Narai Property’s own corporate timeline places the project in its 2014–2016 development period, while the Department of Lands recorded the condominium registration on 19 October 2016. That distinction matters to a buyer in 2026: this is no longer a construction story where the key questions are delivery risk and whether the developer will meet a promised handover date. Buyers are choosing among real resale units in an operating building, so due diligence shifts to the individual title, the juristic person’s records, outstanding common charges, actual unit condition, ownership eligibility and how well the listing description matches the registered property.

The development is a single 21-storey building. Most market databases describe 814 residential units, while a launch-period project review explicitly separated 814 homes from one retail unit. The Department of Lands registration record lists 815 units, which is consistent with that residential-plus-retail breakdown. We therefore use 814 as the residential count rather than quietly converting a registered commercial unit into another apartment. Either way, this is a large building rather than a low-density residence. Historical project information also records a 4-3-05 rai site and about 427 parking spaces. Published distances to Tha Phra MRT vary slightly by source, from roughly 350 to 430 metres; fresh DDproperty listings put it at about 400 metres. That is close enough to matter for ordinary commuting and gives the project a more credible transport advantage than developments that market a station several kilometres away as being 'near MRT'. The trade-off is equally physical: Phet Kasem is a major urban road. Two units with the same floor area can have very different noise exposure, outlook and privacy depending on floor and orientation, so those details should be checked at the actual unit rather than inferred from the project name.

The 73.43 sqm figure exceeds the published launch-period two-bedroom range, so it should not be used to rewrite the project’s original unit schedule without title evidence. Secondary-market descriptions can be accurate, but they can also reflect broker input, later reconfiguration or simple metadata errors. Registered area is what matters when the legal object being transferred, ownership ratio and transaction costs are checked.

Thailand’s condominium rules allow qualifying foreign buyers to own units freehold, but foreign ownership in aggregate cannot exceed 49% of the total area of all units in the condominium. It does not prove that every unit advertised today can be transferred to a foreign buyer. In practical terms, The Parkland Phetkasem - Thapra is a mature secondary-market option rather than a new-build proposition: the entry price is relatively low in absolute terms, the MRT is genuinely walkable, the one- and two-bedroom formats are easy to understand, and there is enough resale and rental activity to compare multiple units. The other side of that maturity is a building delivered in 2016 with 814 residential units and no developer instalment plan or new-build warranty proposition to lean on. Value here will depend much more on the specific apartment and the building’s current management condition than on the original launch story. A well-positioned, well-maintained unit and a noisy or tired one can sit in the same tower and deserve very different prices.
