Why this project is worth a look
A mature resale building
The tower has years of lived-in history and a visible secondary market. That gives a buyer something an off-plan project cannot: multiple real units to compare, evidence of how the common areas age and a management record that can be investigated. The trade-off is that project-level averages matter less; condition and documentation can vary materially from one apartment to the next.
Space before branding
Many current listings are larger than the entry-level units found in newer Bangkok launches. One-bedroom stock often sits around 50 sq m, while two-bedroom homes can move well beyond 70 sq m. For an owner-occupier, that can translate into more usable living space at a lower entry price, provided the buyer budgets realistically for refurbishment and checks the actual deeded area.
Road-first connectivity
The project name references Sathorn, but the building is in Yan Nawa at the Ratchadaphisek–Naradhiwas corridor. BRT access and direct road connections toward Sathorn, Silom, Rama IV and the expressway network are the more accurate mobility story. Buyers who need a doorstep BTS lifestyle should test the route rather than rely on the name.
Amenities need inspection
The project was designed with a pool, gym, sauna, gardens and other resident facilities. In a building completed around 2009, the buyer should judge those assets by present maintenance rather than by the original feature list. Well-run common areas can support both owner experience and resale liquidity; neglected systems can turn a low purchase price into higher future costs.
Foreign quota is specific
Freehold listings exist, but a foreign purchaser still needs the condominium juristic person to confirm quota availability for the selected unit. Thai law limits foreign ownership to 49% of the aggregate unit area in the condominium. The legal position of the exact apartment at the time of transfer matters more than the general tenure label on a portal.
About the project
Supalai Premier Ratchada-Narathiwas-Sathorn is best approached as an established resale building rather than as a “Sathorn launch” story. The tower sits in Chong Nonsi, Yan Nawa, at the Ratchadaphisek–Naradhiwas Rajanagarindra corridor, with Rama III immediately relevant to day-to-day life. Major project databases agree on the core identity: Supalai as developer, one 27-storey building and 621 residential units. The practical due-diligence questions are therefore very different from those of an off-plan purchase. Construction risk has largely been replaced by unit-level risk: title, seller authority, foreign-quota availability, outstanding common charges, renovation quality and the actual condition of the building. There is a date discrepancy in the records. DDproperty, FazWaz, Hipflat and ThinkOfLiving place completion in 2009, often specifically December 2009, while PropertyHub uses 2010 and the archived project material carried by Home.co.th referred to an expected completion around the end of 2010. The dossier uses 2009 as the main completion year because it is the more consistently repeated actual-completion date, while keeping the conflicting 2010 reference visible rather than smoothing it away.
The location works better for buyers who understand Bangkok by corridors rather than by project branding. The building is not on Sathorn Road itself. It sits further south-east in Yan Nawa, where Ratchadaphisek meets the Naradhiwas/Rama III network. DDproperty places the BRT Nararam 3 stop roughly 460 metres away, and FazWaz’s directions describe a short Ratchadaphisek approach after travelling down Naradhiwas Rajanagarindra Road from the Sathon–Naradhiwas junction. That gives the project useful access toward Sathorn, Silom, Rama IV and the expressway system, but it is not the same experience as living directly beside a BTS entrance. A buyer who expects every trip to start on rail should test the first and last leg in real traffic and heat. Someone who drives, uses taxis or is comfortable combining BRT with other transport may see the same location very differently. The surrounding Rama III area is mature, with established retail and services rather than future amenities that still depend on another development cycle.

The building’s age is a central part of the value proposition. Home.co.th describes five parking levels, residential floors from 6 to 27, a pool on the 6th floor and a rooftop garden at the top, along with a gym, sauna, jogging track, landscaped areas, CCTV and fire-detection systems. PropertyHub independently lists the main resident facilities, including lifts, parking, pool, sauna and fitness. For a completed tower of this vintage, the checklist should move beyond whether an amenity exists. The buyer needs to see how it is being maintained now: lift reliability, pool finishes, ventilation, corridor condition, parking circulation, security practice and the speed with which the juristic person handles repairs. A brochure-era feature is not automatically a present-day benefit. Conversely, an older building that has been consistently maintained can offer a more predictable ownership experience than a newer project whose long-term management has not yet been tested.
Unit sizing is useful but not perfectly consistent across portals. PropertyHub presents 1-bedroom homes at 34.5–70 sq m, 2-bedroom homes at 76.5–86 sq m and 3-bedroom homes at 135 sq m. FazWaz gives a different simplified set of 29, 73 and 93 sq m, while live resale advertisements show studios around 30 sq m, 1-bedroom units around 50–53 sq m, 2-bedroom stock from the low 70s into the 90s and 3-bedroom examples close to 140 sq m. The right response is not to manufacture a single “true” range. Resale databases often mix original layouts, deeded areas and brokers’ room-type labels. This is why the unit-mix cards below follow one project source consistently and the boundary note flags the wider market evidence. For a real purchase, the area on the condominium title deed and the registered plan should win over any portal description.
As of 7 October 2026, the building has an active resale market across several portals. DDproperty shows an asking-price floor around THB 2.3 million, while Dot Property, PropertyHub and other channels show different low-end levels. That spread is normal in an older condominium where asking price can change sharply with size, floor, renovation, furniture, view and seller urgency. THB 2.3 million is therefore a market-floor reference, not a representative price for the whole project. PropertyHub lists the common fee at THB 30 per sq m, but that figure should be refreshed with the juristic person before relying on it; older project profiles can lag behind actual budgets or special assessments. DDproperty also shows individual resale units marketed as freehold. For a foreign buyer, that does not remove the need to verify the building’s foreign-ownership quota for the exact unit before transfer. The safest sequence is to confirm seller title, quota eligibility and outstanding juristic-person balances before treating a low asking price as a genuine bargain.
The project can make sense for buyers who value usable space and an established city location more than the feel of a new-build lobby. Its main strengths are not exclusivity or novelty; they are an already operating building, a deep enough resale market to compare units, larger layouts than many recent entry-level launches, and practical road access to the southern side of Bangkok’s central business districts. Its main trade-off is the same maturity. Every attractive listing comes with a unit-specific maintenance history, and the building itself deserves a physical inspection rather than a decision based on photographs. For owner-occupiers, that inspection should include noise at the chosen orientation, lift waiting times, parking access and the condition of air-conditioning and plumbing. For investors, the question is not an advertised gross yield but whether the chosen unit can compete with other resale stock in the same building after common fees, refurbishment and management costs. This is a project where selection quality matters more than project-level marketing.
Ownership format
Current resale listings include units offered on a freehold basis. A foreign buyer can register condominium ownership only while the building remains within the statutory 49% foreign-ownership quota by aggregate unit area, so quota availability must be confirmed with the condominium juristic person for the specific unit before transfer.
Unit types & sizes
Studios appear in current resale stock even though not every project database separates them as an original unit type. The deeded area should be checked directly rather than inferred from the one-bedroom range.
PropertyHub gives a broad range, while many live resale examples cluster around 50–53 sqm. These units can offer a more conventional separate-bedroom layout than compact new launches, but condition and internal planning vary by apartment.
This is the PropertyHub project range, although live resale stock also appears below and above it. Compare units only after checking that brokers are using the same room-type definition and that the stated area matches the title.
The project profile lists a 135 sqm three-bedroom format, while current resale examples can be close to 140 sqm. With fewer large units available, each apartment needs individual pricing rather than a project-wide average based on a small sample.
Major sources do not use one consistent size matrix. PropertyHub is used as the single reference for the type cards, while FazWaz gives 29/73/93 sqm, Home.co.th preserves a historical 52–86.39 sqm range, and current resale listings extend beyond both. This likely reflects a mix of original layout categories and actual deeded resale units; the selected apartment’s title and registered plan should control. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits on the Ratchadaphisek–Naradhiwas Rajanagarindra corridor in Chong Nonsi, Yan Nawa, with road access toward Sathorn, Silom and Rama IV.
- DDproperty places BRT Nararam 3 at roughly 460 m. Reaching the BTS network involves an additional leg, so the commute should be tested as an actual journey rather than judged by the project name.
- Home.co.th places the project in the Rama III catchment and notes nearby Central Rama 3 and Lotus; everyday retail and services are already established around the area.

Price & purchase terms
- Current price: From THB 2.3M on the DDproperty project page, checked 7 October 2026. This is a lower resale asking-price anchor rather than a developer launch price; availability, unit condition, foreign quota status and final deal terms need separate confirmation.
- Completed: 2009
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across major sources: DDproperty, FazWaz, Hipflat and ThinkOfLiving use 2009, while PropertyHub uses 2010; the archived Home.co.th construction-era material referred to an expected late-2010 completion.
- Street numbering conflicts: DDproperty uses 26 Ratchadaphisek, while Hipflat and syndicated international listings use 168/6 Ratchada Phisek Road. The main address therefore keeps the confirmed road, junction, subdistrict, district and postcode without choosing a disputed building number.
- Foreign-quota availability for a specific resale unit is not published in the sources reviewed. A foreign buyer must confirm it with the condominium juristic person before transfer.
