Why this project is worth a look
A residence first
This property operates as a serviced residence and aparthotel. That explains the large apartment formats, hotel-style services and the need to verify exactly what legal asset is being offered when a listing moves from rental to sale.
Unusually generous space
A 42 sqm studio is already large by current Bangkok investor-condo standards, and the suite range stretches into 75–115 sqm before reaching the much larger three-bedroom formats. The space can be genuinely useful for families, executives and longer stays rather than functioning only as a headline specification.
Deep amenity stack
The operator lists an indoor pool, a 50-metre outdoor pool, tennis courts, fitness facilities, children’s areas, dining and resident services. For a long-stay tenant this is a more complete lifestyle package than the basic amenity deck found in many conventional condominium buildings.
Road-led location
The property is convenient for Rama III and the southern business districts, but it is not directly on the BTS. Its location makes more sense for residents who use road transport or combine BRT and other modes than for buyers who insist on walk-to-Skytrain convenience.
Title before price
Portal metadata is not enough to establish saleability, foreign quota or individual freehold ownership here. A purchase case only becomes real once the offered unit’s title and building legal structure are produced and checked.
About the project
The Narathiwas Residence is best understood first as an operating serviced residence, not as a conventional Bangkok condominium development with a straightforward developer-to-owner sales history. The current official site trades as The Narathiwas Hotel & Residence Sathorn Bangkok and sells both short stays and apartment-style living with hotel services. A Plus Property market report already placed Narathiwas Residence in Bangkok’s serviced-apartment supply in the first half of 2008 and recorded 326 units. The same address is still in operation today. That distinction matters for a buyer because the words “Residence” and “condo” on portal pages do not, by themselves, establish that every accommodation unit has an individually transferable condominium title.
The property sits at 379 Soi Sathu Pradit 19 in Chong Nonsi, Yan Nawa, between the Sathorn business area and Rama III. It is not a doorstep-BTS project. Current hotel platforms place Central Rama 3 within a few hundred metres and show Thanon Chan on the BRT corridor within walking distance, while BTS access requires a separate ride. In practical terms, the address works better for residents who are comfortable using cars, taxis or a mixed public-transport routine than for someone whose top requirement is walking out of the lobby and onto a Skytrain platform. The trade-off is convenient road access into the southern part of central Bangkok and the Rama III corridor.

Space is the clearest product feature. The operator currently lists studios, one-bedroom suites, two-bedroom suites, family suites and several three-bedroom categories. Current hotel inventory shows a 42 sqm studio and a 100 sqm two-bedroom family suite, while the operator’s own accommodation pages give 75–83 sqm for a one-bedroom suite and 90–100 sqm for a two-bedroom suite. Older long-stay material extends the range further, including three-bedroom apartments of roughly 185–190 sqm. This is a very different proposition from many newer Bangkok investment condos, where smaller unit sizes are central to the pricing model. Narathiwas was built around apartment-style occupation, longer stays and family or executive use.
The common facilities reinforce that positioning. The official facilities page lists a 50-metre outdoor pool, an indoor pool, a children’s pool, jacuzzi, two tennis courts, a gym, kids’ club, restaurant, meeting rooms, resident lounge, 24-hour front desk and security. Apartment descriptions also refer to living and dining areas and fitted kitchens or kitchenettes. For a long-stay resident, the point is not a single headline amenity but the breadth of day-to-day functions available on site. It behaves more like a residential hospitality complex than a basic condo tower with a compact pool deck.
The building history is less tidy than the operating identity. A 2008 Plus Property research report lists Narathiwas Residence among serviced-apartment projects launched in the first half of that year, and several long-stay databases also date the property to 2008. Trip.com currently lists the hotel as opened in 2008. By contrast, DDProperty and Hipflat use 2012 or 2013 as the completion year. Floor and building counts also conflict: specialist rental sources refer to 23 floors and two buildings, while major portals describe 25 floors and one building. Rather than choose a neat number because it appears more often on property portals, this dossier leaves those fields out of the core record and keeps the discrepancy visible.
The sales story is even more important. DDProperty labels the tenure as freehold, but the same project page has no developer information and does not provide primary evidence for individual strata titles. The operator’s own site markets accommodation and services, not units for sale. Public sources in 2026 show long-term rental activity — including a 115 sqm two-bedroom asking THB 68,000 per month — but I did not find a reliable current sales inventory for this exact property. That is why there is no artificial “starting price” in the record. If a specific unit is offered for purchase, the first due-diligence question is what legal asset is actually being transferred.
Public rental evidence helps explain how the property is used today, but it does not produce a ready-made investment yield. Hipflat has shown asking rents roughly from THB 55,000 to THB 100,000 per month, while a 2026 DDProperty listing offered a 115 sqm two-bedroom at THB 68,000 per month. Those numbers are not directly interchangeable: serviced-residence rent can bundle different levels of furniture, housekeeping, utilities and hospitality services, and length of stay also changes the commercial terms. More importantly, there is no verified purchase price for a matching sale unit. Yield should therefore be calculated only after the legal asset and a genuinely comparable rental set are established.
The developer could not be verified from reliable public sources. The official site identifies the residence and its operating contact details but not the original developer. DDProperty explicitly shows the developer as unavailable, while other major project profiles do not supply a dependable primary-source attribution. Searches by address now surface unrelated or later corporate occupiers of the same address; that is not evidence that they developed the property. For an older operating residence, this does not erase the physical project, but it means developer pedigree should not be used as a substitute for title-level checks.
A viewing should therefore be unit-specific rather than project-generic. Ask who is named as owner of the offered asset, whether there is a separate registrable unit title, who controls and maintains the common areas, what recurring owner charges apply, and whether any hotel or management agreement follows the property. Physical condition deserves the same attention. In a long-running serviced residence, two apartments with identical nominal sizes can have very different renovation histories, kitchen fit-outs, bathrooms, air-conditioning systems and furniture packages. Those checks are not a claim that the project has a defect; they are simply more decision-useful than relying on a portal's completion year or a hotel booking page.
For an occupier, the case is relatively easy to understand: generous apartment sizes, a full serviced-residence setup, substantial leisure facilities and a practical Rama III–Sathorn location. For an investor or buyer, the decision cannot be made from portal labels. Before comparing an asking price with nearby condos, a buyer should see the actual title document for the offered unit, confirm the legal status of the building and juristic entity, establish whether the unit is eligible for foreign ownership if relevant, and understand any management or hotel-operation arrangement attached to the property. Until those documents are available, treating The Narathiwas Residence as an ordinary resale condominium would overstate what the public evidence proves.

Category names and size bands have changed across legacy and current channels, so any specific property should be matched to its actual floor plan and title documents.
