Why this project is worth a look
A genuinely layered plan
The attraction is not just bedroom count. Parking, living areas, mezzanine space and upper-level bedrooms are arranged as a vertical sequence, giving work, entertaining and private family life more separation than in many standard two-storey townhouses. The trade-off is equally clear: residents use stairs throughout the day.
Three original formats
The 4.8, 5.2 and 5.45 metre frontage types provide a useful baseline for resale due diligence. Buyers can compare today's house with what was originally designed rather than relying on a portal description. If a current listing quotes materially more area than the original plan, the right next step is to inspect approved plans and extension records.
An established resale estate
Construction risk has largely disappeared because the community is complete and inspectable. In its place are building-condition questions: waterproofing, roof details, electrical work, air-conditioning, drainage and later alterations. A proper technical inspection is more valuable here than a decade-old brochure.
Rail access is now real
The Pink Line was only planned infrastructure when the project launched. Nopparat is now an operating station, giving residents an alternative to driving for some trips. The townhouse format still works best for households that are comfortable keeping a car rather than expecting a fully walkable city-centre lifestyle.
Resale pricing is uneven
Current asks span from the low-THB-4M range to substantially higher figures. That spread reflects more than size. Corner position, frontage, renovation standard, parking, extensions, orientation and deferred maintenance can all change what a particular house is worth.
About the project
SIAMESE blossom @ fashion is an established townhouse development in Khan Na Yao, close to the Ram Inthra retail corridor and the Pink Line. The key buying point is that this is no longer a uniform developer inventory. It is a mature resale community where each house has accumulated its own maintenance history, renovations and alterations. Two homes that began with the same plan may now differ materially in roof condition, waterproofing, air-conditioning, kitchens, rear-yard treatment, built-ins and the quality of later construction work. Comparing asking price and headline floor area alone will miss much of what determines value here.
For this registry entry, the project is treated as the 120-home residential townhouse development. PropertyHub currently identifies 120 units, while a detailed 2016 Think of Living review also describes a 120-unit residential phase. Other major portals show 330 units, and historic Siamese Asset filings separate the broader Fashion site into Plots A, B and C. That distinction matters because the wider location also contained home-office products and later condominium developments. This dossier therefore excludes Blossom Condo @ Fashion units and ignores one-bedroom condo listings that some aggregators incorrectly merge into the townhouse project.

The original housing concept used three main storeys plus a mezzanine or split level, commonly marketed as 3.5 storeys. Contemporary launch reviews recorded three principal frontage widths: 4.8, 5.2 and 5.45 metres. Their initial usable areas were about 187, 226 and 233 sqm, with three bedrooms, three or four bathrooms and two parking spaces. Current listings often show 180, 200, 238, 250 sqm or other figures. Some variation can be legitimate because of corner plots, later extensions or different measurement conventions, but a portal's floor-area field should not be assumed to equal the registered area. The specific title and approved building records still matter.
The internal layout is more distinctive than a conventional long, narrow row house. Living space is lifted above the parking level, the mezzanine creates separation between functions, and the wider plans use voids or light wells to bring daylight into the depth of the building. The 5.45-metre version originally gave each bedroom its own bathroom and placed a larger principal suite on the upper level. That makes the house feel more vertically layered than a simple stack of repeated floors. The same feature can be a drawback for households with small children, elderly relatives or anyone who finds frequent stairs inconvenient.
Shared facilities are relatively restrained. A detailed independent review explicitly stated that the townhouse section did not have a clubhouse or communal swimming pool; the real communal offer was landscaped space, a sizeable garden, controlled access, CCTV and security. Smaller clusters of houses were also separated by gates, with intercom access for visitors. This is worth spelling out because some present-day portal pages attach pools, saunas, lifts and other amenities to the project, most likely through data contamination from nearby condominium components. Those items are not treated as verified townhouse facilities here.
Pricing is now entirely resale-driven. When checked on 7 October 2026, DDproperty carried a townhouse listing at THB 4.29 million. Wish Property showed another at THB 4.299 million for approximately 180 sqm on a 19.6 sq wah plot, while PropertyHub had recent homes around THB 4.75–4.79 million at roughly 200 sqm and larger examples above that. These numbers are useful market anchors, not a valuation. Renovation quality, plot position, frontage, extension work, parking practicality and deferred maintenance can outweigh modest differences in quoted size.
The transport story has changed materially since launch. Original reviews described the Pink Line as future infrastructure; it is now operating, with Nopparat serving this section of Ram Inthra. Fashion Island and The Promenade form a major retail cluster nearby, while the outer ring road and expressway network support cross-city driving. Even so, this should not be sold as a purely walkable rail lifestyle. The project works best for households whose routines are already concentrated in eastern or north-eastern Bangkok and that are comfortable combining rail access with private-car travel.
Foreign ownership requires a different mindset from buying a qualifying condominium unit. The house is attached to land, and Thai rules on foreign land ownership are materially more restrictive than condominium freehold rules. A portal label saying 'freehold' is therefore not enough to establish what a foreign purchaser can legally acquire. Before paying a deposit, the buyer should review the individual land title, identify the registered owners of both land and structure, check encumbrances and then determine the lawful ownership or land-use structure for that particular transaction.
Ownership format
These are landed townhouses, so the condominium foreign-quota framework does not apply. Direct foreign ownership of land in Thailand is generally restricted, with only narrow statutory routes and exceptions. For a specific house, the buyer needs a separate review of title to the building, title to the land and the lawful basis for using that land; nominee-company structures should not be treated as a substitute for proper due diligence.
Home types & sizes
The entry format originally provided 3 bedrooms, 3 bathrooms and 2 parking spaces on land from 18 sq wah. It is the narrowest of the three core plans and uses space more directly, with fewer internal voids than the wider versions. Current resale listings may quote different areas, so this card is a reference to the original design rather than a promise about every house now on the market.
Originally configured with 3 bedrooms, 3 bathrooms and 2 parking spaces on plots from 22.1 sq wah. This version made greater use of light wells and internal voids, which gave the split-level arrangement more daylight and visual connection. A resale inspection should establish whether those features remain or were enclosed by a previous owner to gain extra floor area.
The widest verified original type offered 3 bedrooms, 4 bathrooms, 2 parking spaces and land from 23.2 sq wah. Each bedroom was originally paired with its own bathroom, while the upper floor formed a larger principal-bedroom zone. It is more comfortable for several adult occupants, but the home remains highly vertical and stair-dependent.

Current resale listings show roughly 180–250 sqm and other configurations; some differences may result from corner plots, extensions, remeasurement or portal errors. The actual house should be checked against its title, approved plans and any authorised alterations.
