Only ten homes
The small estate size is more than a marketing statistic. It creates a very different ownership environment from a mass-market gated community, with far fewer households sharing the entrance and internal roads. It does not guarantee perfect quiet or management, but the privacy proposition is tangible.
Over 840 sq m
The floor area is not used to maximise bedroom count. Four main bedrooms sit alongside oversized living spaces, staff accommodation, a private lift, pool and extensive vehicle areas. That makes the layout unusually well suited to families who want separation between entertaining, private and service functions.
Cars are integrated
The garage is part of the house concept rather than an afterthought. SC Asset highlights a supercar-garage and connected hobby space, while published specifications show parking for roughly five cars. For a serious collector, that is a functional design advantage rather than just a luxury label.
Finished and inspectable
A buyer can assess the asset as it exists today. That matters in a technically complex residence with a private lift, pool, solar equipment and connected home systems: inspection can focus on actual condition, maintenance records, noise, drainage and workmanship rather than construction promises.
Road-led location
Soi Yothin Phatthana 3 gives the project direct relevance to the Pradit Manutham and Chalong Rat road network. It works particularly well for households whose routines are already car-based in north-eastern Bangkok, but less well for buyers who want to organise daily life around rail transit and walkability.
About the project
95E1 — Ninety Five East One is a ten-home detached residence development by SC Asset in Khlong Chan, Bang Kapi. Its scale is unusual for Bangkok: instead of a large gated estate with dozens or hundreds of similar houses, the project is effectively a very small private enclave built around exceptionally large individual homes. It sits on Soi Yothin Phatthana 3, close to the Pradit Manutham corridor and the Chalong Rat Expressway. That geography defines how the project works in daily life. It is primarily a car-led address, giving residents quick access to major roads serving the Ekkamai–Ram Intra side of the city. SC Asset promotes fast connections to Thonglor and Ekkamai, although Bangkok traffic makes any advertised drive time highly conditional.
The residences themselves are the main story. Public project profiles consistently identify two core house types, Exquisite-V at about 842 sq m and Exquisite-H at about 846 sq m. Both are presented with four principal bedrooms, seven bathrooms, staff rooms and substantial private parking. Those figures put 95E1 well beyond the conventional large family house category. The usable area is vast relative to the bedroom count, which tells you where the design budget has gone: oversized living and entertaining spaces, separate service circulation, private hobby zones and vehicle storage rather than simply adding more bedrooms. Buyers should therefore judge the houses on how well those spaces match their lifestyle, not just on the headline floor area.

SC Asset’s current material describes the residences as three storeys. The developer’s 2026 feature on the project places the principal suite on the third floor, conceived almost as a private penthouse level with its own lounge and outdoor area. A private lift links the floors. Lower down, the plan is organised around a double-height living room, dining and kitchen areas, the private swimming pool and a dedicated man-cave / supercar-garage concept. This is a deliberate lifestyle layout rather than a neutral box. It will be compelling for some buyers, particularly those who entertain, keep staff or collect cars, but less useful for households that would rather convert the same 840-plus square metres into six or seven conventional bedrooms.
Many of the amenities that would be shared facilities in a normal estate are private here. Each residence is associated with its own pool, lift, rooftop or open-air garden space, large garage and service accommodation. SC Asset also highlights solar roof equipment and a package of home-control and safety systems, including cameras, smoke and heat detection, alarm functions and connected climate control. That changes the ownership experience. You are not buying access to a busy central clubhouse; you are buying a house that internalises much of the amenity package. The trade-off is that long-term maintenance responsibility is also concentrated in the home, so equipment condition and servicing history matter when considering a resale unit.
As of 5 September 2026, SC Asset’s own project page displays a THB 90M–180M range. Live brokerage inventory also includes homes around the lower end and well above it. That spread is not surprising in a ten-house project where plot size, fit-out, furniture, position and owner upgrades can materially alter value. The THB 90M figure should therefore be treated as an entry marker, not a promise that every available residence can be bought at that level. At this end of the market, a simple price-per-square-metre comparison is particularly weak: two houses with nearly identical internal areas can have very different land plots, furnishing packages and capital already spent on customisation.
The development is complete and trading as ready property. DDproperty and PropertyHub record completion in 2023, while some secondary databases label the project as 2024. For a purchaser, the important practical point is that the asset can now be inspected in finished form. That allows proper scrutiny of the lift, pool plant, air-conditioning, roof and drainage, security systems, garage equipment and interior workmanship rather than relying on a brochure. The remaining date discrepancy is worth resolving through the specific property file if it matters for warranties, taxation or defect obligations, but it does not change the current status of the estate as completed housing.
Ownership requires more care than it would in a condominium. Market listings commonly describe 95E1 houses as freehold, but the property includes land, and a typical foreign individual cannot directly register Thai land title in their own name. There are narrow statutory exceptions, but they are not the normal route for an overseas villa buyer. A foreign purchaser therefore needs a transaction structure that is lawful for the specific buyer and property, with the land title, building ownership and any lease rights checked separately. We did not find a publicly documented 95E1 foreign-buyer structure, so the word “freehold” in a listing should not be read as an assurance that a foreign buyer can simply take the land title.
For location, 95E1 makes the most sense for households already oriented toward north-eastern Bangkok. SC Asset gives roughly 700 metres to Pradit Manutham Road, about 1.9 km to Crystal Design Center and 2.7 km to Central EastVille, with convenient access to the Chalong Rat Expressway. This is useful for residents who drive between the Ekkamai–Ram Intra, Kaset–Nawamin and Lat Phrao areas, or who use schools and services around that side of the city. It is less convincing for someone whose priority is walking to mass transit or having a dense street life immediately outside the project gates.
The buyer profile is correspondingly narrow. Four bedrooms across more than 840 sq m means that 95E1 is selling volume, privacy and specialised functions rather than efficiency. A family with domestic staff, frequent guests, a serious car collection or a preference for hosting at home may find that unusually attractive. The same attributes can work against a yield-driven investor: a residence costing around THB 100M or more sits in a thin rental and resale segment, and the pool of tenants or future buyers able to use such a specialised home is naturally limited. Anyone approaching 95E1 as an investment should therefore model exit and leasing demand separately instead of assuming that a prestigious Bangkok address automatically produces liquid resale.

Listings market the homes as freehold, but 95E1 is landed property. A typical foreign individual cannot directly hold Thai land title. The legally permitted transaction structure therefore needs to be confirmed for the specific buyer; we did not find a public 95E1 foreign-buyer ownership scheme.
