Why this project is worth a look
Rail at the rear gate
Khlong San Gold Line station sits directly by the Somdet Chao Phraya side of the project. The connection is operating today and links into the BTS network at Krung Thon Buri.
Two-sided access
The site connects to both Lat Ya Road and Somdet Chao Phraya Road. That gives residents more flexibility for taxis, cars and walking than a tower dependent on one narrow local entrance.
A building you can inspect
This is a functioning condominium with an established resale market. A buyer can judge the exact view, noise level, common areas, lift traffic and unit condition before committing rather than relying on launch material.
More than compact units
The scheme ranges from one-bedroom apartments to large two-bedroom homes and one- to four-bedroom penthouses. It can therefore work for owner-occupiers and families as well as buyers looking at smaller urban units.
Amenities on separate levels
The pool and fitness deck are on level 6, while the top floor carries the sky lounge, meeting space, garden and viewing terrace. The separation makes the amenity programme more substantial than a single shared room at ground level.
About the project
Supalai Premier Charoen Nakhon is an established resale condominium rather than an off-plan proposition. The single 26-storey tower contains 578 residential units, with six retail units incorporated into the lower part of the building, on a site of roughly 5 rai 1 ngan 0.7 square wah. Its most practical feature is the way the site connects to the neighbourhood: one side addresses Lat Ya Road and the other reaches Somdet Chao Phraya Road, where Khlong San station on the Gold Line sits immediately by the project. That makes the building genuinely useful for people who move between the Thonburi side and central Bangkok without relying on a car for every trip. It is worth keeping the location in perspective, though. This is not a riverfront condominium. The Chao Phraya, ICONSIAM and the riverside hotel district are close, but the building itself sits within a busy urban pocket of Khlong San, alongside hospitals, local commerce and established low- to mid-rise streets.
Because the building is complete, the buying decision is now about individual resale stock rather than a developer launch. Current portals show a broad pool of sale and rental listings, which gives a buyer more evidence for comparison but also means there is no single meaningful 'project price'. In September 2026, the lowest active asking level found in the researched listings was about THB 4.3 million for a 34.5 sqm one-bedroom unit. Larger one-bedroom apartments, two-bedroom units and upper-floor penthouses sit at very different price points. Condition matters as much as floor area: furnishing, renovation quality, outlook, floor, tenancy and even how the unit has been maintained can materially change value within the same building. Public project data also continues to quote a common-area fee of THB 50 per sqm per month. For a resale purchase, the current rate should be checked against the latest juristic-person statement rather than assumed from an older marketing sheet.

The unit mix is one of the more distinctive parts of the project. Standard one-bedroom apartments start around 34.5 sqm, while two-bedroom layouts are commonly documented from 73 to 85.5 sqm. The upper floors add one- to four-bedroom penthouses, with the largest published layouts reaching 331 sqm. Residential floors begin on level 6; floors 7–24 follow a repeated plan with up to 30 units per floor, while levels 25 and 26 shift to lower-density penthouse arrangements. This gives the building a much wider range of household sizes than a tower designed almost entirely around compact investor units. The scale should still be considered in day-to-day terms. There are 578 apartments served by three passenger lifts plus one service lift, so a buyer who is sensitive to lift waiting times or lobby traffic should judge that during a real visit at a busy hour rather than from a specification sheet.
Amenities are distributed through the building in a way that can matter in actual use. The ground level combines the lobby, social areas, retail units and landscaped space. Level 6 contains the main leisure deck with a salt-water swimming pool, a separate children's pool, gym, changing areas and sauna. Level 26 adds a sky lounge, meeting room, rooftop garden and viewing terrace, separated from the residential component on that floor. Parking extends through the lower levels and is documented at about 350 cars, roughly 60% of the residential unit count before tandem spaces. That is reasonable for an urban condominium with rail access, but it is not the same as one fixed parking space per apartment. Buyers who require daily parking should confirm the building's allocation rules and the practical rights attached to the specific unit. EV charging, key-card access, face-scan access, CCTV and 24-hour security are also documented for the completed building.
For a foreign buyer, tenure needs to be checked at unit level. The project is marketed as a freehold condominium, and Thai law permits qualifying foreign buyers to own condominium units outright while foreign ownership remains within the statutory 49% quota of the condominium's unit area. That quota is dynamic and is not reliably shown on public listing portals, so it should not be inferred from the wording of an advertisement. A second point of due diligence is the completion date. Current databases are not fully aligned: some record completion in 2020, while others use August 2021. That discrepancy does not change the fact that the building is completed and occupied, but it is a reason to use the unit title, condominium juristic-person records and transfer documents as the primary reference for a transaction. The same approach applies to service charges, parking rights, any tenant in place and the condition of the exact apartment being purchased.
In practical terms, this is an urban Bangkok address rather than a resort-style riverside purchase. Khlong San combines older local streets with the newer commercial gravity created by ICONSIAM and improved transit links across the river. The Gold Line is useful, but it functions as a short connector: residents still transfer at Krung Thon Buri for the wider BTS network. Someone commuting daily to Silom, Sathorn or farther into central Bangkok should test the actual journey rather than assuming that a station at the back gate makes every destination direct. The advantage is that the first and last part of the trip can be rail-based rather than dependent on taxis. Taksin Hospital, local retail, ICONSIAM and a Chao Phraya ferry connection are all close, but the neighbourhood remains busy. For an owner-occupier, the orientation of the selected unit and its exposure to road traffic are therefore more important than a generic neighbourhood description.
The completed status also changes the due-diligence priorities. The question is no longer whether the developer will deliver the promised tower; it is whether the exact resale unit is cleanly transferable, properly maintained and priced sensibly against competing stock. A unit may come with a tenant, owner-installed furniture, alterations, unpaid charges or simply a different level of wear than the photos suggest. A serious viewing should extend beyond the apartment itself and follow the full resident journey from street entrance to lift lobby and corridor. For a rental-led purchase, the large number of active listings is useful because it creates observable competition inside the same building. It also means a future landlord cannot rely on the project's name alone: furnishing, view, floor, condition and asking rent all affect how quickly a unit can stand out against near-identical alternatives.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register freehold title only while foreign ownership remains within the statutory 49% quota of the condominium's unit area; the quota available for any specific resale unit is not publicly confirmed.
Unit types & sizes
The clearest entry-level format in the building. Units around 34.5 sqm sit at the lower end of current asking prices, while layouts closer to 48 sqm offer materially more living space for a single resident or couple. Some databases classify larger units differently, so the exact registered plan should be checked for the selected apartment.
The main family-sized format on the standard residential floors. These layouts are substantially larger than many newer mass-market two-bedroom units, leaving more room for a proper living area, storage and home-working space. Resale choice is typically thinner than for one-bedroom stock.
An upper-floor one-bedroom option with lower-density surroundings than the standard residential stack. Floor, orientation and proximity to the upper-level shared spaces matter more here than the generic penthouse label.
A broad size band, ranging from layouts close to the standard two-bedroom stock to substantially larger upper-floor homes. Comparing these units on price per square metre alone can obscure differences in view, plan efficiency and position.
A scarce large-family format concentrated on the upper levels. Because very few units fall into this category, resale availability can be irregular and pricing is meaningful only at the level of a specific apartment.
The largest and rarest homes in the project. One four-bedroom penthouse is documented on level 26 beside the upper amenity zone; exact plan, access privacy, parking rights and current condition need unit-specific review.
Current project databases align on standard one-bedroom sizes of roughly 34.5–48 sqm and two-bedroom sizes of 73–85.5 sqm, but a completed-building review classifies some 52–55 sqm layouts as standard one-bedrooms while other databases separate similar sizes into penthouse categories. The registered plan and area of the chosen unit should therefore take precedence over the portal label. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The Somdet Chao Phraya Road entrance sits directly beside Khlong San Gold Line station; the actual walk varies with the entrance used.
- The Lat Ya Road entrance is close to Khlong San intersection, giving the building two practical vehicle approaches.
- ICONSIAM is roughly 400 m away in completed-project location material; the condominium itself is inside the neighbourhood rather than on the riverfront.
- Khlong San ferry pier is about 550 m away, adding a river crossing option alongside rail and road.
- Taksin Hospital is on the northern side of the project area, effectively opposite the rear side of the site.

Price & purchase terms
- Current price: From THB 4.3M in active resale listings as of 20 September 2026. This is a lower asking-price anchor on the secondary market, not a developer price or a confirmed transaction value; the exact unit, availability and terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want a completed Khlong San condominium with a working Gold Line station at the site rather than a future transport promise.; Owner-occupiers who value inspecting the exact apartment, common areas and building operations before committing.; Households looking for more internal space than many newer mass-market launches, including 73–85.5 sqm two-bedroom units and much larger penthouses.; Resale buyers who are comfortable comparing several units within one building by view, floor, renovation and condition instead of relying on a single headline price.; Foreign buyers seeking condominium freehold, provided the foreign quota is available for the selected unit and confirmed before transfer.; may not suit: Buyers who specifically require direct Chao Phraya river frontage; the project is close to the river but not on it.; Households that require one guaranteed private parking space per apartment; public specifications show about 350 spaces for 578 residences and actual rights depend on building rules.; Anyone looking for a very low-density boutique building; this is a 578-unit high-rise with up to 30 apartments on a typical floor.; Investors who want to make the decision from an advertised yield alone; active rental listings demonstrate a market, not a guaranteed rent or occupancy level for a particular unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public databases disagree on the completion date: some use 2020, while others record August 2021. The building is completed and occupied, but the exact legal chronology should come from condominium records rather than an averaged date.
- Some one-bedroom classifications differ. A completed-building review includes standard one-bedroom layouts of 52–55 sqm, while the current PropertyHub project profile limits standard one-bedrooms to 34.5–48 sqm and separates penthouse categories. The registered unit plan should control.
- The current balance of the building's 49% foreign ownership quota was not found in public sources. Freehold eligibility for a specific resale unit needs confirmation from the condominium juristic person before transfer.
