Why this project is worth a look
Large resale apartments
Most current stock consists of two-bedroom units in roughly the 123–160 sqm range. At around THB 5–7M that is generous space by current Phuket new-build standards, but the apparent value has to be weighed against building age and ongoing common costs.
A quieter east coast
Ao Po suits buyers who actively prefer sea views, lower-density surroundings and a car-based lifestyle. Access to the marina area can be a real advantage for the right owner, but it is not a substitute for Bang Tao or Patong if walkable restaurants and nightlife are priorities.
A trackable resale history
The development has archival material dating back to the mid-2000s, recorded secondary sales and several refreshed 2026 listings. That gives a buyer more real-world evidence than an off-plan brochure, even though it still does not remove the need for unit-level diligence.
Tenure is unit-specific
Public records include both foreign-quota ownership and leasehold. A neighbouring listing is not evidence of the title structure for the unit being bought; the exact title, quota position and transfer route need to be checked individually.
Fees can change the maths
Current portals show a THB 10,500 monthly common-area charge on several units. Until the juristic person confirms the official fee schedule it remains a market-listing figure, but it is large enough to make management accounts and outstanding liabilities part of the purchase decision.
About the project
East Coast Ocean Villas is an established residential development in Ao Po on Phuket’s east coast, within Pa Khlok, Thalang. It is no longer a launch-stage project: construction dates back to 2005 and today the market is almost entirely resale. Most major project databases describe a 32-unit development, while historical material shows that the original concept combined apartments with townhouses. The name can therefore be misleading if read literally; this is not a conventional estate made up only of detached landed villas.
That mixed format matters when comparing properties. Historic project material described two-bedroom apartments and three-bedroom townhouses. The current resale market is dominated by two-bedroom apartments, commonly appearing at roughly 123, 126, 128, 132 and 160 sqm. An older apartment specification separated about 104 sqm of internal space from large terraces and external areas, producing different total-area figures depending on what was counted. A buyer should therefore compare actual plans rather than assume two listings use the same definition of size.

As of 13 September 2026, the lowest visible resale asking price is around THB 5.0M for a two-bedroom unit of approximately 132 sqm. Other live or recently refreshed listings cluster around roughly THB 5.85M to THB 6.825M. These are individual owner asking prices, not a developer price list. Floor or level, outlook, furniture, renovation quality, tenure and seller urgency can all move the number materially. The THB 5.0M figure is useful as a current lower market anchor, but it is not a promise that an equivalent unit can be bought at that price.
The enduring appeal is the east-coast setting and sea outlook. Historical marketing emphasised broad balconies, ocean views and the relationship with Ao Po Bay, and contemporary listings still frequently describe sea views. The distinction between project-level positioning and unit-level reality is important, though. View quality can change dramatically between levels and blocks, and a buyer whose decision depends on an unobstructed outlook should inspect the actual unit rather than rely on generic project photography.
Shared facilities are relatively straightforward. A communal pool, parking, 24-hour security and CCTV appear consistently across current project databases; Phuket.Net also lists a reception and lobby area. Sources disagree on the pool length: older project material describes a roughly 30-metre shared pool, while newer syndicated profiles refer to a 20-metre infinity pool. We have not treated either measurement as settled. For a development now more than two decades old, current maintenance, waterproofing and common-area condition are more decision-relevant than the original brochure specification.
Ao Po is a very different lifestyle proposition from Bang Tao, Kamala, Patong or Kata. This side of Phuket is quieter and more car-dependent, with the development approached through Pa Khlok and the local road network toward Ao Po Pier. The mapped address sits in Pa Khlok, Thalang, postcode 83110. Proximity to Ao Po Grand Marina can be genuinely useful for owners involved in boating or who prefer the east coast. It is less compelling for someone who wants to walk out to a dense restaurant strip, nightlife or a heavily developed tourist beach.
Tenure must be verified for each apartment. Public resale records and current listings show both leasehold and transactions marked as foreign-quota ownership. That is a material clue that the project cannot be described with one universal ownership label. Under Thai condominium rules, foreign freehold is possible only within the applicable foreign ownership quota, so the buyer should obtain the juristic-person quota confirmation and review the title for the exact unit before transfer. A townhouse with land is a separate legal problem because foreign land ownership is generally restricted apart from narrow statutory exceptions.
The developer record is incomplete. Major current platforms leave the developer field blank. There is, however, a Thai company called EAST COAST OCEAN VILLAS COMPANY LIMITED, registered in Thalang in December 2003 and listed at 104/1 Moo 6, Pa Khlok — effectively the same address associated with the development. That is a meaningful connection, but it is not enough on its own to state that the company was the sole original developer of every part of the scheme. We therefore leave the developer field unfilled and treat the company as a related entity to be verified against original project and condominium records.
The project also has unusually deep historical traceability for a small Phuket development. Archived Asia Island Homes material contains separate apartment, townhouse, specification and location sections, while Knight Frank was marketing furnished two-bedroom sea-view apartments here in 2005. This helps establish a coherent identity stretching back to the completion period. It does not, however, make the twenty-year-old sales material a source for today’s legal position, management standard or market price.
Running costs deserve close attention. Current listings repeatedly show a common-area management charge of THB 10,500 per month. That is substantial relative to the entry price, but public portals do not provide the juristic person’s official fee schedule or explain whether every unit pays the same amount. Before purchase, the buyer should ask for the latest invoice, the fee formula, confirmation of seller arrears, reserve-fund position and recent major works. In an older development, the health of the common-area finances can matter as much as the purchase discount.
There is one notable inconsistency in the public data. Most project profiles describe two floors, yet several live listings label units as being on level three or even level six. On a hillside scheme, those labels could reflect internal level or block numbering, but they could also be syndication errors. Without an original stack plan it would be misleading to invent an explanation. We retain two floors as the most consistently published project-level figure while flagging the exact location of any individual unit for document-level verification.
East Coast Ocean Villas is most convincing for a buyer who deliberately wants a quieter east-coast setting, generous apartment sizes and sea views without paying new-build pricing in Phuket’s most heavily marketed districts. It has a functioning resale market and a long operating history. The lower entry price is not automatically a bargain, however: age, tenure, service charges, physical condition and resale depth in a less central location can outweigh the headline discount. The right way to buy here is to underwrite the specific unit and the condominium finances, not the project name alone.
Ownership format
Tenure has to be checked unit by unit because East Coast Ocean Villas combines apartments and townhouses. Public resale data for the apartment component includes both foreign-quota freehold and leasehold transactions. A foreign buyer can hold a condominium unit freehold only within the statutory foreign quota and should verify the unit title, juristic-person quota letter and transfer documents. A townhouse that includes land raises a different issue: direct foreign ownership of Thai land is generally restricted apart from narrow statutory exceptions.
Home types & sizes
The format most visibly traded on the 2026 resale market. Area definitions are not fully consistent across sources: historical specifications separate internal rooms from substantial terrace areas, so plans should be checked before comparing price per unit.
Townhouses formed part of the original mixed-use concept, but we did not find a reliable current inventory of this type. Availability, associated land and tenure need separate verification.
There is no complete current public schedule for all 32 residences. Modern portals mostly expose two-bedroom apartments, while historical material also documents three-bedroom townhouses and the possibility of combining adjacent apartments into a larger layout. Those historical options should not be treated as live inventory without verification.
