Why this project is worth a look
One home per floor
Six low-rise blocks with three levels each create only 18 residences, with a single apartment on every floor. The practical benefit is not marketing exclusivity; it is simply less circulation outside the front door and a more house-like sense of privacy.
A real two-bedroom
This is not a studio-heavy holiday scheme. The core product is a two-bedroom, two-bathroom home; the official site currently shows 66 sqm in the headline data and 64.5 sqm in the detailed plan caption, so the selected unit’s legal area should be checked before signing.
Ao Por access
The developer map places Ao Por Pier and Ao Por Grand Marina only a few kilometres away. That works well for a boating lifestyle, long stays and a quieter second-home routine, but it is not a location designed around walking to shops and restaurants.
Shared parking matters
There are 13 shared spaces for 18 residences. Two stickers per unit are not two reserved bays: Supalai describes the parking as unassigned and first-come, first-served, which is especially relevant in a car-dependent part of Phuket.
Resort next door
The neighbouring Supalai Scenic Bay Resort & Spa adds a service layer that most small condominiums do not have. Launch material mentions hotel-service privileges and food/spa discounts, but buyers should rely only on benefits that are clearly documented for their unit.

Supalai Scenic Bay Condo is unusually small for a Phuket condominium. It sits on the island’s eastern side around Ao Por and contains only 18 residences arranged across six three-storey blocks, with one home on each floor. That layout matters more than the “villa-style” label. Buyers are not choosing a tower with a busy lobby, long corridors and hundreds of doors; they are choosing a low-density residential scheme where the private unit is the main event. The condo is close to Supalai Scenic Bay Resort & Spa, but it is a separate residential project. Supalai also sells a distinct product nearby called Supalai Scenic Bay Pool Villa. Those nine villas have their own land plots, specifications and pricing and should not be mixed with the condominium inventory.
There is essentially one core apartment format: two bedrooms, two bathrooms and a living area. Supalai’s general project data says 66 sqm, while the detailed unit-plan caption on the same current official page says 64.5 sqm. That difference should not be rounded away into an invented midpoint. A buyer should match the selected unit against the latest price sheet, sale agreement and title documentation. Published launch material describes the apartments as fully furnished and air-conditioned, and also lists a fitted kitchen with hob and hood, water heater, tempered-glass shower partition and digital door lock. That makes the product easier to use as a second home, but the actual handover inventory should still be attached to the contract rather than assumed from generic marketing.

The location is the clearest reason to choose the project — and the clearest reason not to. Supalai places it on Ban Ao Por–Lang Daeng Road in Moo 6, Pa Khlok, Thalang, with developer coordinates at approximately 8.0854568, 98.4336462. Its own location map puts Kevin Beach at about 210 metres, Supalai Scenic Bay Resort & Spa at 240 metres, Ao Por Pier at 2.9 km and Ao Por Grand Marina at 3.7 km. This is a quiet eastern-coast setting for buyers who value sea access, marina life and separation from Phuket’s busier tourist strips. The same map puts Robinson Lifestyle Thalang at 16.3 km, Phuket International Airport at 22.7 km and Porto de Phuket at 23.5 km. A car is therefore part of the normal living pattern here, not a marginal convenience.
The sea-facing design is more specific than a generic “near the ocean” claim. Supalai and several launch reports say the buildings were arranged so each residence looks towards Ao Por Bay and the blocks do not obstruct one another inside the scheme. That gives the project a coherent reason for being on this site: the homes were planned around the view rather than merely borrowing a coastal address. What the public material does not establish is perpetual legal protection of that panorama from development outside the project boundary. Anyone buying for the view should inspect the exact floor and building, then look at surrounding plots and planning conditions rather than treating a render as a guarantee.
Parking is a small-project detail with outsized practical importance. Supalai publishes 13 shared spaces for 18 homes. Each unit receives two parking stickers, but the developer explicitly says the spaces are unassigned and used on a first-come, first-served basis. That is not the same as having two parking bays. In a location where most daily errands involve driving, households expecting to keep two cars should ask how the system works in practice, how visitors are handled and what happens during peak occupancy. The headline privacy of only 18 homes is real, but it does not remove the basic arithmetic of shared parking.
The amenity proposition is also different from a large resort condominium. Launch material focuses on 24-hour security, CCTV, digital door locks and home-automation functions rather than a long list of private common-area attractions. The project has been marketed as pet-friendly, but public materials do not spell out rules on pet size, number, registration or use of common areas. There is also a relationship with the neighbouring Supalai Scenic Bay Resort & Spa: launch coverage mentions access to certain hotel services and discounts on food and spa services, subject to the company’s conditions. Those benefits are worth asking about, but they should be treated as contractual privileges only to the extent they are written into the buyer’s documents.
Pricing has moved since launch. On 19 August 2026, the Thai version of Supalai’s current project page showed a starting price of THB 6.99 million. The English version of the same official site still showed THB 7.29 million, which is also the figure repeated in most February 2026 launch articles. THB 6.99 million is therefore best read as the lower current developer anchor, not as a promise that any particular unit remains available at that number. With only 18 residences, the live price can depend heavily on which building and floor are left, what furniture package applies and whether the selected unit is still in developer stock. A current availability sheet is essential before any reservation.
For a foreign buyer, the legal form is a key part of the decision. DDproperty lists the tenure as freehold. Under Thai condominium law, a foreign individual can own a condominium unit in freehold only while foreign ownership remains within the statutory 49% limit of the building’s total condominium area. Thailand’s government information portal confirms that ceiling. The current amount of foreign quota still available at Supalai Scenic Bay Condo is not publicly stated. So “foreigners can buy” needs a qualification: the chosen unit must be available within the foreign quota and the transfer documentation must satisfy the Land Office. No specific to the project leasehold alternative is publicly documented either.
Public sources do not agree cleanly on completion timing. ThinkOfLiving reported construction beginning in 2025 without a completion date; CondoNayoo listed an expected November 2025 completion; DDproperty currently gives 2026 as the completion year. Supalai Phuket’s official social marketing now presents the project as ready to move in, and buyers are invited to visit the completed setting. For a buyer today, physical readiness and transfer documents matter more than the old forecast line. Supalai’s main project page does not publish a precise completion month, so the exact date is best confirmed from the transfer documents for the selected unit.
The best-fit buyer is someone who deliberately wants this side of Phuket. Supalai Scenic Bay Condo is not trying to recreate Bang Tao, Kata or Patong. Its appeal is a small number of neighbours, a genuine two-bedroom layout, a sea-facing setting, quick access to Ao Por’s marinas and the convenience of a furnished home that can work for longer stays. It can make sense as a second home, a quiet island base or a residence for someone whose lifestyle is tied to boats and the east coast. It is less convincing for buyers who want walkable dining and retail, a guaranteed private parking bay, extensive condominium-only facilities or the constant rental traffic of Phuket’s most established tourist zones.
