That is more informative than a launch price because floor, furnishing, tenant status and condition can be compared directly. The THB 1.49M low end is still an asking-price reference, not a blanket value for every unit.

Low absolute entry cost

The core apartments are compact, around 24–26 sqm in the current project profile. That keeps the purchase ticket relatively accessible by Bangkok standards, but the low price is inseparable from the small floor area. Singles and couples can use the space efficiently; households that need storage, a real home office or family-scale living will feel the constraint quickly.

Useful for north Bangkok

This is a location-led purchase for people whose daily geography includes Lak Si, Chaeng Watthana, the Government Complex, Don Mueang and routes toward Nonthaburi. Rail is available, but the nearest stations are roughly 1.4–1.7 km away rather than directly outside the compound. Buyers who value a short last-mile trip may accept that; buyers who insist on true doorstep transit probably will not.

What you see is real

A completed, occupied condominium can be inspected as it actually operates. Buyers can judge lift waiting times, common-area upkeep, security, the central garden, pool and fitness room before committing. The flip side is that age and maintenance history matter: two same-size units may have very different refurbishment needs, and the cheaper asking price can disappear quickly if the apartment needs substantial work.

Lumpini Ville Chaengwatthana 10 is an established low-rise condominium in Lak Si, northern Bangkok. This is no longer a project that has to be judged from launch brochures or future promises: two eight-storey buildings and 476 units are already part of a functioning residential community. L.P.N. Development’s own project page places it on Soi Chaeng Watthana 10 in Thung Song Hong and provides the coordinates 13.894601, 100.578080. That changes the due-diligence question. A buyer can inspect the actual common areas, traffic at different times of day, parking pressure, building management and the condition of the exact resale unit. There is also an active resale market rather than a single isolated listing. At the start of October 2026, PropertyHub showed several units for sale; the lowest visible asking price we found was THB 1.49 million for a unit of roughly 26 sqm, while other current listings ranged upward toward THB 1.8 million depending on floor, size, fit-out and whether a tenant was already in place.

The apartments are deliberately compact. PropertyHub’s current project profile describes two core layouts, a studio of about 24 sqm and a one-bedroom of about 26 sqm. Older launch material is not perfectly consistent with that: DDproperty’s project profile lists studios at 23–23.5 sqm and one-bedrooms at 28–28.5 sqm, while some current resale ads classify units around 24 sqm as one-bedrooms. For a buyer, the practical lesson is not to argue over portal labels but to check the registered area and the unit plan attached to the title documentation. At this size, furniture placement matters. A well-planned 24 sqm studio can work for one resident, while a nominal one-bedroom can feel tight if the partition creates a small living area or limited storage. The product therefore suits singles, couples and tenants who value location and price over generous internal space; it is a much less natural fit for a family expecting several years of full-time living with substantial storage needs.

The project’s shared-space concept is more substantial than the small unit sizes might suggest. Home.co.th describes two roughly L-shaped buildings facing a central landscaped area. The ground level combines parking and common functions, with separate entrances, mail areas and service spaces for each building. The review also notes two passenger lifts per building, key-card controlled access and floor-restricted lift operation. Across Home.co.th, DDproperty, PropertyHub and Checkraka, the recurring facilities are a swimming pool, fitness room, jogging track, outdoor exercise areas, children’s space, landscaped garden, CCTV and 24-hour security. It is not a luxury resort-style amenity package. The value is more pragmatic: residents get a usable set of daily facilities inside a completed low-rise compound, and a buyer can inspect whether those facilities are still being maintained to an acceptable standard rather than relying on a sales promise.

Chaeng Watthana is primarily a working residential district, and the project makes most sense when judged in that context. It has road access toward Chaeng Watthana Road, Vibhavadi Rangsit Road and Song Prapha Road, with the Government Complex, Lak Si offices, IT Square, hospitals and Don Mueang Airport all part of the wider catchment. Rail access is useful but not literally at the gate. Home.co.th measured Lak Si station on the Red Line at roughly 1.6 km and the then-planned TOT station on the Pink Line at roughly 1.7 km; current 2026 DDproperty listings put National Telecom station on the Pink Line at about 1.4 km. A resident can therefore use rail as part of the commute, but anyone who wants a true walk-out-of-the-lobby-to-the-station condominium should treat the last kilometre as a real consideration rather than a minor detail.

Foreign ownership requires a unit-specific check. Thai condominium rules allow foreign freehold ownership only while the aggregate foreign-owned area remains within the statutory 49% quota. The government’s current public guidance still describes that 49% limit and requires confirmation from the condominium juristic person for the ownership transfer. The important distinction is between the project being a condominium that can in principle contain foreign freehold units and the specific resale unit being transferable to a foreign buyer today. Public resale ads for Lumpini Ville Chaengwatthana 10 generally do not state the remaining foreign quota. A foreign buyer should therefore treat the advertised price as only the commercial starting point; quota confirmation, title documentation, debt-free certification and the banking trail for the purchase funds are part of the actual transaction decision.

Because the development is complete, the best comparison is usually not Lumpini Ville Chaengwatthana 10 versus a glossy new launch somewhere else, but one resale unit inside this project versus another.
