Why this project is worth a look
A genuinely small estate
Forty-eight houses is a meaningful scale difference, not just a marketing number. Fewer homes share the internal roads, clubhouse and security system, which helps the compound feel more private. The flip side is financial: major common-area work is spread across a relatively small ownership base, so current fees and reserve planning matter.
Space with real separation
The core house formats run from roughly 371 to 801 sqm and were designed around four bedrooms, staff space and multiple living zones. The size is useful because functions are genuinely separated across floors rather than simply enlarged. Buyers should also budget for what follows from that scale: cooling, cleaning, lift service, waterproofing and long-term replacement of equipment.
Private lift as infrastructure
A lift was part of the original specification for every house, which materially changes how a three-storey home can be used. It is particularly relevant for older family members, moving luggage and accessing the top-floor master zone. On a resale inspection, the lift should be treated as a major mechanical asset with its own service record, not as a lifestyle extra.
Road-first Bangkok location
This address works through the Pradit Manutham and Ekkamai–Ramintra road network rather than a nearby BTS or MRT station. That can suit a household with cars and regular trips across north-east Bangkok very well. It is a weaker fit for anyone whose daily routine depends on walking to rail transit or avoiding peak-hour driving.
Resale homes are not uniform
The developer stock is no longer the main market. Current listings vary widely by model, land size, renovation, furniture, pool configuration and seller expectations. Comparing two VIVE houses therefore requires a property-level inspection and title review, especially where a foreign buyer needs a lawful structure for the land.
About the project
VIVE Ekkamai-Ramintra is a 48-home gated development by Land and Houses on Soi Yothin Phatthana 3. It was launched in June 2019 as a small collection of three-storey detached houses rather than a mass-market suburban estate. The original developer material highlighted private lifts in every house, courtyard-style planning and private gardens, while later project profiles show the development as completed and the developer inventory as closed. That distinction matters today: a buyer is entering a resale market, so the condition and legal package of an individual house matter as much as the original specification. Renovations, lift servicing, pool equipment, furniture, plot boundaries and the seller’s title should all be treated as property-specific items rather than assumed from the project brochure.
The project is unusually low-density for a Bangkok housing estate. Independent project reviews consistently place it on roughly 17-1-31 rai with only 48 houses. Internal roads were planned at generous widths, and the smaller side streets were designed with only a handful of homes. In practical terms, that creates a more private residential environment and shares the clubhouse facilities among far fewer households than a several-hundred-unit compound. Low density does not mean low running cost, however. A pool, landscaped grounds, security and common buildings still need to be funded. A resale buyer should therefore ask for the current common-area fee, recent accounts if available, any special assessments and the maintenance history of the shared facilities instead of relying on the original launch specification.

The houses are large even before moving into the highest tier. Later detailed sources repeatedly show three principal formats: V1 at about 371 sqm on a standard plot around 75 sq wah, V2 at about 520 sqm on roughly 94 sq wah, and V3 at about 801 sqm on roughly 132 sq wah. Each is a three-storey, four-bedroom house with staff accommodation and a private lift. That vertical planning creates separate family, bedroom and master-suite zones rather than a wide single-level plan. It can work very well for a household that wants separation and privacy, but buyers should still test the daily circulation. A lift makes a three-storey house easier to use; it does not remove the maintenance burden or the practical reality of living across three levels.
The layout concept is more distinctive than the raw floor area suggests. Reviews from the launch period describe internal courtyards, double-height living spaces, large controlled openings and adjustable sun-shading elements intended to bring light into the house while reducing direct views from neighbours. On the larger designs, the top floor becomes a private suite level with generous outdoor space. V3 was shown with a private pool of roughly 3 by 8 metres on the upper level, while the official developer page used more careful language and indicated that a private pool applied only to certain houses. That is an important resale distinction. A listing may describe a pool, jacuzzi or modified room arrangement that is specific to one property, so buyers should compare the actual approved plan and current house rather than treating every VIVE home as identical.
Shared amenities are relatively focused: clubhouse, swimming pool, gym, landscaped garden areas, controlled access, CCTV and 24-hour security. A detailed project review described a saltwater pool of about 15 by 8 metres and several landscaped areas amounting to around 1.2 rai including the clubhouse zone. Current property portals still list the core facilities, which gives some confidence that they were delivered rather than remaining purely launch-stage promises. For an older completed house, though, condition matters more than the amenity checklist. The useful questions are whether the pool and gym are well maintained, how visitor access is managed, whether major repairs are planned and whether owners have had to fund exceptional work.
The name can be misleading if read too literally. This is not a walk-to-Ekkamai-BTS address. The project sits in the Yothin Phatthana–Nawamin area, with road access toward Pradit Manutham and the Chalong Rat Expressway corridor. Land and Houses described Central EastVille as roughly 2.5 km away at launch, and current project databases place it at a similar distance. The surrounding area has schools, hospitals, retail and everyday services, but the location works best as a car-based Bangkok base. Anyone comparing it with a central-city townhouse or condominium should drive the actual morning and evening routes. The practical value is road connectivity and access to the Ekkamai–Ramintra corridor, not rail-led urban living.
The resale market also shows why a single headline price is not enough. In late September 2026, an identifiable DDproperty listing for a 371 sqm house was being marketed at THB 42M, while PropertyHub carried comparable houses around THB 45M and some 380 sqm homes at materially higher figures. At the other end, an approximately 801 sqm V3 house has appeared around THB 119M. Those numbers span different plots, fit-out levels, furniture packages and house types, so they should not be compressed into an average and presented as if the homes were interchangeable. The THB 42M figure used here is simply the lowest specific resale anchor we could verify in a current project listing set. Availability and negotiated terms can change quickly.
Foreign ownership needs a separate conversation from the marketing label used on resale portals. Thai government guidance states that foreigners generally cannot own land directly except under narrow statutory exceptions. A house structure can be treated separately from the legal right to use the land, and a registered land lease is one of the routes commonly considered. That means a portal tag such as 'freehold' may describe the seller’s tenure or a Thai-ownership situation without answering what a foreign buyer can lawfully acquire. Before paying a reservation or deposit, the buyer needs the land title, the registered owner, the house documentation and the exact proposed land-use structure. Nominee shareholder arrangements should not be treated as a shortcut around the land rules.
This is therefore best understood as a mature high-budget family housing option rather than a new-build investment scheme. The appeal is tangible: only 48 homes, substantial internal space, private lifts, large master suites and access to an established part of north-east Bangkok. The trade-offs are equally tangible: car dependency, the upkeep of a very large house, technical due diligence on a resale property and a more complicated ownership analysis for non-Thai buyers. VIVE Ekkamai-Ramintra can be screened at project level, but the final decision belongs at house level. Two listings inside the same gate can differ materially in land area, upgrades, pool configuration, maintenance condition and legal structure.
Ownership format
This is not a condominium purchase. A foreign buyer generally cannot hold the land directly in an ordinary transaction. Ownership of the house structure may be separated from lawful rights to use the land, commonly through a registered land lease of up to 30 years. The plot title, landowner and transaction structure must be checked for the specific resale; nominee-company structures are not treated as a recommended route.
Home types & sizes
The smallest of the later documented core models is still a very large city house. Launch-period material shows three parking spaces, staff accommodation, a double-height main living area and a private lift, with the upper level reserved for the principal suite. Resale plots can differ from the standard figure, so the land area should come from the specific title rather than the model brochure.
V2 adds a substantial amount of separation between family and service areas. The documented plan includes four parking spaces, staff quarters, three bedrooms on the second floor and a private upper-level principal suite with its own sitting and outdoor areas. It makes most sense for a household that will use the extra zones rather than simply valuing a larger headline floor area.
V3 is the largest documented format. A detailed review shows the upper level with a private principal suite, lounge and an approximately 3 x 8 metre pool, while the core plan includes four parking spaces and staff quarters. At this scale, the condition of the pool, waterproofing, lift and air-conditioning can have a meaningful effect on ownership cost.
Later detailed sources consistently document the main 371 / 520 / 801 sqm formats. An official Land and Houses press release from June 2019, however, stated usable area 'from 277 sqm'. We did not find a separately documented 277 sqm house type, so that early launch figure is not merged into the three detailed models; the approved plan and actual area should be checked for the specific resale house.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year is inconsistent: DDproperty, ThinkOfLiving, PropertyScout and several agency profiles state 2021, while Zmyhome states 2022. The record uses 2021 as the most consistently repeated value, but the Land and Houses archive we found does not confirm a completion year.
- The subdistrict label is inconsistent. Major current portals place the project in Nawamin, while some sources use Khlong Chan or Khlong Kum. The coordinates and Soi Yothin Phatthana 3 location align; the Bangkok administrative subdistrict should be checked against an official map before publication.
- DDproperty displays an overall project sale range starting at THB 38.5M, but the lowest recent specific listing we could identify was THB 42M. The record therefore uses THB 42M rather than the unexplained aggregated floor.
