The title, quota, condition, floor, outlook and seller terms should lead the decision.

About the project

The Trust Residence Ratchada-Rama 3 is an established resale condominium rather than a project that still depends on construction promises. Completed in 2013 in Chong Nonsi, Yan Nawa, it can be judged as a functioning building: buyers can inspect the actual common areas, compare a meaningful pool of resale units and see how the location works on an ordinary weekday. The development is large by Bangkok condominium standards. Original disclosure gives 1,685 total premises in a 33-storey scheme. Other project profiles break that figure into 1,676 residential condominium units plus nine retail units, which explains why different portals sometimes show 1,676 or 1,685 without necessarily referring to different projects.

The corporate naming also deserves a small clarification. Original project material identifies The Confidence Co., Ltd. as the project owner and developer, while the market commonly associates the building with Q House or Quality Houses. Quality Houses itself disclosed that The Confidence was a subsidiary property developer within the group. For a resale buyer in 2026, that history is useful background rather than the centre of the transaction. The practical documents now are the seller's condominium title, the juristic person's debt-clearance certificate, the registered floor area, the transfer terms and, for a foreign buyer, evidence that the selected unit can be transferred within the foreign quota.

The original unit proposition was compact. Archived project material and current project databases consistently confirm one-bedroom layouts of about 28.5 to 35 square metres, a size that suits a single occupier or couple rather than a family looking for generous internal space. The present resale market also contains two-bedroom listings around 58 square metres. We found live examples of those larger units, but not an original developer plan that clearly establishes a 58-square-metre two-bedroom as a standard launch type. That distinction matters in an older building: a resale description can reflect a later configuration, combined space or simply the way an agent has labelled a particular unit. The title and registered plan should decide what the buyer is actually acquiring.

Asking prices are one of the project's strongest practical attractions. DDproperty's current project range was starting around THB 1.74 million when checked on 4 October 2026, with individual one-bedroom listings around THB 1.75 million. BAM, a major Thai asset-management company, was marketing a roughly 29-square-metre unit in the same project at THB 1.828 million. Those numbers make the project easy to compare with newer Bangkok stock, but the lowest headline price is not enough to identify the best deal. Floor, outlook, renovation quality, furniture, an existing tenancy, title status and the seller's transfer terms can move the real value materially even when two units have almost the same floor area.

The address is 20 Nonsi Road, Chong Nonsi, Yan Nawa, Bangkok 10120. Nonsi Road links the Ratchadaphisek–Rama III corridor with Naradhiwas and Sathu Pradit, so the location works particularly well for road-based travel. Central Rama 3 is roughly a little over one kilometre away in current project databases. Nararam 3 BRT is also in the wider catchment, with third-party transport and property sources placing it at roughly 1.3–1.5 kilometres rather than at the project entrance. The nearest BTS connection still requires a feeder leg. That makes this a different proposition from a station-front condominium: it can be practical for drivers, taxis and BRT users, but it is a weaker fit for someone whose daily routine depends on walking straight to BTS or MRT.

Confirmed common facilities include a swimming pool, gym, landscaped common areas, key-card access, CCTV and 24-hour security. A live BAM listing in the building states a common-area fee of THB 30 per square metre, which is useful because it independently supports the rate also shown in project databases. The more important question for a 2013 building, however, is how the condominium is being managed today. A resale inspection should look beyond the apartment door: lifts, pool condition, corridors, parking management, façade maintenance, water systems and the juristic person's financial position all influence long-term ownership. In a development of this scale, good management has a direct effect on day-to-day comfort and on how easily a unit competes with the many alternatives in the same building.

Foreign ownership needs unit-level confirmation. Thai condominium rules cap foreign freehold ownership at 49% of the aggregate condominium area, and the Land Department transfer requires confirmation from the condominium juristic person that the foreign quota remains available. Some recorded and marketed units in this project are explicitly labelled Thai Quota. That does not prove that foreign quota is unavailable across the whole building; it does show why a generic 'freehold' badge on a resale portal is not sufficient. A foreign buyer should treat quota status as a document question tied to the selected title, not as a permanent attribute of the project name.

Seen this way, The Trust Residence Ratchada-Rama 3 is a value-driven completed condominium with a transparent physical product and an active resale ecosystem. Its advantages are easy to understand: a relatively low entry price for Bangkok, established common facilities, proximity to the Rama III commercial corridor and enough listings to compare rather than accept the first unit offered. The trade-offs are equally concrete: very high project density, compact original layouts and a location that is connected by road but not directly attached to rail transit. The best purchase here is therefore likely to come from choosing the right unit within the project—clean title, suitable quota, sensible floor and view, good interior condition and competitive price—rather than relying on the reputation or headline price of the building as a whole.

Ownership format

The condominium is registered with individual condominium titles. A foreign buyer can hold a unit freehold only within the 49% foreign-ownership quota, and the selected unit needs a quota confirmation letter from the condominium juristic person. If quota is unavailable, a generic 'freehold' label in a resale listing does not by itself mean the unit can be registered to a foreign buyer.
