Why this project is worth a look
A real resale market
There is enough sale and rental stock across major portals to compare apartments rather than accept one headline price. Recent one-bedroom asks span from the high-THB 2M level into the mid-THB 3M range. That makes negotiation and comparison possible, while also making it obvious that condition, furnishing and ownership status matter.
Useful one-bedroom space
The verified product is mainly a one-bedroom home around 39–46 sqm, with many current listings close to 42 sqm. That is a different proposition from newer micro-units: a buyer gets a conventional bedroom and living area without moving into a large or expensive family apartment.
BTS access without a tower
Punnawithi BTS is within a practical walk according to multiple independent project sources, yet the building remains an eight-storey low-rise inside Sukhumvit 64. Buyers who want rail access but do not want a very large high-rise community may find that combination more attractive than the project’s age would initially suggest.
Due diligence is tangible
Because the condominium has been operating for years, the important risks are inspectable. Buyers can review the state of common areas, ask about major repairs, verify outstanding common charges and check the foreign quota before transfer. In a resale building, those concrete checks are more valuable than generic claims about future appreciation.
Brand is not due diligence
Land and Houses gives the project a clear development history and helps distinguish it from similarly named condominiums around Sukhumvit 64. It does not remove resale risk. In 2026 the seller is normally an individual owner, so the developer name does not answer whether the unit has unpaid common charges, undocumented alterations, weak maintenance, or usable foreign quota. Those checks belong to the specific transaction.
About the project
The Room Sukhumvit 64 is best understood as a mature resale building, not as a developer launch. Land and Houses built a single low-rise block with 105 units, eight floors and, according to the strongest cluster of project sources, a 2008 completion date. Home.co.th now marks the development as sold out, which means buyers are dealing with individual owners rather than choosing from a developer inventory. That distinction matters. The decision is no longer about promised specifications or a showroom package; it is about the actual apartment, the condominium juristic person, maintenance standards, title documents and the seller’s position. The upside is that almost everything important can be inspected in real life. The trade-off is that a building of this age deserves more due diligence than a new handover.
The location is the clearest reason the project remains relevant. Major project directories place Punnawithi BTS roughly 500 to 640 metres away, depending on the route and source. The building sits inside Sukhumvit 64 rather than directly on Sukhumvit Road, so the last part of the walk is within the soi while the BTS connection remains practical for daily commuting. This stretch of the Sukhumvit corridor is also tied into Udom Suk, BITEC and the wider east-Bangkok employment and retail belt. It will not feel like Asoke or Thong Lo, and buyers paying mainly for a prestige central address will probably look elsewhere. For someone whose routine follows the Sukhumvit Line or the southeast side of Bangkok, the location is much easier to justify on everyday use.

The apartments are straightforward rather than diverse. Older project references consistently describe one-bedroom homes in roughly the 39–46 sqm range, while clean current resale records commonly show units around 41–43 sqm. That is a meaningful amount of space for a one-bedroom in Bangkok: it allows a separate bedroom and living area without relying on an ultra-compact plan. The original marketing also referred to a wide frontage, but the practical point is the usable floor area rather than the slogan. Buyers needing a conventional two-bedroom family layout should be cautious. Some portals display larger two-bedroom records, yet those same databases also contain impossible floor numbers for an eight-storey building, so those entries were not used as verified evidence of the original unit mix.
Resale pricing is active enough to give a buyer real market references. Recent listings checked in 2026 included one-bedroom units around THB 2.8M, THB 2.84M, THB 2.89M and upward into the mid-THB 3M range, depending on condition and presentation. Home.co.th still shows a historical starting price of THB 3.3M, but that belongs to the original project record, not to current developer stock. Rental listings are also visible across several portals, commonly around THB 13,000–18,000 per month for a one-bedroom. That is useful evidence that the building has an active rental market, but it should not be turned into a promised yield. Furniture quality, renovation level, floor, view, vacancy periods and management execution can easily matter more than a simple rent-to-price ratio.
For a resale buyer, the building’s age should move to the front of the checklist. On a 2008 completion basis, The Room Sukhumvit 64 is around eighteen years old in 2026. The relevant questions are therefore operational: how healthy is the sinking fund, are owners paying common charges, what major repairs have been completed, and what is the current condition of lifts, waterproofing, façade, pool and mechanical systems? Public sources did not provide a reliable current common-fee rate or a verified sinking-fund balance, so those costs should not be invented. PropertyHub shows a structural-inspection status dated in 2025, which is worth locating as a document, but a portal badge is not a substitute for reviewing the report and inspecting the property before buying.
Foreign ownership is workable, but it is unit-specific. DDproperty describes the project as freehold, and resale records for the building include both Thai-quota and foreign-quota labels. Thai condominium law caps aggregate foreign ownership at 49% of the total condominium unit area. In practice, that means a foreign buyer should not assume that every apartment advertised for sale can be transferred into foreign freehold simply because the building itself is a condominium. The juristic person should issue confirmation of the foreign quota position for the selected unit before transfer, and that confirmation should be obtained before committing significant funds. Two otherwise identical apartments can therefore have different usefulness to a foreign buyer.
The amenity package is conventional for a low-rise residential project. Pool, gym, parking, lift, 24-hour security, CCTV and garden space are repeatedly supported across current project directories, with PropertyHub also listing key-card access. Some older or secondary sources additionally mention a shuttle and sauna, while others do not confirm them at all. That discrepancy is more important than it may look: a buyer should treat online amenity lists as historical clues, not as a current service contract. If a shuttle, parking entitlement, pool condition or any other shared facility materially affects the decision, it should be checked on site and with the condominium office.
The project therefore makes the most sense for a buyer who wants a relatively spacious one-bedroom, a low-rise atmosphere and a walkable BTS connection at a resale price rather than a new-build premium. It is less compelling for someone who needs family-sized layouts, brand-new systems or a hands-off investment proposition. The strongest way to buy here is apartment-by-apartment: compare condition, ownership quota, seller documentation, outstanding common charges and the building’s maintenance record. In a mature condominium, those differences can change the quality of the purchase far more than the project name itself.
Ownership format
The project trades on the resale market as a freehold condominium. A foreign buyer can register condominium freehold only within the statutory 49% foreign ownership quota, so quota availability for the selected unit should be confirmed in writing by the condominium juristic person before purchase.
Unit types & sizes
This is the project’s best-supported core layout. Current resale stock frequently sits around 41–43 sqm, giving enough room for a separate bedroom, living area and kitchen without moving into a larger family-sized budget. On a mature resale project, the actual layout, renovation history and condition of the individual unit can matter more than a small difference in registered floor area.
Sources from 2015–2026 consistently describe the project around one-bedroom units of roughly 39–46 sqm. A few current portal records show 30 sqm, 76 sqm or two-bedroom layouts, but the same feeds also contain impossible floor numbers for an eight-storey building. Those outliers were therefore excluded from the verified original unit mix. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: Recent resale asking prices checked on 7 October 2026 start from about THB 2.8M. This is a lower market anchor rather than a developer price; the chosen unit, its condition, availability, ownership status and deal terms need to be verified separately.
- Completed: 2008
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a ready one-bedroom of roughly 40–45 sqm with walkable BTS access and a smaller low-rise community.; A resale buyer willing to compare actual apartments on condition, documentation, quota status, outstanding charges and building maintenance rather than buy the project name alone.; An investor who values visible existing rental demand and comparable listings but does not need a guaranteed-return product.; A foreign purchaser prepared to verify the 49% foreign quota with the condominium juristic person before committing to a specific unit.; may not suit: A buyer who specifically wants a new building, new systems and a developer handover or warranty period.; A family that needs a clearly verified standard supply of two- or three-bedroom layouts.; An investor looking for a packaged passive product with promised returns and no unit-level resale due diligence..

- Most stronger project sources give 2008 as the completion year, while DDproperty, ThinkOfLiving and some resale records show 2013 and one Japanese directory shows 2011. The main record uses 2008 because it is supported by Home.co.th, PropertyHub, FazWaz, Dot Property and Lazudi.
- Some secondary portal feeds show two-bedroom or 76 sqm units together with impossible 17th- or 42nd-floor records in an eight-storey building. Those entries were excluded from the verified unit mix as contaminated portal data.
- A BTS shuttle and sauna are reported by some directories but not by others, including PropertyHub. Their current availability and operating status should be checked with building management at the time of viewing.
