Why this project is worth a look

More usable space

One-bedroom units are generally in the mid-to-high 40 sqm range, while original two-bedroom layouts are mostly in the mid-60s to high-70s. That does not make every resale good value, but it gives buyers a different proposition from newer compact Bangkok projects. The real comparison should include room proportions, kitchen separation, storage and circulation space, not just the headline square metres.

Walkable rail access

Pho Nimit BTS is close enough to be part of the daily routine rather than a feeder trip. That gives owner-occupiers a practical route through Wongwian Yai and Krung Thon Buri toward the central city, and it broadens the tenant pool for landlords. The station alone does not determine rentability, though: renovation quality, noise exposure, view and furnishing can create a large gap between two units in the same tower.

A building you can inspect

Completion in 2011 means buyers can assess the actual common areas, lifts, façade and management rather than relying on launch material. Land and Houses included The Room Sathorn-Taksin in its post-earthquake condominium inspection programme in 2025, while a public structural-check record marks the building safe with a 10 April 2025 date. That is useful context, but a resale buyer should still inspect the unit and review current juristic-person documents.

Strong parking ratio

Multiple project profiles report parking at roughly 80% of the unit count, an important practical feature for a 268-unit tower near a rail station. It may suit households that still drive across Bangkok. The ratio is not the same thing as a deeded space, however, so buyers should ask how spaces are allocated, whether there are restrictions on a second car and how visitor parking works.

Resale pricing is uneven

Live listings show a wide spread even within the same bedroom category. Renovation, floor, outlook, furnishing and seller urgency all matter, and portal labels can be inconsistent. The THB 3.29M entry point is useful for market orientation, not as a valuation of the whole building. A sensible offer should be built from a small set of comparable units and backed by title, quota and common-fee checks.

About the project

The Room Sathorn-Taksin is a mature resale building rather than a new launch whose value depends on a future delivery promise. Developed by Land and Houses, it is a single 23-storey tower with 268 units near Pho Nimit on the Thon Buri side of Bangkok. The main project databases agree on the developer, scale and 2011 completion year. That changes the diligence process: the useful questions are no longer about whether the building will be delivered, but about the condition of the exact unit, the condominium juristic person, maintenance history, current common-area costs and how the property has held up after more than a decade of occupation.

Space is one of the building's clearest practical distinctions. Original project profiles describe one-bedroom units at roughly 45–49 sqm and two-bedroom layouts around 66–79 sqm, although live resale advertisements sometimes show areas just outside those bands. The title-deed area therefore matters more than a portal label. For buyers comparing this building with newer mass-market launches in Bangkok, a one-bedroom in the mid-to-high 40 sqm range can feel materially different in daily use: there is more room for a proper living area, storage and, in many units, a more separated kitchen rather than a compact studio-like plan.

The address is on Ratchaphruek Road close to Pho Nimit BTS, giving the project a straightforward urban use case. It works for residents commuting through Wongwian Yai and Krung Thon Buri toward the central business districts, while still sitting on the Thon Buri side of the river. Portal measurements vary depending on which entrance or map pin is used, but all place Pho Nimit within a short walk. The road location is a benefit for access and a possible drawback for noise, so orientation, glazing and the actual floor should be judged during a viewing rather than inferred from the project name or a map.

The common facilities are established rather than elaborate: the swimming pool and gym are identified on the seventh floor, supported by a lobby, garden or shared outdoor space, meeting or multipurpose areas, security, CCTV and controlled access. Current project profiles also report parking equivalent to about 80% of the unit count, two passenger lifts and one service lift. Current project databases display a common-area fee of THB 40 per sqm. Because this is a resale building, that figure should be checked against the latest juristic-person statement together with any special assessments and arrears attached to the seller's unit.

There is still a visible resale and rental market in 2026 rather than a handful of stale legacy advertisements. In early October, the lowest live sale anchor we found was THB 3.29M for a 47 sqm one-bedroom on the 22nd floor. Other one- and two-bedroom listings sit materially higher, so the low figure should be treated as a specific seller's ask rather than a project-wide valuation. The same applies to investment analysis: asking rent and asking sale price are easy to find, but the sensible comparison is between genuinely similar units after accounting for renovation, furniture, floor, outlook and ownership quota.

A resale purchase also needs to be underwritten at unit level. The buyer is not acquiring an abstract share of the project; they are buying a specific title from a specific owner. Before a deposit, the useful documents are the unit title, seller authority, a juristic-person statement on outstanding common charges, and a clear inventory of furniture and appliances included in the deal. A foreign buyer also needs the building's foreign-quota position confirmed for that unit and a compliant funds-transfer trail for registration. In an established condominium, these transaction details normally matter more than the original launch price or the developer's decade-old fit-out specification.

Ownership format

Condominium units can be held freehold by foreign buyers within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. The quota status must be checked for the specific resale unit: an attractive asking price does not mean that unit is available in foreign freehold.

Unit types & sizes

1 bedroom
Approx. 45–49 sqm
Typically 1 bathroom

The core option for a single resident or couple. Current resale stock frequently appears around 46–49 sqm, and some units offer a more separated kitchen than newer compact condos. The exact area should be taken from the title deed because resale advertisements may round or reproduce owner-supplied figures.

Current lower asking-price anchor from THB 3.29M
2 bedrooms
Approx. 66–79 sqm in original project profiles
Typically 2 bathrooms

A more family-oriented layout with materially more living space. Live resale stock commonly appears around 67–78.5 sqm, while a few advertisements fall outside the original published range. Buyers should therefore verify the registered area and layout of the exact unit rather than treating one listing as representative of every two-bedroom.

Original project profiles show one-bedrooms around 45 sqm and two-bedrooms at 66–79 sqm; other databases extend those bands to roughly 49 sqm and 89 sqm. The page keeps the conservative original range, while the registered area of any selected resale unit should be checked on its title deed. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Physical address: 99 Ratchaphruek Road, Thon Buri, Bangkok 10600; current postal-style address records place it in Bukkhalo.
  • Pho Nimit is the nearest BTS station. Published distances vary by map pin and entrance, from roughly 200 to 320 metres.
  • The tower fronts Ratchaphruek Road, which is convenient for driving but makes unit orientation and traffic noise worth checking in person.
  • The rail corridor connects through Wongwian Yai and Krung Thon Buri toward central Bangkok without requiring a car trip to reach the station.

Price & purchase terms

  • Current price: From THB 3.29M based on an active PropertyHub resale listing checked on 7 October 2026: a 47 sqm one-bedroom on the 22nd floor. This is a lower secondary-market asking-price anchor, not a developer price; availability, condition, ownership quota and final terms need to be confirmed before purchase.
  • Completed: 2011

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: Owner-occupiers who want a one-bedroom materially larger than many recent compact launches while retaining walkable rail access.; Couples or small families considering a roughly 66–79 sqm two-bedroom and willing to select on actual unit condition rather than building age alone.; Buyers who still drive and value the reported high parking ratio alongside BTS access.; Investors who prefer an established resale and rental market and are prepared to underwrite the exact unit after common costs, renovation and vacancy rather than relying on a project-wide yield claim.; may not suit: Buyers who specifically want a brand-new tower with the latest amenity package may find a 2011 building too mature for their preference.; Pet ownership may be a poor fit: current project profiles state that pets are not allowed, although the latest juristic-person rules should be requested before relying on that point.; Foreign buyers who require confirmed foreign freehold should not reserve a unit based on price alone; quota availability needs to be verified for that exact title before paying a deposit..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Foreign-quota availability is not publicly confirmed for the THB 3.29M unit. The condominium juristic person should confirm the quota position before any reservation deposit is paid.
  • Most sources give 2011 as the completion year, while several databases index December 2010. We use 2011 for the project record; the exact condominium registration date can be checked in the juristic-person documents if material to the buyer.
  • Address databases alternate between Bukkhalo and Bang Yi Ruea, and map pins differ slightly. The physical Ratchaphruek Road building is clear, but transaction documents should follow the address shown on the selected unit's title.
