Why this project is worth a look
More space for the money
The project is most compelling when the buyer values usable area. Resale stock includes homes around 51–52 sqm, 73–94 sqm and much larger units, while the lowest current asking prices sit near THB 1.1M for compact stock. That creates options for buyers who want a real living room, separate kitchen or two proper bedrooms without moving into a much higher budget. Condition and tenure still need to be compared on a like-for-like basis.
The Yellow Line is real
Future transit was once part of the sales story; today YL16 Si Udom is operating. DDproperty places the station at about 580 metres from the project. The building is still in eastern Bangkok rather than the central business district, but rail access materially reduces dependence on cars and taxis for people whose daily destinations sit along the Yellow Line network.
Established shared facilities
Two towers and more than 1,400 homes support a substantial amenity base: a large pool, gym, sauna, aerobics room, roof garden and on-site retail. The advantage is that a buyer can inspect everything before committing. The downside is that the quality of management matters greatly in a project of this scale, so lifts, parking, common-area upkeep and juristic-person finances deserve as much attention as the private apartment.
A negotiable resale market
Dozens of current listings mean buyers are not dependent on a single sales desk or a single owner. Similar units can be compared and negotiated against each other. Portal counts do include duplicate agency advertisements, so the headline number of listings should not be mistaken for an exact count of unique apartments.
Unit checks beat brand comfort
Supalai is a long-established listed developer, but the project has been completed for many years. The developer name is therefore background rather than a substitute for transaction due diligence. Seller title, debt status, foreign-quota availability, alteration history and the physical condition of the exact unit are the issues that will determine how clean the purchase is today.
About the project
Supalai Park Srinakarin is a mature high-rise condominium on Srinagarindra Road in Nong Bon, Prawet. Its case in 2026 is not about buying into a new launch. It is about buying space in an established eastern Bangkok location at resale pricing. The project has two 25-storey towers with 1,415 homes in total: 707 in Building A and 708 in Building B. Major current property databases record completion in 2009, although some older directories say 2010, so the building date is one of the few details worth reconciling against the condominium documents before transfer. The age is material. Buyers should expect more variation in renovation quality and building condition than in a recently delivered project, but they also get access to apartment sizes that are increasingly uncommon at this end of the market.
The physical address is consistently shown as 688 Srinagarindra Road, Nong Bon, Prawet, Bangkok 10250. This is a main-road condominium rather than a project buried inside a small soi. That makes the location easy to understand and gives residents direct access to the Srinagarindra corridor, but it also makes unit orientation important. A high-floor home facing away from the road can feel very different from a lower-floor unit exposed to traffic. The most important change since the project was launched is public transport: DDproperty places YL16 Si Udom station at roughly 580 metres. For an owner who uses the Yellow Line, this is now a real mobility advantage rather than a future infrastructure story used in an old sales brochure.

The developer's original positioning was straightforward: studios, one-bedroom and two-bedroom homes, with older material showing roughly 35–84 sqm. Today's resale stock is more complicated. Current listings regularly show 36–38 sqm studios, one-bedroom homes around 51–52 sqm, two-bedroom units from the 70s into the 90s, and larger homes of 118–144 sqm, including three-bedroom offers on upper floors. That broader range is useful, but it also means buyers should not treat every portal label as an original developer floor plan. Over more than fifteen years, units may have been combined, altered or simply described inconsistently by agents. For a large or unusually configured home, the registered area, title, approved plan and actual walls are more important than the listing headline.
The project still has a genuinely active resale market. PropertyHub and DDproperty both show dozens of sale listings, and current September 2026 inventory includes entry-level asking prices around THB 1.1 million for a small 36–37 sqm unit. That number is an asking-price floor, not a project valuation and not an expected closing price. At the same time, large three-bedroom homes around 144 sqm are marketed for several million baht. The spread is wide because Supalai Park Srinakarin is no longer a uniform product sold by one developer sales desk. Price now reflects tower, floor, view, renovation quality, furniture, legal quota and seller motivation. A useful comparison set is therefore three to five genuinely similar units, not the cheapest and most expensive advertisements on a portal.
The amenity package is substantial for a project of this generation. Sources repeatedly identify a large swimming pool, fitness facilities, sauna, aerobics room, landscaped areas, a roof garden of more than 4,000 sqm, shops and food outlets inside the complex, 24-hour security and CCTV. PropertyHub describes the main pool as 62 metres long. Those facilities matter, but their present condition matters more. In a 1,415-unit development, lift performance, parking discipline, pool maintenance, common-area repairs and the condominium juristic person's finances will shape daily life more than the original brochure list. A serious buyer should spend time in both towers, ideally during an evening peak, and look at the building as a functioning residential community rather than only inspecting the private unit.
Legally, this is a condominium rather than a land-and-house purchase. DDproperty identifies the project tenure as freehold. For a foreign buyer, however, freehold ownership is only available while the selected unit can be transferred within Thailand's foreign ownership quota. Government guidance under the Condominium Act caps foreign ownership at 49% of the total unit area in a condominium building. The practical implication is simple: an advertisement that says 'freehold' does not prove that a foreign buyer can register that particular unit in foreign name today. The condominium juristic person must issue the relevant foreign-quota confirmation for transfer, and the buyer must also satisfy the applicable remittance and registration requirements. Any leasehold alternative should be assessed as a separate contract, not treated as the same legal interest.
For the right buyer, the project has an unusually clear value proposition: an established location, Yellow Line access, large unit sizes and enough resale inventory to negotiate rather than chase a single seller. The trade-off is that the building is mature. Two homes with the same registered area can have very different real costs after purchase if one needs electrical work, air-conditioner replacement, kitchen renewal or correction of an unapproved alteration. This is why Supalai Park Srinakarin rewards unit-level due diligence. The developer's brand and the project's long operating history are useful context, but the purchase decision in 2026 should be made on the condition, documents and price of the exact apartment being transferred.
Ownership format
The project is a freehold condominium. A foreign buyer can register freehold only within the 49% foreign ownership quota by total unit area in the building; quota availability must be confirmed for the selected unit before transfer.
Unit types & sizes
Original project material starts studios at roughly 35 sqm, while 2026 resale stock commonly shows 36–38 sqm. This is the lowest-cost entry point, but renovation condition, orientation and legal quota can make two apparently similar units very different purchases.
The original mix lists a one-bedroom of about 52.5 sqm. Resale portals also show 36–37 sqm units marketed as one-bedrooms, which may reflect conversions or inconsistent agent labelling. Compare title and floor-plan documents, not just the marketing label.
Older project material runs to about 84 sqm, while current listings include roughly 73, 78, 84, 93–94 and 118 sqm. Some larger homes may be non-standard or combined layouts, so the registered unit area and approved plan matter more than the agent description.
The 2026 resale market includes 144 sqm three-bedroom homes, including top-floor stock. This type did not appear in the original mainstream unit mix, so it should not automatically be treated as a standard developer layout. For these units, confirm how the area was created and whether any combination or alteration was formally approved.
