Why this project is worth a look
Inspect what already exists
The project was completed in 2013, so there is no off-plan delivery risk to price in. Instead, buyers can inspect the real building and should focus on maintenance history, major systems, reserve funding and the performance of the condominium juristic person.
More than holiday studios
The original range runs from a 44.94 sqm studio to 137.70 sqm duplexes, with several larger one- and two-bedroom formats in between. That gives Icon Park more flexibility for longer stays than projects built almost entirely around compact investment units.
Kamala with Patong access
Kamala Beach is reported at about 0.5 km and the project sits on the road continuing toward Patong. The location is straightforward, but unit orientation matters: road exposure, elevation and outlook can make two apartments in the same development feel very different.
Resale pricing is uneven
Current asking prices come from individual owners and span materially different unit types. A lower number can reflect condition, quota status, furnishing or a motivated seller, so the right comparison is between complete unit files and refurbishment needs rather than headline price alone.
Primary records beat portals
Public portals disagree on the number of buildings and some attribute the development to a different developer. Phuket Plus’s own project page is the strongest public project-level source, but a buyer should still close the loop with the title deed, foreign-quota certificate and juristic-person records for the exact apartment.
About the project
Icon Park is an established resale condominium in Kamala on Phuket’s west coast. The useful way to assess it in 2026 is not as a developer launch but as a building with more than a decade of operating history. Construction was completed in 2013 and units are now individually owned, so the condition, title and asking price can vary substantially from one apartment to another. Phuket Plus, which still carries Icon Park in its own portfolio, gives the core specification as 92 units over seven floors in three buildings. Several large property portals agree on the unit count, floor count and completion year but show four buildings instead. That discrepancy should be resolved against the selected unit’s title and building records before purchase rather than papered over in a project summary.
The original unit mix is broader than many newer resort-style condominiums in Kamala. Phuket Plus lists a 44.94 sqm studio, one-bedroom layouts of 67.85 and 87.30 sqm, a two-bedroom layout of 87.30 sqm, and two duplex two-bedroom types at 113.65 and 137.70 sqm. That matters because buyers are not limited to a compact holiday apartment: the project also has genuinely larger homes and duplexes that can suit longer stays. Resale advertisements sometimes use rounded or slightly different areas, and apartments may have been altered after handover, so the title deed and current measured condition of the specific unit matter more than the marketing type name.

Location is one of the easier parts of the project to understand. Icon Park sits in Kamala on the road toward Patong, with FazWaz placing Kamala Beach at roughly 0.5 km from the project and Home In Phuket describing the beach as about a ten-minute walk away. The setting gives access to Kamala’s beach, shops and restaurants while keeping Patong within a short drive. It also creates unit-level differences that do not show up in a project brochure: road exposure, elevation, orientation, mountain or partial sea outlook, and the position of the apartment within the development can materially change how a unit feels. A buyer should therefore compare two or three actual apartments rather than decide on the project name alone.
The resale market is active. On 10 September 2026 FazWaz showed eleven units for sale from THB 4.9M, while Dot Property showed a similar lower entry point and asking prices extending to roughly THB 14M. The spread reflects very different unit sizes and formats, including duplexes, but it also reflects owner-specific renovations, furnishing, views and willingness to sell. A cheaper asking price can be offset by refurbishment work, an unfavourable quota position or building-related liabilities. For a completed condominium of this age, the negotiation should start with the specific title, condition report and juristic-person statement, not with a generic price-per-square-metre comparison.
The core shared facilities are consistently reported as a communal pool, gym, parking, 24-hour security, CCTV, lobby/reception space and sauna. Phuket Plus’s original project material also mentioned a restaurant, spa and massage facilities and a shuttle service. Those service-style amenities should not be assumed to operate exactly as they did at launch. The current FazWaz project card publishes a common-area fee of THB 45 per sqm per month and a sinking-fund figure of THB 600 per sqm. These are useful reference numbers, but a resale buyer should obtain a current statement from the condominium juristic person covering the actual fee, arrears on the unit, reserve position, insurance and any approved major works.
This is therefore a due-diligence-led purchase rather than a brochure-led one. The construction risk has passed, which is valuable: you can inspect the actual building, pool, parking, corridors, lifts and the exact apartment you are buying. In exchange, age and management quality become more important. Signs of moisture, façade maintenance, lift condition, water systems, common-area upkeep and the history of major repairs deserve attention. Duplex buyers should also look closely at glazing, air-conditioning loads and internal stairs; studio buyers should pay particular attention to privacy, road noise and usable storage. Icon Park can make sense for buyers who value established Kamala, larger layouts and immediate use, but only if the physical building and legal file support the asking price.
Ownership format
A foreign buyer can hold a condominium unit freehold in their own name if foreign quota is available at transfer and foreign ownership remains within the statutory 49% ceiling by unit area. The title deed, juristic-person quota certificate and funds-transfer evidence must be checked for the specific resale unit.
Unit types & sizes
The smallest original layout. Resale condition and fit-out can differ from the handover specification, so usable storage, balcony condition, road exposure and services matter as much as the headline area.
A comparatively generous one-bedroom format for a resort-area condominium. The 67.85 sqm figure is also reproduced in independent project databases.
A large one-bedroom layout in the original schedule. Phuket Plus also lists a two-bedroom Type C at the same 87.30 sqm, so the selected unit’s plan and title should be checked rather than inferred from the type letter alone.
The most compact confirmed original two-bedroom type. Its area matches the published one-bedroom Type C figure; this dossier preserves the source rather than guessing which entry may be a legacy labelling issue.
A duplex format aimed at buyers who value separation of living zones over the lowest entry cost. The inspection should pay particular attention to the internal stair, cooling across both levels and the condition of larger glazed areas.
The largest confirmed original type. Resale units of similar scale appear on the market, but renovation, outlook and upkeep create large differences in value even when the title area is close.

The registry keeps the confirmed seven floors and 92 units but does not encode a building count until condominium records are checked.
- Developer attribution is inconsistent in secondary databases. Phuket Plus includes Icon Park in its own portfolio, and Home In Phuket and DDproperty also identify Phuket Plus; FazWaz and related feeds attribute the project to Ocean Group Asia. Phuket Plus is used as the developer brand because it is the primary source, while the historical corporate relationship should be checked in legal due diligence if material to the transaction.
- PropertyScout shows asking prices around THB 3.63M but also states 70 units and a 2012 completion year, conflicting with the primary project record and several major databases. The public lower anchor is therefore set at THB 4.9M from FazWaz; cheaper advertisements should be verified for identity, title, address and actual availability before being treated as the market floor.
