Its core project specification is unusually consistent across major databases: four eight-storey residential buildings, 840 units and a site of roughly 9 rai 1 ngan 43.5 square wah. The project still has active resale and rental stock, so a buyer can judge it through real units, operating-condition evidence and current carrying costs rather than relying on launch-era marketing.
The consumer-facing brand is Property Perfect, but the legal development history is more specific. Property Perfect's own annual report identifies iCondo Sukhumvit 103 as developed by Bright Development Bangkok Co., Ltd. and states that Bright Development was a wholly owned Property Perfect subsidiary. A few older review pages use 2014, so anyone needing the exact registration date of a particular building should rely on condominium records. For a 2026 resale buyer, the one-year discrepancy matters less than the physical condition of the buildings, lifts, systems, pool, parking and the financial position of the condominium after more than a decade of operation.
There is meaningful resale supply, but listing duplication is high. A regular DDproperty listing checked on 3 October 2026 asked THB 1.49M for an approximately 29 sqm one-bedroom, while PropertyHub showed a comparable THB 1.50M unit. DDproperty also surfaces a THB 1.419M bank-owned unit with a starting price, but that is a different sale process and should not be presented as the standard market floor. A more defensible lower reference for ordinary resale stock is therefore around THB 1.49–1.50M, subject to unit condition, floor, furniture, title and seller terms.
Public unit data is not perfectly harmonised. Home.co.th gives an overall range of roughly 28–47 sqm, PropertyHub shows core one-bedroom units around 30–32 sqm and two-bedroom units around 47 sqm, while live resale listings include larger one-bedrooms around 33–41 sqm and two-bedrooms around 49–52 sqm. That likely reflects a mix of original variants, modified layouts and imperfect listing classification. Registered area and room configuration should be verified from the documents of the selected resale unit.
A practical differentiator is the dedicated six-storey parking building, repeatedly referenced by specialist property databases. Home.co.th confirms a pool, fitness room, landscaped areas, children's play area and security; PropertyHub describes a roughly 3,000 sqm garden and a large salt-water pool. Older material also mentions a shuttle connection to BTS Udom Suk, but continued operation in 2026 could not be verified, so it should not be treated as a dependable current facility.
The project is deeper inside Sukhumvit 103 rather than at the BTS entrance. DDproperty describes BTS Udom Suk as roughly 3 km away, while current listings place Si Udom station on the Yellow Line at about 1.5 km. In practical terms, the address works better for people who combine road transport, taxis or local connections with rail than for buyers who require true walk-out BTS access. Road connectivity toward Srinakarin, Bang Na-Trat and the Bang Na Expressway remains a key part of the location logic.
The rental market is active. Late-September and early-October 2026 listings on DDproperty and PropertyHub showed one-bedroom units around 30–35 sqm at roughly THB 10,000 per month and two-bedroom units around 49 sqm around THB 15,000 per month, with both cheaper and more expensive asks also visible. These figures are snapshots of asking rents, not guaranteed achieved rents. Any investment case should be underwritten from the actual purchase price, realistic rent after negotiation, vacancy, common fees, refurbishment and taxes.
Foreign buyers should not assume that every unit can automatically transfer into foreign freehold merely because the property is a condominium. Before paying a deposit, the buyer should confirm remaining foreign quota for the relevant building and unit, obtain the juristic-person certificate, check common-fee arrears and make sure the title documents match the physical unit. PropertyHub currently shows a common fee of THB 30/sqm, but that is a portal record rather than a fresh juristic-person statement, so the live fee and any special assessments should be confirmed before transfer.
Ownership format
A unit in a registered condominium can be transferred into foreign freehold only if foreign quota remains available.
