Kamala Beach is listed at roughly 2.5 km away. De Aman Villas therefore trades immediate beach access for a private house, garden and pool in a more residential pocket. It is better suited to someone comfortable driving or riding locally than to a buyer whose priority is walking to the sand every day.

Public project profiles describe only five homes, and the current stock is marketed on a made-to-order basis rather than as completed inventory: the stated construction period is 18 months after purchase. That distinction matters more than the marketing style. A buyer is not choosing a finished house that can be inspected in its final condition and handed over shortly afterwards. The transaction is closer to commissioning a specific villa on a specific plot, with a substantial part of the price linked to construction milestones. That can suit someone who does not need immediate occupancy, but it places much more weight on the sale contract, technical specification, finishes schedule, inspection rights and handover procedure.
In scale, De Aman Villas is closer to an intimate residential compound than to a resort-style estate. Five villas means a limited number of neighbours and little sense of a large development, but it also means buyers should not expect a clubhouse, restaurant, large communal pool or the service layer found in bigger branded residences. Other homes using the same 195.80 sqm layout are offered at higher prices on plots extending to 295.27 sqm. The V1 option has 279.97 sqm of internal area on a 283.89 sqm plot and is currently shown at THB 17.9 million in one listing. That is why a simple price-per-square-metre comparison can be misleading here. The two layouts differ in house area, pool size and site arrangement, while even the compact layout varies by plot. The practical comparison is the whole package: house, land parcel, pool, outdoor space, specification and the contractual build price.
The developer is presented as Kamala Garden View Co., Ltd. An open Thai corporate database links that name to KAMALA GARDEN VIEW COMPANY LIMITED, registered in Phuket on 29 May 2017 under company number 0835560007113, with active status and registered capital of THB 2 million. Public property directories currently show only one development under this developer name: De Aman Villas itself, comprising five units. That does not by itself prove either strong or weak execution, but it changes the due-diligence emphasis. There is less public project history from which a buyer can compare delivery dates, finishing quality and after-sales performance. The contract package for this purchase, and any opportunity to inspect an already built home by the same company or construction team, therefore matters more than brand recognition.
The site is in inland Kamala rather than on the beachfront strip. The published address is 64/42 Soi Matsayit, Kamala, Kathu, Phuket 83150, and the same address appears across more than one major property directory. Project information places Kamala Beach at roughly 2.5 km and Phuket FantaSea at about 2.1 km. This is a location where day-to-day convenience is generally better with a car or motorbike, particularly for frequent trips to the beach, restaurants and shopping. The trade-off is a more residential setting away from the densest part of the beach corridor. Buyers looking for a genuinely walk-to-the-sand home may see that as a drawback; families prioritising private living space and a pool over immediate beach access may find the balance more appealing.
Published ownership costs are more specific than is common for a small villa project, although the contractual basis still needs checking. The current project profile lists a common-area fee of THB 25 per sqm of plot area per month. Individual active listings already show monthly figures ranging from THB 6,572 to THB 7,382 depending on the plot. A one-off sinking fund of THB 500 per sqm is also published, but the platform is internally inconsistent about the measurement base for that charge: one part refers to internal area while another refers to plot area. The rate is therefore useful as an indication, not as a final amount. Electricity is listed at the government rate and pets are allowed. Thai law generally does not allow a foreign individual to own land directly, apart from narrow statutory exceptions. If any of them remains vague, attractive renders or a low headline price per square metre are not a substitute for contractual certainty.

The larger format. The active listing shows a 283.89 sqm plot, two storeys, two parking spaces and a 31.90 sqm pool. With an asking price close to the smaller homes, it offers substantially more internal area, making the detailed specification and room arrangement more important to compare than the headline floor area alone.
Both published layouts have three bedrooms and three bathrooms. Several V2-3-5 plots are marketed with the same internal house area, so land size and asking price vary by lot. Areas here come from active unit listings rather than calculations from plans.
