Why this project is worth a look

Only 111 homes

Two seven-storey residential buildings contain 111 residences in total. That does not automatically make every corridor quiet, but it creates a more private scale than the several-hundred-unit resort projects that are common elsewhere on the island.

Real hotel link

The residences are connected operationally and physically to the adjacent InterContinental Phuket Resort. Owners can access selected hospitality services and facilities, but the developer makes clear that availability can change and extra charges may apply.

Family-size choices

The range starts around 58–59 sqm and stretches to a 425 sqm five-bedroom penthouse. Private-pool two-bedroom homes and three-, four- and five-bedroom formats give buyers options that are difficult to find in conventional holiday condominiums.

Walkable Kamala

Kamala Beach is stated at roughly 360 metres, with One MontAzure and the northern Kamala resort cluster close by. The residences should still be assessed unit by unit: proximity to the sea is not the same as a protected ocean view.

Unit selection matters

The THB 13.6M entry point applies to a particular one-bedroom offer, while larger homes move quickly into a very different price bracket. The meaningful comparison is therefore the exact residence, view, tenure, service entitlement and carrying cost rather than the project badge alone.

About the project

The Residences at InterContinental Phuket Resort is a residential condominium next to the operating InterContinental Phuket Resort in Kamala, not a collection of hotel rooms sold inside the resort. Proud Real Estate Public Company Limited is developing the residences in partnership with InterContinental under a branded-residence model. That distinction matters in practice: buyers acquire a home in a condominium project, while the hotel relationship is expressed through branding, service standards and access to selected hospitality services. IHG should not be treated as the vendor of the individual apartments or as the direct owner of a buyer’s residence.

The development is deliberately smaller than many new resort-condominium schemes on Phuket’s west coast. It contains 111 residences in two seven-storey residential buildings, plus a separate three-storey amenities building, on a site stated at 3 rai 1 ngan 40 square wah. The range of homes is unusually broad. It starts with one-bedroom apartments and extends through several two-bedroom configurations, private-pool residences, three-bedroom homes, a four-bedroom junior penthouse and a five-bedroom penthouse of 425 sqm. This is not a project built around dozens of near-identical compact units.

Its position is in northern Kamala, beside InterContinental Phuket Resort and close to the wider MontAzure cluster. The developer’s own location information puts Kamala Beach about 360 metres from the residences. Buyers should still separate proximity to the beach from a guaranteed sea view. Some apartments face the mountains, gardens or pool areas, and even within the same floor-plan family the outlook can change materially by building, floor and stack. Anyone buying primarily for an ocean aspect should review the exact unit plan and view corridor rather than relying on the project name or general coastal marketing.

Construction is underway. Proud reported that work officially began in November 2025 after environmental approval and has subsequently referred to completion and handover in the third quarter of 2027. Other public sources use September 2027 or the fourth quarter of 2027. The registry therefore follows the developer’s Q3 2027 timetable, but the buyer’s real protection is the completion and long-stop wording in the sale and purchase agreement. On an off-plan purchase at this price level, the contractual date is more important than a launch brochure.

The residential facilities are substantial enough to support long stays rather than only holiday use. They include a 25-metre lap pool with hydrotherapy, a children’s pool, fitness space, library and games room, meeting room, landscaped courtyard, a pavilion with shared kitchen, rooftop seating, yoga and meditation areas, and children’s creative space. The hotel connection adds another layer: concierge, housekeeping, laundry, in-room dining, private-chef and catering options, transport arrangements, pre-arrival provisioning and other services are advertised. The developer expressly notes that the availability of these services can change and that additional charges may apply, so they should not be treated as an unlimited package included in the common fee.

The lowest public asking price found during this check is THB 13.6 million for a one-bedroom residence of roughly 59 sqm. That is below the THB 15 million launch-level wording used in earlier developer and editorial material, because it reflects a specific live market offer rather than a promise that every comparable unit can still be bought at that level. Current two-bedroom listings sit much higher, with examples around THB 25.8–31.1 million for approximately 100–111 sqm. Larger two-bedroom and private-pool formats move well beyond that range. A sensible project page should therefore use THB 13.6 million as a dated lower anchor, not as a blanket price.

Ongoing ownership costs are meaningful. The published common-area fee is THB 120 per sqm per month and the sinking fund is THB 800 per sqm as a one-off contribution. For a large residence, that turns into a sizeable annual carrying cost before utilities, insurance, optional hotel services or rental-management costs are added. The branded-residence proposition cuts both ways: owners gain a deeper service platform and a more elaborate amenity package, but they also need to budget for a cost base that can be materially higher than a conventional condominium without a hotel relationship.

The project makes the most sense when the buyer values the combination of Kamala, larger residence formats, a relatively low unit count and day-to-day hospitality support. Its trade-offs are the high entry price and the fact that much of the value is unit-specific: view, floor, building, tenure, hotel-service entitlements and the exact payment schedule all matter. A buyer focused purely on the lowest acquisition cost or maximum headline rental yield may find the proposition expensive. Someone looking for a high-service Phuket home that can also be used as a long-stay base has a clearer reason to consider it, provided the contract, foreign quota and operating costs are checked carefully.

Ownership format

The project is legally structured as a condominium. A foreign buyer may register freehold ownership only within Thailand’s foreign quota, capped at 49% of the condominium’s aggregate saleable area. If foreign freehold is not available for the chosen unit, leasehold is typically the alternative; the exact tenure must be confirmed in the unit-specific documents before reservation.

The entry format is already larger than a typical compact resort one-bedroom. It suits a single owner or couple who want a proper living space and expect to spend more than short holiday stays in Kamala.
