Because the condominium was completed in 2005, the relevant question is not whether an amenity appears on a brochure but whether it is well maintained today. A site visit and current juristic-person records matter more than a feature checklist.
Due diligence matters
Completion risk is gone, but resale due diligence takes its place. Building condition, reserve funds, current common charges, seller documents and foreign-quota availability can all affect the real value of a unit. The advantage is that these issues can be investigated before transfer; the mistake would be assuming a low asking price has already priced every one of them in.

The most consistently supported project count is 158 residences. Public records also contain 176 and a few other historical totals, so the unit count should not be treated as definitive without the condominium juristic-person documentation. A buyer should anchor decisions in the selected unit, the juristic-person records and current building condition rather than in any single database field.
The building is physically inside Soi Pracha Rat Bamphen 12, also referred to as Soi Chai Narong, at number 95 in Huai Khwang. It is not a frontage tower on Ratchadaphisek Road. That distinction is practical: Huai Khwang MRT is roughly 1.2 to 1.4 km away depending on the route, so this is not a genuine step-out-of-the-lobby transit property. The last leg is more comfortable if you are happy using a motorcycle taxi, regular taxi or your own car. In exchange, the building sits deeper inside a residential street rather than directly on the main Ratchada traffic corridor. That can suit people who want central Huai Khwang without insisting on immediate station adjacency.

The project occupies a 556-square-wah site and the original unit mix ranged from studios through one-, two- and three-bedroom homes, with project-wide areas from about 30 to 125.15 sqm. Current resale stock demonstrates how varied the building can be: we found active or recently refreshed examples at 30.75 sqm, around 36–37 sqm, 53.06 sqm, 61.25 sqm and 96.07 sqm. Those are observations from individual listings, not a reconstructed floor-plan catalogue. The useful takeaway is that City Living Ratchada is not a one-format micro-unit building. A buyer can encounter genuinely different space propositions inside the same tower, which makes unit-by-unit comparison more important than a single project-wide asking price.
The lowest current asking-price anchor we verified was THB 1.49M for a 30.75 sqm resale unit, refreshed on 30 August 2026. Other current project inventory includes homes around THB 2.35–2.49M in the mid-30-sqm range, roughly THB 3M for a 53.06 sqm one-bedroom, and much higher asks for larger two-bedroom units. These are seller asking prices, not developer inventory and not evidence of a completed transaction. Renovation level, floor, view, furnishing, urgency and title conditions can make two units in the same building price very differently. The practical use of the THB 1.49M number is to define a search floor, not to imply that every buyer can purchase a comparable unit at that price.
Common facilities include a swimming pool, gym, lobby, garden area, parking, key-card access, CCTV, lifts and 24-hour security. A common-area fee of THB 35 per sqm is publicly listed, but the effective 2026 rate has not been confirmed directly with the condominium juristic person. In an older completed condominium, the more consequential questions are maintenance quality, lift and pool condition, reserve funds, outstanding repairs and any special assessments that may have been approved. Those items require current building records and an inspection, not a feature checklist.
For a foreign purchaser, the ownership structure is potentially straightforward because this is a condominium rather than landed property. Thai condominium law allows qualifying foreign buyers to register freehold ownership in their own names only while the building remains within the statutory foreign quota, capped at 49% of aggregate condominium unit area. A 'freehold' label in a resale advertisement describes the tenure type; it does not by itself prove that the chosen unit can be transferred into foreign quota today. Before paying a deposit, the buyer should obtain the juristic-person foreign-quota confirmation, check the unit title, seller authority and common-fee clearance, and make sure the funds and transfer documentation meet Land Department requirements.
The risk profile is therefore different from an off-plan purchase. Construction and completion risk are no longer the issue, but technical condition and building management matter more. A newly renovated apartment can still sit in a building with deferred capital works; conversely, an older tower that has been consistently maintained can be a rational purchase even if its lobby design looks dated. City Living Ratchada should be inspected as a functioning asset: common corridors, lifts, parking operation, water pressure, signs of leakage, pool and gym upkeep, management responsiveness and the juristic person's accounts all deserve attention. The individual unit needs the same discipline, especially if finishes have been altered by multiple owners over time.
Overall, City Living Ratchada fits a buyer who is comfortable with resale and wants to trade some new-build polish for a lower entry point and the possibility of more internal space. It has an active market, a recognizable Huai Khwang address and a broader size spectrum than many newer compact-unit projects. Its compromises are equally clear: the MRT is not at the doorstep, the building dates from 2005, and public records do not agree on every project statistic. That makes it a poor candidate for a remote purchase based only on listing photos, but a reasonable candidate for a hands-on buyer who is willing to compare units, inspect the building and verify the legal position before committing.

Ownership format
The project is traded as a freehold condominium. A foreign buyer can register a unit in their own name as freehold only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building. Quota availability is unit-specific and must be confirmed by the condominium juristic person; if foreign freehold is unavailable, any leasehold or alternative structure offered by a seller requires separate review before payment.

A current sixth-floor listing provides a concrete small-unit example at 30.75 sqm. The same listing labels it inconsistently as both a studio and a one-bedroom-style unit, so the internal layout should be checked from the plan and in person rather than inferred from the category name. This is also the unit behind the lowest verified current asking-price anchor.
Current resale inventory repeatedly shows one-bedroom units around 36–37 sqm on mid and upper floors. Late-August 2026 asking prices start around THB 2.35M for some units, while other homes of similar size are listed higher. It is a clear case where renovation, furnishing, outlook and legal position can matter as much as floor area.
A current resale listing confirms a 61.25 sqm two-bedroom, two-bathroom home on the 13th floor. It is a useful mid-size family-layout example and shows that the project's two-bedroom stock is not limited to the much larger units that also appear on the resale market.
The current resale market also contains a much larger 96.07 sqm two-bedroom. The gap between this and the 61.25 sqm example illustrates why the bedroom count alone is a poor proxy for space at City Living Ratchada. Buyers need the actual floor area, room configuration and renovation condition for meaningful comparison.
