swimming pool, gym or large clubhouse. For some buyers that is a sensible trade-off in an 18-home compound; for others, especially those coming from full-service condominium living, it may be a material limitation rather than a minor omission.

The houses were planned for adaptability rather than a single rigid use. Independent project coverage records aerated-block construction, large glazed openings, three-phase power and EV-charger provision, while the Supakin plan places the commercial component on the ground floor and keeps bedrooms and other private rooms above. That separation is useful if clients or staff will enter the property regularly. On resale, however, the standard floor plan is only a baseline: partitions, electrical systems, lift installation and room use may have changed, so the physical inspection and approved documentation matter more than the original rendering.

The price history should not be mistaken for an investment-performance series. Launch coverage in 2022 cited a starting level around THB 19.9M, Supalai's 2023 annual report showed THB 19M or more, and the developer's current catalogue now starts at THB 15.9M. The dedicated project page still shows THB 16.9M, while a current resale listing is around THB 20M for a particular home. These are different things — launch pricing, developer inventory and an individual resale ask — and they do not establish appreciation, depreciation or achieved transaction values.

Foreign-buyer structuring needs separate attention because this is a house-and-land product, not a condominium. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions, so the familiar 49% condominium foreign quota is not relevant here. The project material reviewed does not publish a dedicated foreign-buyer tenure route. Before committing to a specific property, the buyer needs the land title, the proposed land-holding or lease structure, and the ownership of the building itself to be clear in the transaction documents.

Ownership format

The project is marketed as an outright house-and-land sale for buyers who are legally eligible to hold land in Thailand. A foreign individual generally cannot register Thai land in their own name, and no project-specific foreign-buyer ownership structure was confirmed in the public material reviewed.

Home types & sizes

Supakin — home office
351–516 sqm
7 bathrooms

A 4.5-storey layout. The developer's standard programme includes 3 bedrooms, 1 multipurpose room, 2 work rooms, a ground-floor commercial zone and parking for 2–3 cars.

Supayada — semi-detached house
390–462 sqm
6 bathrooms

A 3.5-storey layout with 4 bedrooms, 2 multipurpose rooms, a study, 2 living rooms and parking for 4 cars in the developer's standard plan.

The figures above are usable areas from the developer's material, not plot sizes. Individual homes can differ: a current FazWaz resale listing describes a 424 sqm property with 6 bedrooms and 7 bathrooms, so the selected home's actual layout should be checked on inspection and against its documents.

Best for: An owner-operated business or professional practice that genuinely benefits from combining work and home at one address.; A family that needs 351 sqm or more of internal space in urban Bangkok without moving into a high-rise condominium.; A buyer who values an 18-home compound and a completed product more than a large clubhouse, pool or gym package.; A Thai buyer, or another legally eligible land-holding structure, that understands the house-and-land tenure rather than expecting condominium-style foreign ownership.; may not suit: A foreign individual expecting to register the land in their own name as straightforwardly as a qualifying condominium unit.; A buyer looking for a small, highly standardised urban unit with the broadest possible resale audience.; Someone for whom a swimming pool, gym and extensive shared clubhouse facilities are non-negotiable..
