Why this project is worth a look
Simple family layout
The original product is easy to benchmark: about 120 sqm, three bedrooms, two bathrooms and parking for two cars. That gives a buyer a clean baseline when viewing resale homes, because extra rooms, enclosed yards or extensions can be identified as later owner changes rather than mistaken for a different original house type.
Thalang road access
Si Sunthon Road links quickly into Thep Krasattri Road and keeps the airport and northern Phuket within a practical driving pattern. The trade-off is clear: this is a car-oriented inland address, not a walk-to-the-beach or walk-to-restaurants neighbourhood.
Established resale market
The development was completed in 2020, so construction delivery is no longer the central risk. What matters now is the particular home—its title, extensions, maintenance history, plot position, common-fee position and physical condition. Those factors explain resale pricing better than the old launch brochure.
Traceable project records
Public material includes the original land title reference, subdivision permit, construction timeline and house plans. That gives due diligence a stronger starting point, while still leaving the current plot title and seller’s legal position to be checked for the chosen property.
About the project
Supalai Primo Si Sunthon Phuket is a completed low-rise residential estate on Si Sunthon Road in Thalang. It is a separate development from Supalai Primo Monument Phuket nearby, so the two should not be merged when comparing listings. The original product mix is straightforward: two-storey townhomes plus a very small number of semi-detached houses, generally planned around three bedrooms, two bathrooms, parking for two cars and roughly 120 sqm of usable area. That makes this a conventional family-home proposition rather than a resort-style condominium. The practical question for a buyer is therefore not whether the project has a holiday-residence image, but whether a specific landed home, plot and road location fit everyday life on Phuket.
The estate occupies a little over 11 rai. Original project disclosure records 106 homes, construction starting on 15 August 2018, subdivision permit 20/2561 and a target completion date of 15 August 2020. Some major marketplace databases instead describe the development as completed in March 2020 with 104 units. We use 106 as the main project count because several independent property databases converge on that figure, while keeping the 104-unit figure visible as a data conflict. For a resale buyer, the discrepancy does not change the title or land area of the house being purchased, but it is a useful reminder that portal-level project metadata is not a substitute for the underlying property documents.

The original home types are more consistent across sources. Supalai’s current Thai project page shows Supachot (Special), a 120-sqm townhome with three bedrooms, two bathrooms, two-car parking and land from 20 sq wah. It also shows Supanath, a two-storey semi-detached format with 120 sqm, three bedrooms, two bathrooms and two parking spaces; the developer page states that only two such houses were included. These original layouts matter on the resale market because individual properties may no longer match the catalogue exactly. Owners can enclose rear yards, add kitchens, extend roofs, reconfigure rooms or market renovated houses with a different bedroom count. The safest comparison is between the current physical house, the registered plot and the original type—not between listing headlines alone.
The location works best for a driver. The development sits directly on Si Sunthon Road, around 600–800 metres from the Thep Krasattri Road connection and the Heroines Monument area. Supalai publishes coordinates at 7.9796995, 98.3586465. The developer also quotes roughly 12 km to Phuket International Airport, around 6 km to Thalang Hospital and Makro Thalang, and about 6.8 km to Lotus Thalang. This is an inland Thalang address rather than a beach or walkable tourist centre. In exchange, it gives straightforward road access toward the airport and northern Phuket, while Si Sunthon Road also carries traffic west toward the Choeng Thale side of the island.
The facilities require a more careful reading than the marketing pages suggest. The developer’s current Thai-language page confirms a garden, children’s playground, CCTV, 24-hour security, controlled vehicle access and home-automation features, and several project catalogues support that shorter list. The English-language version of the same developer page, however, displays additional facilities such as a clubhouse, swimming pool, fitness room and co-working space. Because that inconsistency exists within the developer’s own website, we have not treated the expanded list as verified. A resale buyer should establish what facilities physically operate today, what residents are entitled to use and which services are covered by the current common charges.
Pricing is now a resale-market question rather than a launch-price exercise. A current listing showed a three-bedroom, two-bathroom, two-storey home on a 20-sq-wah plot at THB 3.59M, refreshed on 28 September 2026, and the developer’s current Thai project page displays the same starting price. Other visible listings begin materially higher, around THB 5.65M. Those numbers should not be averaged or treated as like-for-like. A corner plot, larger land parcel, extension, furnishing package, tenant in place or major renovation can materially change the asking price. We therefore use THB 3.59M as the lowest visible current anchor and leave the actual value judgement to the specific house under review.
Foreign ownership is materially different here from buying a condominium unit. A landed home comes with rights over the underlying plot, and a foreign individual generally cannot take ordinary direct freehold ownership of Thai land unless a specific statutory exception applies. The transaction structure therefore needs to be assessed at house level: the plot title, registered owner, encumbrances, any leasehold structure and ownership of the building all matter. A nominal Thai company used purely to sidestep land restrictions is not a structure we treat as a normal solution. The legal path should be clear from the documents rather than inferred from the estate name or an agent’s shorthand.
The original project disclosure adds useful historical context. Home.co.th reproduces Chanote title no. 10457, land parcel no. 61 and subdivision permit 20/2561, and notes that the development land was stated to be unencumbered at the time of that disclosure. That is evidence about the project at launch, not proof of the status of a resale home in 2026. A buyer still needs the current title for the exact plot, the registered owner, any mortgage or other charge, confirmation of land area, evidence for extensions or structural alterations, and the current position on common-fee arrears. With a six-year-old completed estate, those unit-level checks are more important than the old launch brochure.
The project therefore makes most sense as a practical three-bedroom home base in the Thalang road network. It is not trying to solve the same problem as a beachfront apartment or a full-service branded residence. Its strengths are a conventional family layout, an established completed environment and direct access to major roads. Its trade-offs are equally clear: car dependence, small plots for many townhomes, variable resale condition and a land-ownership structure that requires more legal work for a foreign buyer. By 2026 the developer’s original specification is only the starting point; the decisive facts sit with the individual house being sold.
When inspecting a resale home here, it helps to separate three layers that listing copy often blends together. The first is the estate itself: access roads, security, shared areas and community rules. The second is the registered property: plot size, boundaries, legal owner and any charges on the title. The third is what an individual owner has added after purchase—an enclosed rear kitchen, carport, extra room, terrace, pool, furnishing or an existing tenancy. Those additions may improve usability and justify a higher asking price, but they are not automatically part of the developer’s original specification. In a completed 2020 estate, two nominally identical three-bedroom homes can therefore differ more through condition, alterations and paperwork than through the old catalogue plan.
Ownership format
These are landed homes rather than condominium units. Ordinary direct freehold ownership of the land is not the default route for a foreign individual in Thailand. A foreign buyer needs the specific plot title, any leasehold arrangement and ownership of the structure checked for the selected resale home. Project disclosure refers to original Chanote title no. 10457, but that does not replace unit-level title due diligence.
Home types & sizes
Three bedrooms, two-car parking and land from 20 sq wah on Supalai’s current project page. On resale, compare the original plan with any extensions and with the registered plot area on the title.
Three bedrooms with two-car parking. Supalai states that only two houses of this type were included, so resale availability may be rare; we did not find a reliable current public range for their plot sizes.
The cards above describe the developer’s original house types, not every current listing. Resale plot size, actual room count, extensions, furnishing and condition can differ by property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Current price: From THB 3.59M based on a PropertyHub resale listing refreshed on 28 September 2026; Supalai’s current Thai project page shows the same price anchor. This is a visible lower market point, not a project-wide fixed price. The chosen home, plot, condition, availability and transaction terms need a separate check.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Total homes conflict across sources: Home.co.th, PropertyHub and Zmyhome report 106, while FazWaz and related portals report 104. We retain 106 in the main record because multiple independent sources converge on it.
- The exact completion month is inconsistent: FazWaz states March 2020, while original project disclosure gives a target date of 15 August 2020. Supalai’s current page confirms a completed/ready project but does not publish the handover month.
- The amenity list differs even between Supalai’s language versions. The Thai page confirms the garden, playground, security, CCTV and controlled access, while the English page adds a pool, gym, clubhouse and co-working space. We do not treat the expanded list as verified without an on-site check.
