More than one transit option

Talat Phlu and Pho Nimit BTS stations are both within walking distance, while Ratchaphruek BRT adds another route. The project is therefore connected without being attached to a station. A viewing should include the walk at the time you would normally commute, because road crossings, heat, rain and pedestrian comfort can matter more than a straight-line distance quoted in a portal.

Usable mid-size layouts

The original mix centres on 27.5 sqm studios, 35–40 sqm one-bedroom apartments and 58–62 sqm two-bedroom units. Buyers who prefer a one-bedroom in the mid-30 sqm range have a substantial resale pool to choose from. The important counterpoint is age: a cheaper unit that needs air-conditioning, bathroom or kitchen work may not remain the cheaper option once refurbishment is included.

The pool, gym, parking structure, children’s area, laundry facilities and access-control system are already operating. That lets a buyer judge maintenance quality directly instead of relying on a launch promise. In a mature condominium, practical checks such as lift waiting times, evening parking pressure, pool upkeep and the condition of common corridors can be more revealing than the amenity list itself.

Narai Property’s own corporate history places the project in its 2008–2010 development period, while the main project databases describe a completed high-rise scheme with two buildings, 29 floors and 829 units. That age is not a footnote; it determines what matters in due diligence. Buyers are choosing individual owner-held apartments with different renovation histories, views, furniture packages, maintenance records and legal positions. Two units with the same stated area can be very different purchases. The useful questions are therefore less about promised amenities and more about the actual condition of lifts, common areas, waterproofing, mechanical systems, juristic-person management and the apartment itself. A mature building can be easier to judge because most of its strengths and weaknesses are already visible, but it also demands a more unit-specific inspection than a brand-new handover.

The location sits on the Thon Buri side of Bangkok, along the Ratchaphruek–Taksin–Thapra corridor. Current property records frequently use 555 Somdet Phra Chao Tak Sin Road, Bukkhalo, Thon Buri, Bangkok 10600, while older project reviews describe the site from the Ratchaphruek side and sometimes assign it to Bang Yi Ruea or the broader Talat Phlu area. The mapping points are consistent with the same complex, but a buyer should rely on the title deed and juristic-person records for the contractual address. The practical appeal is transport choice rather than a direct station connection. Current sale listings place Talat Phlu BTS roughly 540–570 metres away; an older on-site review measured both Talat Phlu and Pho Nimit at about 400 metres from the project. Ratchaphruek BRT is closer, with sources ranging from roughly 300 to 360 metres. That gives residents several ways to reach Sathorn, Silom, Wongwian Yai and western Bangkok. The trade-off is obvious: this is a major urban road environment, so traffic, road noise and the orientation of the exact unit deserve attention during a viewing.

The original unit mix is straightforward. Historical project material and detailed reviews consistently show studios around 27.5 sqm, one-bedroom units around 35–40 sqm and two-bedroom layouts around 58–62 sqm. Modern resale listings also contain two-bedroom apartments close to 74 sqm. That larger figure is not documented clearly enough in the original project summaries to treat it as a standard launch type, so the title-deed area should take priority over portal labels. The older project review records a 2.60-metre ceiling height and says the apartments were originally delivered in a fitted rather than fully furnished condition, with items such as the kitchen counter, built-in wardrobe and sanitaryware provided. More than fifteen years later, those original specifications are much less important than what the owner has repaired or replaced. Air-conditioning systems, kitchen joinery, bathroom waterproofing, flooring, windows and electrical work can materially change the cost of making a resale unit comfortable.

The communal facilities are unusually well documented for an older project. Parking occupies floors 1–6 in the detailed review, while the third floor includes a children’s area and laundry facilities. The main leisure deck is on the seventh floor with a long swimming pool, a separate children’s pool and a fitness room. Each building is reported to have three passenger lifts plus one service lift. Around 500 parking spaces are cited, equivalent to roughly 60% of the 829 units. That is a meaningful supply, but it is not the same as a guaranteed bay for every owner. Published project profiles also show a common-area fee of THB 28 per sqm per month and a historical sinking-fund contribution of THB 250 per sqm. In a resale transaction, the buyer should treat those as reference figures and obtain the current juristic-person statement, including any outstanding balance on the unit and the latest fee schedule. In an older high-rise, the condition of the reserve fund and major planned works can matter as much as the monthly fee itself.

The secondary market remains active in 2026. The lowest fresh listing found during this check was around THB 1.85 million for a studio of roughly 28 sqm, with one-bedroom asking prices also appearing around THB 1.98–1.99 million and larger two-bedroom units at materially higher levels. Those numbers should be read as asking-price anchors, not as a project-wide valuation. A lower-priced apartment may reflect condition, floor, view, seller urgency, ownership quota or simply a stale or duplicate listing. For a foreign buyer there is another decisive filter: quota availability. Thailand allows foreigners to hold condominium units in freehold only within the statutory foreign-ownership ceiling of 49% of the total unit area in the registered condominium. A portal can correctly label the project as freehold while a particular resale apartment is unavailable for foreign freehold at that moment. The quota confirmation therefore belongs before a binding deposit, together with the title deed, seller identity, juristic-person debt clearance and the exact area recorded for the unit.

Ownership format

The project is marketed and recorded as a freehold condominium. A foreign buyer can register freehold ownership only while foreign ownership remains within the statutory 49% ceiling of the total unit area in the condominium. If the selected resale unit is not available within that quota, the transaction structure has to be checked separately rather than assumed.
