The advertisement first appeared earlier but was updated in 2026, which makes it more useful as a current resale anchor than the old launch pricing. Dot Property displays the project from roughly THB 14.9 million, likely reflecting rounding or a syndicated version of the same stock. The practical due-diligence question is not the small difference between portal summaries; it is what the sale actually includes, the condition of the pool and systems, furniture and appliances, ongoing costs, and whether title and ownership documents match the seller’s representation.
There is no reliable public master list of the original villa types. The active resale is clear at 190 square metres with a 260-square-metre plot. An older PropertyScout listing described another three-bedroom home at 143 square metres, while a historical Thailand-Real.Estate development page showed living areas around 200–260 square metres and launch-era pricing of THB 16–25 million. Those figures should not be merged into a synthetic floor-plan range. They may refer to different houses, different measurement conventions or older marketing data. For a resale buyer, the safer approach is unit-led: use the house plan, land deed, building documents and physical measurement of the property being purchased, and treat portal dimensions as secondary checks rather than the definitive specification.
The project sits in Sakhu, Thalang, with the address commonly shown as 86/2 Sakhu 4, Sa Khu, Thalang, Phuket 83110. This is the quieter northern end of Phuket’s west coast, between the Nai Yang and Naithon areas rather than the dense tourist centres farther south. The location works particularly well for owners who value quick airport access, lower-density surroundings and regular use of the north-western beaches. It is less compelling for someone who wants to step outside the gate into a major dining, retail and nightlife cluster. Distances published by portals vary because pins and routes differ, but they consistently place the airport and beaches within a short drive. In practical terms, a car or motorbike remains part of the lifestyle here even though the coast is close.
Communal facilities are deliberately limited. Project pages repeatedly list 24-hour security, CCTV, parking and a communal garden. There is no dependable evidence of a large clubhouse, shared resort pool, restaurant, gym complex or other high-service infrastructure inside the estate. That can suit a buyer who prefers a private home and does not want to pay for a long list of common facilities. It also shifts more of the operating burden to the individual owner.
