One phase, four blocks

SENA describes the scheme as a single phase with four eight-storey buildings and 896 residences. That keeps the product identity clear: the buyer is comparing buildings, stacks and layouts inside one development rather than trying to reconcile separate phases with similar names. Low-rise does not mean small, though; 896 homes make this a sizeable residential community.

Pet living is separated

Building C is the designated pet-friendly building, with a pet garden attached to the concept. This is more useful than a vague project-wide pet claim because it creates a clear choice for both pet owners and residents who would rather live in a conventional block. The final juristic-person rules should still be checked for pet size, number and common-area restrictions.

Compact, coherent unit mix

The published range runs from roughly 24 sqm one-bedroom layouts to 34.5–35 sqm one-bedroom-plus units. There is enough variation to choose between a very low entry ticket and a more flexible home, but there is no true family-size product. The project makes most sense when compact living is a deliberate choice rather than a compromise the buyer hopes to outgrow quickly.

Rail access needs a bridge

The Pink Line improves the area, but the project is not station-front. SENA’s V-Move shuttle is part of the mobility proposition, connecting residents toward Khu Bon and Ram Inthra KM.9. That can work well for people comfortable with a shuttle or short first-mile connection; buyers who insist on direct walk-to-station living should treat this as a different category of location.

Progress is clearer than handover

SENA publishes construction percentages and the EIA is approved, so there is more to verify than marketing renders. The weak point is the handover date: current formal wording points to Q1 2027, the catalogue says end of year, and older directories say 2026. The safest approach is to track the build and contract date rather than repeat one optimistic month as a fact.

About the project

COZI Ramindra–Kubon is an under-construction low-rise condominium by SENA Development in Khan Na Yao, north-eastern Bangkok. The site sits inside Soi Khubon 16/2 in Ram Inthra subdistrict and is planned as a single phase with four eight-storey buildings, A through D, containing 896 homes in total. SENA’s legal disclosure names SENA HHP Co., Ltd. as the landowner while the project is marketed and developed under SENA Development. That is not a project-identity conflict: it is a useful distinction between the public developer brand and the legal landholding entity. The same disclosure identifies land title deed no. 17587, a site of a little over eight rai, and confirms that the project has passed its environmental assessment process.

The location works differently from a station-front condominium. COZI is deeper inside Khubon Soi 16/2, so the practical transport story is a combination of local road access, the Pink Line and SENA’s planned V-Move electric shuttle. The developer highlights both Khu Bon and Ram Inthra KM.9 stations, with shuttle service intended to bridge the first/last-mile gap. That can be workable for residents who do not drive, but it should not be read as direct rail adjacency: the daily trip still depends on leaving the soi or using the shuttle schedule. Drivers have a broader set of options through Ram Intra, Kanchanaphisek and the Chalong Rat Expressway network, which is one reason this part of Bangkok can function well for people whose routines are spread across the north-east rather than concentrated around the CBD.

The unit mix is deliberately compact. SENA currently lists five layouts: A1 and A2 one-bedroom units around 24–25 sqm, B1 and B2 one-bedroom units around 26.5–27.5 sqm, and Type C one-bedroom-plus homes at roughly 34.5–35 sqm. There are no large two- or three-bedroom family layouts in the published mix. In practical terms, this is a project for solo residents, couples and buyers prioritising a low purchase ticket over long-term space flexibility. Think of Living’s detailed early review also shows that the layouts are not interchangeable just because the bedroom count is the same: some versions change kitchen position, storage and the way the extra space is used. The decision therefore needs to be made at plan level, not just by square metre.

The pet policy is more structured than a blanket 'pets allowed' label. SENA designates Building C as the pet-friendly building and provides a pet garden there, while Buildings A, B and D are conventional residential buildings. That separation has a practical benefit on both sides. Pet owners know where eligible stock should be, while residents who prefer a non-pet building have clear alternatives. A 2025 project review described additional pet-support details around Building C, but house rules can change between sales launch and handover, so the final management regulations and sale contract should take precedence over early marketing material.

Amenities are straightforward rather than resort-style: a swimming pool, garden, 24-hour fitness room, 24-hour co-working space, separate lobbies, mailboxes, vending machines, juristic office, guardhouse and round-the-clock security. SENA’s current FAQ puts parking at about 38% including tandem spaces. With 896 residences, that ratio matters more than a long amenity list for anyone who expects to drive every day. The early master-plan review places much of the parking and key common facilities at ground level, with residential floors running from levels 2 to 8 across all four buildings. Buyers comparing stacks should therefore think about access to the main amenity core, internal views and circulation as well as floor height.

Construction timing is the main point where current sources disagree. The EIA approval was issued on 26 June 2025. SENA’s present legal disclosure says construction was expected to start in Q3 2025 and to finish in Q1 2027, with condominium registration after completion. At the same time, SENA’s project catalogue still labels COZI as 'ready to move end of year', while PropertyHub and older editorial coverage show 2026 as the completion year. The most concrete current progress data is SENA’s construction page: as of June 2026, overall progress was 45%, structural works 83%, architectural works 6%, preparatory works 70% and building systems 42%. For that reason, the registry should treat the project as under construction and use Q1 2027 as the safer formal completion target rather than presenting a specific 2026 handover month.

Pricing needs the same discipline. SENA still displays THB 1.27M as the starting price for a 24 sqm unit, but the terms attached to that number refer to a campaign requiring booking and contract signing by 31 July 2026. On 28 August 2026, it is reasonable to preserve that figure only as a published lower anchor, not as a live quotation. Availability and current pricing should be rechecked for the actual unit. Foreign buyers also need a unit-level ownership check: Thailand permits foreign freehold only within the statutory foreign quota of a registered condominium, and SENA says this condominium will be registered after construction. A directory label saying 'freehold' is therefore not enough by itself; the selected unit must be confirmed as transferable within the foreign quota, with the payment trail and transfer documents handled correctly.

Ownership format

A foreign buyer can take condominium freehold only within Thailand’s foreign quota, capped at 49% of the total unit area in a registered condominium. COZI Ramindra–Kubon does not publicly show quota availability by unit, and SENA states that condominium registration will follow completion of construction. If a selected unit cannot be transferred within the foreign quota, any leasehold alternative and its term must be checked in the actual contract.
