Why this project is worth a look
You can inspect reality
This is a mature building rather than an off-plan promise. A buyer can see the exact apartment, lift lobbies, parking operation and amenity condition before signing. The trade-off is age: renovation quality and maintenance history become part of the purchase price even when two units have the same floor plan.
A visible resale market
PropertyHub, DDproperty, FazWaz and other portals show substantial live sale and rental inventory. That gives buyers real comparables instead of relying on one agent’s price. It does not automatically mean instant liquidity: duplicate agency listings and long marketing periods are normal features of Bangkok’s resale market.
Usable central-city layouts
The core range is around 35–38.5 sq m for one-bedroom units and roughly 46.5–60.5 sq m for two-bedroom homes. These sizes are practical for singles, couples and smaller households, while buyers needing three bedrooms or generous family space will find the project’s original mix restrictive.
Top-floor shared spaces
The pool, gym, garden and lounge are reported on the 27th floor, giving the shared facilities a distinct role rather than treating them as leftover ground-floor space. Their current upkeep matters more than the original amenity list, so a viewing should include the common areas as well as the apartment.
Quota changes the shortlist
Foreign ownership is a unit-level filter. Live inventory distinguishes Thai-quota and foreign-quota apartments, and the cheapest building-wide offer may not be transferable to a foreign buyer in freehold. Confirm quota first; only then is the asking-price comparison meaningful.
About the project
RHYTHM Sathorn-Narathiwas is an established high-rise condominium on Naradhiwas Rajanagarindra Road in Sathon. The project is no longer a developer-sale story: buyers are dealing with completed apartments in a functioning building, so the decision can be based on the actual unit, the common areas and the paperwork rather than renderings. The widely repeated project baseline is one 27-storey tower with 301 units. That is not boutique living, yet it is materially smaller than many newer mass-market Bangkok towers with far larger unit counts. In practice, the project should be judged unit by unit. Two apartments in the same stack can differ sharply in renovation quality, outlook, furniture, tenant status and asking price, and those differences matter more today than the original launch positioning.
The address puts the building inside the Sathon business area without placing it directly on a BTS platform. Naradhiwas Rajanagarindra Road is the key transport spine: the BRT corridor is nearby and Chong Nonsi BTS is reached along the same axis. That works well for someone whose daily life is centred on Sathon, Silom or nearby office districts and who is comfortable with a walk or a short connection. It is a weaker fit for a buyer whose non-negotiable requirement is a station immediately outside the entrance. The road is also a major traffic corridor, so orientation matters. A city-facing unit, a road-facing unit and a higher-floor apartment can feel very different in noise and outlook; those are viewing questions, not details that can be settled from a project database.

The original unit mix is straightforward: one-bedroom apartments are generally published at about 35–38.5 sq m, while two-bedroom layouts are around 46.5–60.5 sq m. Current resale advertising sometimes shows two-bedroom units around 61–63 sq m, which is a reminder that title-deed area should be checked for the exact apartment rather than inferred from a historical brochure range. The mix is naturally aimed at singles, couples and smaller households rather than buyers seeking large three-bedroom family homes. It is also a familiar rental format for central Bangkok. Major portals currently carry a sizeable number of both sale and rental listings, which is useful evidence of an active secondary market. It should not be confused with proof of quick resale, guaranteed occupancy or a particular net yield.
The shared amenities are concentrated high in the tower. Current project profiles consistently identify a pool, gym, garden and residents’ lounge on the 27th floor, with additional references to a sauna, meeting or co-working space, children’s area, key-card access, CCTV and 24-hour security. Parking is reported at roughly 50% of unit count, and older project references place parking across floors 1–6. Buyers who drive should therefore ask how parking rights are allocated in practice instead of assuming one space per apartment. Current databases also quote a common-area fee of THB 55 per sq m per month and generally describe the building as non-pet-friendly. Both items are operational rules that can change, so the condominium juristic person remains the right source for the latest position before purchase.
The most important pricing distinction for an overseas buyer is quota status. The lowest live resale anchor found during this check is about THB 4.3M for a one-bedroom unit, but the cheapest apartment in the building is not automatically the cheapest apartment a foreign buyer can own in freehold. Current FazWaz inventory separately labels Thai-quota and foreign-quota units, and the foreign-quota examples visible during the research sit above the absolute project floor. That changes the way the shortlist should be built: first confirm that the unit can be transferred within foreign quota, then compare asking price, condition, floor, view and tenancy. Because the project is completed, those variables can be inspected and documented before committing, which is far more useful than relying on generic claims about the building.
Ownership format
A foreign buyer can take freehold title only when foreign quota remains available in the building; Thai law caps aggregate foreign ownership at 49% of the condominium’s total unit area. Units outside the available quota may be offered on different terms, including leasehold. The selected unit’s title and the juristic-person foreign-quota certificate should be checked before transfer.
Unit types & sizes
This is the project’s main resale format and the easiest type to compare across multiple listings. Current stock includes 35 sq m and roughly 38 sq m apartments with a wide spread in asking prices depending on floor, renovation, furnishing and quota status. The lowest live reference found is THB 4.3M for 35 sq m, but an overseas buyer should not treat that figure as actionable until foreign-quota eligibility is confirmed. In a building of this age, the condition of the kitchen, bathrooms, air-conditioning and built-in furniture can materially change the all-in cost after transfer.
Two-bedroom units suit a couple wanting a separate work room or a smaller family needing a second bedroom. Live resale advertising includes compact units around 46 sq m as well as larger homes around 60–63 sq m. The latter exceed the upper limit shown in some historical project summaries, so the title deed—not the generic project page—should settle the area of the chosen apartment. PropertyHub’s September 2026 inventory included a roughly 46 sq m two-bedroom asking around THB 6.5M, while larger units were materially more expensive. Bathroom count, actual layout and any alterations should be checked unit by unit.
Historical project references publish 35–38.5 sqm for one-bedroom units and 46.5–60.5 sqm for two-bedroom layouts. Current resale portals sometimes show slightly larger two-bedroom apartments around 61–63 sqm. Those figures have not been averaged or forced into one range; the selected unit’s title deed and actual plan should be treated as the controlling evidence. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

How the tower is arranged

Location
- The building sits on Naradhiwas Rajanagarindra Road in Thung Maha Mek, Sathon, placing it inside Bangkok’s established central-business corridor rather than in an outer residential district.
- Public transport is anchored by the Naradhiwas corridor: the BRT runs nearby, while Chong Nonsi BTS is reached along the same axis rather than from a station immediately outside the lobby.
- The address is practical for Sathon and Silom commutes, but it is not a true doorstep-BTS project. Buyers who prioritise rail access above everything else should walk the route themselves before deciding.
- Naradhiwas is a busy urban road. Floor level and orientation can change the experience of traffic noise and the outlook, so the specific unit should be visited at realistic travel times.
- Drivers should verify parking rules with building management. Project references repeatedly cite parking for roughly half the unit count, which is not the same as a guaranteed dedicated space for every owner.

Price & purchase terms
- Current price: Current resale asking prices start around THB 4.3M on PropertyHub and DDproperty, checked on 7 October 2026. Treat that as a market floor rather than a guaranteed foreign-buyer price: availability, condition, the final asking price and foreign-quota eligibility are unit-specific.
- Completed: 2014
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a completed Sathon condominium and prefer to inspect the real building and apartment before committing rather than take construction or delivery risk.; Singles and couples comfortable with a 35–38.5 sqm one-bedroom layout who value a central business-area address more than generous family-sized space.; Smaller households or home workers who can use a two-bedroom apartment in roughly the 46.5–60.5 sqm original range and do not need a true three-bedroom home.; Long-term rental investors who want a project with a visible resale and leasing market. Any yield case should be rebuilt from the selected unit’s purchase price, achievable rent, vacancy, management, common fees and renovation needs rather than copied from a listing.; Foreign buyers willing to screen for foreign quota first. For this group, the useful comparison is between units that can actually be transferred in the required ownership form, not between every advertised apartment in the building.; may not suit: Buyers who specifically want a new-generation building with fresh common areas, modern EV provision and minimal age-related maintenance exposure; this is an established early-2010s condominium.; Anyone who requires a rail station effectively at the entrance and does not want a walk or short connection to BTS.; Families searching for three bedrooms, large living areas and a broad choice above 80–100 sqm; the project’s original unit mix is much more compact.; Pet owners for whom pet permission is essential. Current databases generally describe the building as non-pet-friendly, and the juristic person should confirm the operative rule..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing is inconsistent across databases: FazWaz and DDproperty show December 2013, while PropertyHub, PropertyScout, Home.co.th and several Thai archive profiles use 2014. The building is unquestionably completed; 2014 is retained in the main field as the more common local project reference.
- Street numbering is inconsistent. Major portals show 651, 653 and a shortened 88 reference, while they agree on Naradhiwas Rajanagarindra Road, Thung Maha Mek and Sathon. The public address therefore stays at the reliable road/subdistrict/district level rather than presenting a disputed building number as fact.
- PropertyHub displays a structural-inspection status marked safe and dated 10 April 2025, but the underlying engineering document was not independently reviewed for this dossier. That platform label should not substitute for technical due diligence on the selected unit and building.
