Why this project is worth a look

Space for a family

Three bedrooms and two bathrooms make the original layouts practical for households that have outgrown a small condominium but do not need a detached house. The extra room can function as a child's bedroom, office or guest room without forcing the buyer into a much higher land budget.

A real resale market

Because the estate is established, buyers can inspect finished streets, neighbours, traffic and actual houses rather than relying on renderings. The trade-off is variation: renovations, extensions and maintenance standards differ significantly from one resale to another.

Road-led location

Nimit Mai Road links into several east-Bangkok corridors and the outer ring road, which is useful for car-based commuting and cross-city trips. The same location is less attractive to anyone who expects daily life to revolve around walking and rapid transit.

Entry price needs context

The lower end of current asking prices is accessible for a three-bedroom landed home, but plot size and condition can move value substantially. A slightly more expensive house with clean documents and sound alterations may be the cheaper ownership decision over several years.

About the project

Pruksa Ville 62/1 Nimitmai is a completed two-storey townhouse community on Nimit Mai Road in eastern Bangkok. The developer sales cycle is over, so the project should be approached as a resale market rather than a new launch. That distinction matters. A buyer is no longer choosing only between developer floor plans and promotional packages; the real variables are the condition of each house after years of occupation, plot size, extensions, maintenance history, title documents, outstanding community charges and the quality of any work carried out by previous owners.

The estate contains 257 homes and the original product was deliberately straightforward. Contemporary project reviews describe a 5.7-metre frontage, three bedrooms, two bathrooms and one on-plot parking space. Two main house formats were marketed: a smaller version of roughly 95 sq m on plots from 17.5 sq wah, and a deeper 110 sq m version on plots from 18.7 sq wah. Their internal organisation is similar, with living, dining and kitchen functions downstairs and all three bedrooms upstairs. The larger plan simply gives more usable depth and noticeably more flexibility in the living area and main bedroom.

Read moreShow less

Current resale advertisements do not always reproduce those original figures. Some quote 72 sq m, 90 sq m, 95 sq m, 100 sq m, 110 sq m or even larger usable areas. That does not automatically mean the project had many more factory-standard plans. Townhouses of this age are frequently extended at the rear, enclosed at the front, renovated or measured differently by owners and agents. For due diligence, the original layout is useful as a baseline, but the house being purchased should be checked against the actual building, land title and any permissions relevant to later alterations.

The location works best for households that drive. The entrance is on Nimit Mai Road near Soi Nimit Mai 19 and Wat Bua Kaew School, with road connections towards Suwinthawong, Ramkhamhaeng, Hathai Rat and Bangkok's outer ring road. Older location reviews were quite candid that the wider area has shops, markets, schools and everyday services, but that a car makes routine errands much easier. This is not a walk-to-rail proposition. Buyers who want to step out of the gate and reach a mass-transit station within a few minutes on foot should treat that as a genuine mismatch rather than trying to rationalise it after viewing.

Being next to Wat Bua Kaew School is one of those details that can be either convenient or annoying depending on the buyer. A family may value the proximity, while someone working from home may care much more about daytime announcements and school activity. Contemporary project reviews specifically noted that homes on the school-facing edge can hear that noise more clearly than units deeper inside the estate. That is a good example of why a resale viewing here should include the immediate row, traffic pattern and neighbouring uses, not just the house interior.

The consistently documented common facilities are practical rather than resort-like: a landscaped communal garden, a jogging path around the green area, controlled entry, access cards, CCTV at the main entrance and 24-hour security. Some present-day portal pages display a much longer facilities checklist, including items that are not supported by the dedicated project reviews from the sales period. For that reason, the dossier deliberately keeps only the items that can be cross-checked. A buyer should still inspect the current state of the gate, internal roads, drainage, landscaping and security operation because nearly a decade of use matters more than an old brochure.

Resale pricing is broad enough that the headline number needs context. In September 2026, a DDproperty listing was advertised at THB 1.845M, while larger plots and extended homes have appeared at materially higher asking prices. The cheapest listing is therefore useful as an entry-budget reference, not as a fair value for every house in the estate. Plot size, corner position, renovation quality, extensions, parking usability, water management, outstanding fees and title cleanliness can easily outweigh a small difference in asking price.

Foreign buyers need an additional layer of caution because this is landed housing. Thai portals may call a townhouse freehold, but that description reflects the domestic form of sale and should not be read as unrestricted foreign ownership of the land. Foreign individuals generally cannot own Thai land directly, subject to narrow statutory exceptions. Any purchase structure therefore needs property-specific legal review covering the land title, who owns the land, whether the building can be owned separately and whether a registrable land lease is available and acceptable. Nominee arrangements should not be treated as a workaround.

For the right buyer, the project is easy to understand: a three-bedroom family house with a small private plot in an established eastern Bangkok residential corridor at a relatively low resale entry point. It is less convincing for someone seeking new-build warranties, a strong amenity package, rail-oriented urban living or a simple foreign-freehold purchase. The opportunity is in the individual resale, not in a generic promise attached to the project name. A well-kept house on the right internal row with clean documents can be a very different proposition from a cheaper unit that needs structural, drainage or title work.

Ownership format

Resale portals describe the homes as freehold, but that label does not give a foreign buyer unrestricted ownership of Thai land. Foreign individuals generally cannot own land directly in Thailand; the land title, ownership of the structure and any registrable land-lease arrangement must be checked for the specific resale property.

Home types & sizes

Type 1 — 3-bedroom townhouse
95 sqm
2 bathrooms

The smaller original plan, marketed on plots from 17.5 sq wah. It keeps the same basic room programme as the larger house but with less depth, so the living room, kitchen and wardrobe area are tighter. On resale units, rear extensions can materially change how the ground floor works, which is why the actual structure matters more than the historic plan alone.

Current resale example: about THB 2.39M for a 95 sqm home on a 19 sq wah plot
Type 2 — 3-bedroom townhouse
110 sqm
2 bathrooms

The deeper original format, launched on plots from 18.7 sq wah. The extra floor area is most useful in the ground-floor living zone and the main bedroom, where furniture and storage are easier to arrange. Resale examples can sit on much larger plots, especially corner homes, so land size and internal floor area should always be compared separately.

Current resale example: about THB 1.98M for a 110 sqm home on a 19 sq wah plot

The 95 and 110 sqm figures are the original developer-era house types confirmed by contemporary project reviews. Resale listings may show different usable areas because of extensions, alterations or inconsistent measurement, so the physical house should be checked against the documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

  • Completed: 2017

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Older project reviews place the address under Min Buri, while current listings and project databases use Sai Kong Din, Khlong Sam Wa. This dossier uses the current Khlong Sam Wa form, but the administrative address on the selected title should be checked exactly.
  • A 2017 review quoted a common charge of THB 30 per sq wah per month, but a reliable current 2026 rate was not found. The buyer should request the current charge and confirmation that the selected house has no outstanding community debt.
  • PropertyHub's present project page displays a much broader facilities checklist than the detailed developer-era reviews. Only the garden, perimeter path, controlled entry, access cards, entrance CCTV and 24-hour security are treated as confirmed here.
