Why this project is worth a look
A real resale asset
The estate is complete and developer sales are closed, so the house can be judged as it actually exists rather than through a delivery promise. That removes construction-timing risk but makes property-specific diligence more important: renovation quality, building services, plot condition and the history of alterations can vary sharply from one listing to the next.
Built for families
The original layouts were practical two-storey family houses with three or four bedrooms, three bathrooms and two parking spaces; several plans also included a study, family area or staff room. The proposition is private land and usable household space, not a resort amenity package designed around short stays.
Road access is clear
Srisoonthorn Road links the estate to the Heroines Monument junction and the wider Thalang road network, while the western direction leads towards Cherng Talay. It is a car-based location, but the advantage is that a buyer can test the exact daily commute in real traffic rather than relying on broad claims about proximity.
The house matters most
Supalai's role as the original developer is well supported, but a fifteen-plus-year-old resale should not be underwritten by brand recognition alone. Title, alterations, structural condition and the scope of the sale now matter more. The strongest purchase is the house where the physical asset and legal file tell the same story.
About the project
Supalai Hills is a mature detached-house estate rather than a new developer launch. It sits on Srisoonthorn Road in Si Sunthon, Thalang, and the original Supalai material dates the project launch to 2009; major current portals generally place completion in 2010. Primary developer sales are closed, so a buyer is choosing an individual resale house, not a standard unit from a current sales gallery. That changes the due-diligence logic. The estate gives you the original setting, road network and house concept, but the value of a purchase now depends heavily on the exact plot, the condition of the structure, the quality of any renovation and what has been altered since the house was first delivered.
The developer identity is unusually well documented for an older Phuket housing project. Supalai Public Company Limited includes Supalai Hills Phuket in its historic corporate reporting as a detached-house project on Srisoonthorn Road in Thalang. The same filing records 144 units and 100% construction progress. Current property portals, however, often state 150 units, while two Thai databases show 137. We retain 144 as the primary figure because it comes from the stronger first-party regulatory record, while keeping the disagreement visible. The mismatch does not make the estate itself ambiguous; it is a reminder that project-level databases are not a substitute for the title and registration documents of the particular resale house being considered.

The original product was aimed at family living rather than resort-style villa ownership. Archived plans show two-storey detached houses with three or four bedrooms, three bathrooms and two parking spaces, across five original layouts. Some plans add a study, family room, staff room or a separate prayer room. That detail matters because the word ‘villa’ can suggest a very different Phuket product. Supalai Hills is better understood as an established suburban housing estate. Today's resale stock can include larger houses, additional bedrooms, private pools and substantial remodelling, but those are house-specific changes and should not be presented as original project specifications.
As of 30 September 2026, the lowest credible current asking-price anchor we found is about THB 7.2 million. Other active listings cluster above that level, including offers around THB 7.25–7.99 million, with much higher asks for larger plots, more extensive renovations or expanded homes. Historic launch material shows starting prices around THB 3.5–3.79 million, but that is not a clean appreciation benchmark. Fifteen-plus years of renovations, plot differences and extensions make a simple launch-price comparison misleading. A more useful approach is to compare several current Supalai Hills houses on land size, usable area, condition and documented improvements, then price any work still required after purchase.
The confirmed communal amenity set is modest: a landscaped public area, security and CCTV are consistently supported by the stronger project sources. This is not a development where the investment case should depend on a resort clubhouse or a long list of shared facilities. One database publishes an extensive menu of pools, saunas, gyms and other amenities, but that list conflicts with the historical project material and appears contaminated, so it has not been carried into this dossier. At viewing stage, a buyer should verify what common areas are actually maintained today, who manages them, whether there are estate rules and what recurring charges apply to the specific house.
Geographically, this is an inland Phuket address rather than a beach-front or walk-to-the-sea location. The estate sits directly off Srisoonthorn Road, near the Heroines Monument junction. From there the road network connects to Route 402, while Srisoonthorn Road runs west towards the Cherng Talay side of the island. In practical terms, this is a car-oriented location. The useful test is the buyer's own daily route to school, work, shops and the part of Phuket they use most often, not a generic claim that everything is close. The location also distinguishes this estate from Supalai City Hill Phuket, a separate Supalai project in Mueang Phuket that should not be merged with Supalai Hills.
Foreign-buyer structuring needs to be handled at house-and-land level. This is not a condominium, so the 49% foreign condominium quota is irrelevant. Under Thai land rules, direct foreign ownership of land is generally restricted except for narrow statutory exceptions. A resale transaction therefore needs a clear review of the land title, ownership of the building, the seller's rights and any lawful lease or other structure being proposed. A generic ‘freehold’ label on a portal does not establish that a foreign buyer can own the land. The title deed, registered encumbrances, transfer history and documents supporting material extensions or rebuilding matter far more than the portal tenure badge.
The estate's age also shifts attention from brochure specifications to physical inspection. Two houses from the same original phase can now be completely different products. One may have had a full structural and services upgrade; another may have received only cosmetic work. Roof condition, water ingress, site drainage, electrical systems, plumbing, air-conditioning, external walls and the execution of later extensions all deserve scrutiny in Phuket's climate. If a pool, covered terrace, extra bedroom, staff area or major internal reconfiguration has been added, the physical layout should be reconciled with the available approvals and ownership documents. In Supalai Hills, the best resale is not necessarily the prettiest listing; it is the house where condition, alterations and legal paperwork line up cleanly.
Home types & sizes
The straightforward original two-storey family plan, with two parking spaces shown in the archived specification. Usable area and any later modifications need to be checked house by house.
A more function-heavy original plan for full-time family use, with a family area, study, staff room and two parking spaces. Public archival data does not provide verified room-by-room areas.
The dedicated study makes this layout more practical for working from home without sacrificing a bedroom. The archived plan also specifies two parking spaces.
The clearest four-bedroom family configuration in the archive, with an additional dedicated prayer room and two parking spaces in the original plan.
The archived description adds a separate living room and staff room with its own bathroom, plus two parking spaces. On resale, the current configuration should be checked against the original plan.
Five original house types are documented, but the public archive does not provide a verified floor area for each one. A modern project profile cites 244 sqm for one three-bedroom configuration, while current resale stock spans a much wider range and includes altered or extended homes. A single listing size therefore should not be generalized across the original house types; the selected property's documents and measured area matter. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate sits directly on Srisoonthorn Road in Si Sunthon, Thalang, rather than on Phuket's beachfront strip.
- The Heroines Monument roundabout is the main road reference, linking the area to Route 402 and the wider northern-island road network.
- Srisoonthorn Road continues west towards Cherng Talay, so day-to-day suitability is better judged by driving routes than by walk-to-beach expectations.
- Historic and current sources agree on the road and district, clearly separating Supalai Hills from the distinct Supalai City Hill Phuket project in Mueang Phuket.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family looking for a detached house with private land, three to four bedrooms and a car-based lifestyle in Thalang.; A buyer comfortable with mature resale property and willing to choose on the condition of the individual house rather than a uniform new-build specification.; Someone who values private space and practical family layouts more than a resort pool, clubhouse or large amenity package.; A buyer prepared to verify land title, building rights, alterations and actual recurring estate charges before committing.; may not suit: A foreign buyer whose non-negotiable requirement is simple direct personal ownership of the underlying land; land restrictions are central to a detached-house transaction in Thailand.; Someone who wants a brand-new home with current developer warranties and consistent condition across the estate; here the individual resale history matters greatly.; A buyer who requires walk-to-beach living and a large resort-style communal amenity package..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published unit counts conflict: Supalai's regulatory filing records 144 houses, major current portals show 150, and PropertyHub and Zmyhome show 137. we use 144 because it comes from the strongest first-party source.
- The final completion year is inconsistent. Most major portals state 2010, while Zmyhome states 2015; early records show construction beginning in February 2008, a 2009 project launch and later 100% construction progress, but they do not provide one unambiguous final handover date for the entire estate.
- Public project data does not establish the foreign-ownership structure for a specific resale house. The land title, building ownership, encumbrances and lawful transaction structure must be checked; a generic portal ‘freehold’ tag does not give a foreign buyer automatic ownership of the land.
