AP currently starts from THB 3.49M, while a 26 sqm market listing was visible at THB 3.31M on 26 August 2026. Seller, floor, fit-out, transfer costs and foreign-quota eligibility must be compared before treating the lower headline as a better deal.
About the project
LIFE Sathorn–Narathiwas 22 is now a finished condominium rather than an off-plan proposition. On 6 August 2026 AP Thailand announced that construction was 100% complete and that the project was ready for ownership transfer and move-in. That fresh first-party update overrides older portal cards that still label the scheme “off plan” with a December or Q4 2026 completion date. The development contains two eight-storey residential buildings with 416 homes and one retail unit, plus a separate two-storey amenity building positioned between the residential blocks. AP developed the project with Mitsubishi Estate, and AP states a total project value of THB 1.8 billion. For a buyer, the decision therefore shifts away from guessing how a future building will turn out. You can inspect the actual corridors, unit finishes, views, common areas, access control and building management setup. The remaining risks are more unit-specific: what exactly is being sold, by whom, under which ownership quota, at what transfer cost, and whether the chosen floor plan works in real life rather than only on a brochure.
The official address is Soi Naradhiwas Rajanagarindra 22, Chong Nonsi, Yan Nawa, Bangkok 10120. This is a Sathorn–Rama 3 city location, but it should not be mistaken for a condominium sitting directly on a BTS platform. AP places BRT Thanon Chan about 400 metres away, the Chalerm Maha Nakhon Expressway about 1.8 km away and BTS Chong Nonsi about 2.5 km from the project. In practice, the transport proposition is a mix of BRT, onward connection to BTS, the project shuttle and private-car access. That can make sense for residents whose routines span Sathorn, Silom and Rama 3, but it is a different proposition from a short walk to a rail station every morning. The immediate urban context is useful rather than resort-like: AP lists Central Rama 3 at 1.8 km, The Up Rama 3 at 2.5 km, Market Place Nanglinchee at 2.6 km, Saint Louis Hospital at 2.9 km and several international schools within the wider corridor. A weekday visit is worth more than a map screenshot if commute friction matters to you.

The unit range is intentionally compact. AP’s August completion update groups the homes into one-bedroom units of 26–30 sqm, a 35 sqm one-bedroom Plus and a 52 sqm two-bedroom. The Plus plan is the more flexible middle option: AP describes a working corner with natural light and an additional multipurpose room that can function as an office, exercise space, hobby room or occasional second sleeping room. The 52 sqm two-bedroom has two bathrooms, a larger living and dining area and a closed kitchen. These are efficient Bangkok layouts rather than large family apartments, so the way each square metre is organised matters. A couple who work from home may find the difference between a standard one-bedroom and the Plus plan more meaningful than a small price movement. Likewise, the two-bedroom may suit a small family, but anyone bringing substantial furniture, needing a permanent study or expecting generous storage should measure the real unit. Because the project is complete, there is little reason to make that judgment from a floor-plan PDF alone.
The amenity programme is unusually broad for an eight-storey residential scheme, and a significant part of it sits in a stand-alone building rather than being squeezed into a tower podium. AP says there are more than 25 functions and names facilities such as the Botanical Gym, Vitality Pool, Hydro Hibernation Spa and Forest Co-Space. A detailed independent review also documents the Forest Glasshouse, work and collaboration rooms, lounges, garden areas and other quieter spaces intended for reading or working. The practical benefit is choice: residents are not relying on a single small lounge to serve every social, fitness and work need. The caveat is that 416 homes still create a meaningful resident population. A long facility list does not tell you how crowded the gym feels at 7 p.m., whether a co-working area is genuinely quiet, or how the pool works on weekends. Those are now testable questions. Walk the completed project at the time of day you are most likely to use it, and look at how the amenity building connects to both residential blocks.
AP states parking for 151 cars, excluding double-parking spaces. The public material does not promise a dedicated bay for every unit, so a car-dependent buyer should ask how access is allocated and whether any right to use a specific space is attached to the selected apartment. The completed project also has several access and security features worth checking in operation rather than simply ticking them off a list. AP confirms facial-recognition access, digital door locks for every unit and an emergency alert system. Independent project coverage also describes CCTV, licence-plate recognition and EV charging. AP highlights a separated enclosed food-delivery area, a small detail that can reduce rider traffic and odours around residential entrances. These operational details matter more after handover than dramatic lobby images do. During a viewing, follow the routes a resident, visitor, courier and car actually take, note lift locations, and ask which systems are already fully commissioned and which require resident registration or a building-management process.
Current pricing needs two reference points. AP’s own project page advertises from THB 3.49M, and its 6 August completion announcement gave starting prices of THB 3.49M for 26–30 sqm one-bedrooms, THB 4.59M for the 35 sqm Plus and THB 6.9M for the 52 sqm two-bedroom. At the same time, active market stock can sit below the developer headline. Lazudi showed a 26 sqm unit at THB 3.31M on 26 August 2026, alongside other units in the same project. That lower number should not be treated as a blanket developer discount. A lower listing can represent a particular seller, unit position, assignment history, furnishing package or transfer-cost arrangement. For this dossier, THB 3.31M is therefore only the lowest market anchor observed on the verification date. The useful comparison is unit by unit: seller identity, floor, orientation, exact net consideration, furniture and fit-out, transfer expenses, handover timing and ownership route. A cheaper headline is only better if those conditions are comparable.
Foreign ownership requires one final layer of due diligence. Listings commonly describe the project as freehold, but a foreign buyer can register direct condominium freehold only while foreign quota remains available under Thailand’s 49% limit. Government guidance also requires confirmation of the foreign ownership proportion from the condominium juristic person for the transfer process. The public project pages do not publish the live remaining quota for LIFE Sathorn–Narathiwas 22, so no current unit should be assumed to be foreign-freehold eligible simply because a portal says “freehold.” The fact that the building is finished is helpful: the exact transfer documents, seller status and juristic-person confirmation can now be requested against an identified unit. It also makes older pre-completion payment schedules less relevant. Third-party pages still display staged plans tied to a future Q4 2026 completion, whereas AP says the building was already complete and transferable on 6 August. For a purchase now, request the current transfer statement and ownership evidence rather than relying on an old presale schedule.

The project is marketed as a freehold condominium. A foreign buyer can register a unit in direct freehold ownership only if foreign quota remains available within Thailand’s 49% condominium limit. Quota availability must be confirmed for the specific unit before transfer.

The project’s most compact format. AP describes distinct living, dining and kitchen zones within a small footprint, with current one-bedroom sizes spanning 26–30 sqm. It can work for one person or a couple without a dedicated office requirement, but the finished unit should be tested for furniture fit and storage.
The middle option for buyers who find a standard one-bedroom too tight but do not require a permanent second bedroom. AP gives it a naturally lit working corner and a multipurpose room that can become an office, exercise room, hobby space or occasional sleeping room.
