The consistent project-level record is small: 11 private-pool villas, completed in November 2009, on the green slope above the southern side of Kamala. That scale is central to understanding the property. There is no large standardized tower inventory and no current developer sales desk defining one specification for every home. Buyers are dealing with individual resale villas that have been occupied, renovated, enlarged, combined with neighbouring land or maintained to very different standards since completion. The project also appears under the variant name Kamala Hill Naga Villa in older descriptions. A newer nearby development called Naka Villas Kamala is a separate scheme and should not be merged with this one.

The estate is reached from Nakasud Road in Moo 6, Kamala, Kathu, Phuket. Project mapping places it around 7.938968, 98.280457, and individual house addresses cluster around the same point. Villa 15, for example, is publicly listed at 10/63 Moo 6, while Hipflat uses 10/59 for the project. That difference is a good reason not to pretend that one villa number is the universal estate address. FazWaz places Kamala Beach about 2.9 km away and Phuket International Airport about 28.7 km away. The last section of the approach is hillside road rather than a flat urban grid. For an owner who expects to move around Kamala, Patong or the rest of Phuket regularly, private transport is the practical assumption; this is not a project to choose because you want to rely on a bus stop outside the gate.

The original project description is relatively simple: three- and four-bedroom pool villas, with living areas starting from 117 sq m. The resale evidence is much more revealing. A three-bedroom example marketed in 2023 had 200 sq m of indoor space on a 620 sq m plot, and Hipflat records earlier three-bedroom transactions around 194–200 sq m. The current four-bedroom asking at the lower end of the market has 350 sq m of indoor space on 700 sq m of land. At the opposite end, the active eight-bedroom villa has 835.6 sq m indoors on 1,495.6 sq m of land, and its listing explicitly says that two plots have been combined. That eight-bedroom property should therefore be read as a large secondary-market configuration, not proof that eight bedrooms were part of the original villa range.

Asking prices show the same lack of standardization. The lowest active sale checked on 8 September 2026 is THB 33 million for the four-bedroom 350 sq m villa. The larger eight-bedroom property is offered at THB 86 million. Those figures should not be averaged into a project-wide price because they represent very different houses and land packages. Hipflat's recorded transaction history also shows three-bedroom sales at THB 12.5 million and THB 13 million in 2019 and THB 17.5 million in 2023. Those older deals are useful evidence that the estate has had a resale market, but they are not present-day comparables without knowing condition, land size, renovation scope, view and title position. A serious valuation needs to start with the exact villa, then compare it with similar resale houses in Kamala.

The legal due-diligence burden is also villa-specific. Thai government guidance confirms the broad rule that foreign nationals generally cannot own land directly in Thailand except through narrow statutory exceptions. A registered long lease is commonly used where appropriate, with a maximum registered term of 30 years; any further renewal depends on the contract and the party entitled to grant it, so a promised extension should not be treated as already-secured tenure. The listings inside this estate illustrate why the title cannot be assumed project-wide. The current eight-bedroom property states that its land title is Chanote and that its 1,495.6 sq m site consists of two combined plots. The active four-bedroom listing does not state a land title, while an older three-bedroom listing identified Nor Sor 3 Gor. A buyer therefore needs the title, encumbrance search, access rights and building documents for the chosen villa rather than relying on a generic project brochure.

This is best approached as an older, low-density Phuket villa community with a strong lifestyle proposition and a heavier verification workload than a standardized new development. Private pools, greenery and separation from the busiest part of Kamala are tangible features. The trade-off is that age and individuality matter: waterproofing, pool equipment, drainage, retaining structures, roof and façade condition, electrical upgrades and unrecorded alterations can differ sharply from one house to the next. The open sources do not identify a verified developer, and there is no current developer payment plan or warranty to lean on. For that reason, the practical question is not whether Kamala Hills Naka Villas is 'good' in the abstract. It is whether the specific villa has the right land package, documented structure, physical condition, access and price for the buyer's plan.
