One project, two phases
The developer brochure explicitly divides the scheme into two phases: two buildings and 316 units in Phase 1, then one building and 123 units in Phase 2. Resale advertisements sometimes turn “Phase 2” into what looks like a separate project name. For a buyer, the cleaner interpretation is one shared development where the phase identifies part of the stock rather than a separate estate. The exact building letter and unit number should still be matched to title documents before a deposit is paid, especially because agency listings are not fully consistent in how they label phases and buildings.
A visible resale market
Because the project has been completed for years, a buyer is comparing finished homes rather than renderings. In October 2026 there is broad sale and rental advertising, which makes it possible to compare renovations, furniture, floor, outlook, noise and actual common areas across several units. The caveat is duplication: one apartment may be marketed by more than one agent, so listing counts should not be read as a precise measure of unique inventory or liquidity.
Compact urban layouts
Much of the stock is made up of smaller city apartments, keeping entry prices below many newer Sukhumvit launches. That can work well for one person, a couple or a rental-oriented buyer, but bedroom labels alone are not enough. The brochure shows meaningful layout and size variation across buildings. A 29–32 sqm unit can feel materially different depending on storage, kitchen placement, windows and furniture, so the plan deserves the same attention as the headline floor area.
Two BTS options
Project and market sources repeatedly connect the location with both Punnawithi and Udom Suk. Having two stations in reach gives route flexibility, but this is not a station-front property: the compound sits inside the soi, around 600–650 metres from the BTS corridor. Anyone planning to commute daily should test the walk at the time they would normally travel, particularly in hot weather or during the rainy season.
Most risks are inspectable
A completed condominium lets a buyer inspect what off-plan purchasers can only estimate: the pool, garden, corridors, façades, parking, lifts and the specific apartment. It is also possible to request current common-charge information and condominium juristic-person documents. Foreign buyers need an additional unit-level check of title and foreign-quota availability. Two apartments in the same project can differ substantially in physical condition and transaction readiness, so the project name alone is never enough.

It is better understood as a phase within The Nest Sukhumvit 64 rather than a separate estate with its own location and standalone amenity package. When evaluating a unit, the phase and building still matter, but the project identity is shared.
This is not a high-rise tower competing on skyline views. The original concept is a quieter residential compound off the main Sukhumvit road, with a relatively broad amenity programme for an eight-storey development. The developer brochure lists a swimming pool with a children’s pool, an exercise room and multipurpose room, landscaped outdoor recreation areas, a privilege lounge and library, laundry facilities, a roof garden at one building, lobby Wi-Fi, 24-hour guards and CCTV. Current resale portals also refer to access control, parking and a shuttle service. The useful point is not the length of the amenity list; it is that the project offers several shared spaces without the scale and vertical circulation of a large tower. A buyer should still inspect the current condition of those spaces and how convenient they are from the particular building under consideration.

The residential mix runs from compact studios of roughly 22.7 sqm to two-bedroom homes reaching about 47 sqm. Current project databases group the inventory into studio, one-bedroom, one-bedroom-plus and two-bedroom categories, while the original brochure shows that the exact size bands vary by building. Plans for Buildings A and B include types from about 22.7 to 47 sqm, whereas Building C runs from about 23.5 to 44 sqm. This is a useful reminder that a label such as “one bedroom” does not describe the actual usability of the plan. At this size, a few square metres can materially change storage, dining space, kitchen separation and the width of the living room. Comparing the floor plan and actual furniture layout is more informative than comparing bedroom count alone.
The address sits inside Sukhumvit 64, in Bang Chak, Phra Khanong. Independent mapping sources place the compound roughly 600–650 metres from the BTS line, with both Punnawithi and Udom Suk repeatedly cited in project and resale material. It should not be treated as a station-front condominium: the final approach is through the soi, and the walk can feel different in Bangkok heat or heavy rain than it looks on a map. The trade-off is access to two BTS stations, the Sukhumvit corridor and several expressway routes. For a resident whose routine spans Punnawithi, Udom Suk, Bang Na and inner Sukhumvit, that network can matter more than a simple “near BTS” label.
By October 2026 the project functions primarily as a resale and rental market. Large portals show dozens of active advertisements, with the lowest clearly current sale anchor found at THB 2.0 million for a compact one-bedroom unit of about 25–26 sqm. Two-bedroom stock sits higher, and much of the visible rental market is concentrated in smaller units. Listing volume should not be confused with transaction volume because the same property may appear through several agencies and asking prices are not closed prices. What the depth of listings does provide is comparison: a buyer can usually look across different buildings, floors, views, renovation levels and furnishing packages instead of being forced into a single remaining developer unit.
The due-diligence emphasis is therefore different from an off-plan purchase. Construction risk and handover timing are no longer the central unknowns; the key questions are the condition of the specific unit, the financial and operational health of the condominium juristic person, current common charges, building maintenance, and the title and foreign-quota status of the chosen apartment. Major portals describe the project as freehold, but a foreign buyer still needs a unit that can be transferred within the statutory foreign ownership quota. “Freehold project” is not the same as “every resale unit is immediately available to a foreign buyer on freehold terms.” In a completed development, that unit-level verification is more important than the launch-era marketing price.
Ownership format
Units are offered on a condominium freehold basis. A foreign buyer can hold condominium freehold within the statutory 49% foreign ownership quota of the building; quota availability must be confirmed for the selected unit before purchase.
Unit types & sizes
The smallest format in the project. It can suit a buyer prioritising location and a lower entry cost over a separate bedroom, but storage and sleep-area separation deserve close attention during a viewing.
The core resale format. The size range is wide enough that two one-bedroom homes can differ materially in living space, kitchen layout and room for a desk.
A middle ground between a standard one-bedroom and a two-bedroom home. It can work for buyers who need an extra work or flexible zone without moving to a full two-bedroom layout.
The largest regular format in the project. These remain compact two-bedroom homes, so bedroom width, the bathroom arrangement and the real furniture layout matter more than the label alone.
