Public platforms quote different beach distances, which is a reminder that map radius, walking route and the position of a particular building can produce different numbers. Kamala itself works as a self-contained west-coast neighbourhood with shops, restaurants and everyday services. It is calmer than the island's busier nightlife and urban areas, which may be an advantage for residential use but a compromise for buyers who want everything concentrated immediately outside the building.

The resale market also contains larger penthouse-style properties, so those three sizes should not be treated as the only possible configurations. A buyer comparing listings should first establish whether the unit follows a standard layout, has been combined, or forms part of a penthouse arrangement. That matters for valuation, maintenance charges, renovation risk and future resale comparability. Two listings with the same bedroom count can be very different products here.

The common facilities are closer to a resort-residence model than a basic apartment block. Sources confirm a rooftop swimming pool, gym, spa and sauna, children's room, parking, 24-hour security and CCTV. More detailed project profiles also mention reception, passenger lifts, a meeting room, shuttle service and ancillary guest-style services. The facilities are useful, but in a building completed in 2017 the practical question is their present condition and the financial capacity to maintain them. A viewing should therefore include the pool deck, lifts, corridors, drainage, accessible mechanical areas and any evidence of recent major repairs rather than focusing on the apartment alone.

FazWaz lists a common-area management fee of THB 50 per sqm per month and a sinking-fund contribution of THB 600 per sqm. Those figures help establish the project's historical cost structure, but a resale buyer should obtain the current rate directly from the condominium juristic person and confirm whether the seller has any outstanding balance. The sinking fund may already have been paid by the original owner, while ongoing fees can be changed by owner resolutions. Current invoices, meeting records and the juristic person's confirmation are more important than an old project brochure or a portal field.

As of 4 September 2026, Oceana Kamala has an active resale market. FazWaz shows listings from roughly THB 2.99M, while DDproperty displays a smaller inventory at higher entry prices. That difference is normal across secondary-market portals and is precisely why the lowest number should be treated as a market anchor rather than a single project price. Floor, view, renovation quality, furniture, tenure and seller motivation can create a substantial spread between units that look similar in a search result. The right comparison set is therefore a small group of genuinely similar units, not every listing under the project name.

For a foreign buyer, tenure must be checked unit by unit. Thai condominium law permits qualifying foreign buyers to hold freehold title within the statutory foreign ownership quota, limited to 49% of the condominium's aggregate unit area. Current Oceana Kamala listings include both foreign-quota freehold and leasehold offerings. Before paying a reservation or deposit, the buyer should match the advertised tenure to the title deed, obtain the condominium juristic person's foreign-quota confirmation where relevant, verify that common fees are clear, and make sure the payment route satisfies the requirements for a foreign-owned transfer.

A completed resale project also separates project quality from seller quality. One apartment may be well maintained, recently renovated and backed by a clean documentary file, while another unit in the same building may carry deferred maintenance, fee arrears or a different tenure structure. That is why due diligence should connect three layers: the title and sale documents for the exact unit, the physical condition of the apartment, and the financial and maintenance position of the condominium juristic person. A generic project score cannot replace those checks.

For owner occupation, Oceana Kamala's case is mainly about the combination of a manageable unit mix, leisure facilities and Kamala as a relatively calm west-coast base. For investment use, the questions change. Rental permissions, building rules, seasonality, management commissions, utility handling and the unit's own booking history become more important than an advertised gross yield. Some portals publish estimated returns for individual listings, but those figures should not be treated as a promise. A serious investment review would rebuild revenue and cost assumptions from the selected apartment's actual evidence rather than from a platform calculator.

There is also a structural-data discrepancy worth keeping visible. FazWaz and Lazudi show three buildings and identify them as A, B and C, while DDproperty records the development as a single block. That does not undermine the identity of Oceana Kamala because the address, completion year, floor count, unit count and developer attribution align across the main sources. It does matter at unit level, however. Building designation can affect road exposure, access to facilities, lift use and outlook, so the buyer should rely on the official unit and building references in the title and condominium records rather than on a portal's project diagram.

A sensible resale review therefore has two layers. The first is the apartment itself: title, tenure, registered area, encumbrances, fee arrears and physical condition. The second is the condominium as an operating community: current common fees, sinking-fund position, planned capital works, rental rules and recent owner resolutions. In a building that has been operating since 2017, the second layer is no longer a formality. A cosmetically attractive unit can still sit inside a project facing expensive repairs, while a well-funded and well-maintained condominium may justify more attention than a small headline discount on one listing.
